    I did not complete my reservation. I had some questions and possibly wanted to make changes to a pet-friendly cabin but had a difficult time getting in touch with a customer service rep. I tried chat several times, I tried phone, I submitted a contact form. I finally eventually got someone to answer a chat. The person was kind but not super helpful and I kept my same reservation and booked a kennel for my dog. When I went to finally pay off my reservation in full, the website errored on me twice after I entered my payment information. I tried another device and got the same result. Again, no one answered chat. And then I found these terrible reviews. I submitted a cancel request and forfeited my deposit. Too many red flags.

    very nasty bad cabins.. we stayed in one of the cabins for Thanksgiving when we got there it was dark we had our children. They gave our cabin to someone else and did not inform us. I finally got in touch with someone three hours later she apologized and put us in a smaller cabin horrible, horrible, horrible never again.

    We stayed at Bluff Mountain Lodge in May 2023 in the Smoky Mountains and had mixed feelings about the overall experience. We don’t recommend staying on their property, and our interactions with them were less than professional.
    Firstly, one of the houses lacked hot water, and the washer unit did not function. This was a major inconvenience, as access to hot water is a basic necessity that should be expected from any accommodation. This was incredibly frustrating, especially considering the expectations one might have for a nearly $15,000 four-night stay.
    Moreover, the cabins lacked proper cleanliness and upkeep. Beyond the presence of rodents, we noticed various cleanliness issues, including rings around multiple toilet bowls and layers of pollen on most of the outdoor furniture. It was evident that the cabins were not thoroughly cleaned before our arrival, which was unfathomable to us considering the price we paid.
    Adding to our frustrations was the lack of response from the management when we contacted them about the problems we encountered. We made multiple calls during our stay regarding the pest infestation, the uncleanliness, and the lack of hot water in one of the houses, but management did not sound concerned, nor was very responsive to take action to improve our stay. This lack of attentiveness and disregard for guest satisfaction was deeply disappointing and demonstrated a lack of professionalism on their part.
    Although the scenic views from the cabin were breathtaking, the issues with cleanliness and the absence of hot water outweighed the positive aspects of our stay. After speaking with management later on, they offered to refund the $500 cleaning fee. Only after negotiating with them at length, did we receive a 15% refund as a gesture of goodwill for the lack of hot water. While this was a step in the right direction, it was not enough to fully compensate for the multitude of issues we faced. This will be our last stay at Cabins USA.

    If I could leave no star I would. I have used cabins usa for 4 years and each year has gotten worse. This year we arrived to a filthy cabin a nasty hot tub. Mold growing in the upstairs shower handle. I was offered to move cabins but due to our health issues we could not. I sent pictures of all this and was told that they saw not dirt I. The house or hot tub. The only compensation they did ended up was offer a $160 dollar cleaning fee. Do not use them. They basically called us liars! Stay clear of them!

    Heaven for bid you accidentally leave something behind. We called immediately when we noticed it was missing said they only clean the cabins on Wednesdays and Thursday that we would have to wait since it was a Sunday. Wednesday and Thursday pass nothing so called again said the lady over lost and found was sick have to wait for her to get back. 3 weeks have past and today they told us they don’t have our stuff ??. The cabin we stayed in was also nasty. Dust and cobwebs everywhere. No remote to the tv to turn it on. Dirty dishes in the cabinets just awful. Won’t stay with them again.

    No STARZ!!!!Since I checked in nothing but bad things cabin USA will not fix roach infested kitchen two rooms up stairs not getting heat. 3 tvs not working and pool room door froze open so cold air coming through. Keep getting told maintenance is coming since day 1 and nothing. Customer service is rude and no help kept a getting hung up on when asking for reimbursement or compensation!! Game room games didn't even work paid 3800 for my family and kids to not enjoy everything we paid for!! DO NOT BOOK WITH CABIN USA VERY UNPROFESSIONAL AND NO HELP!!!! I'm currently looking into seeking legal action!!

    Every year I rent from CabinsUSA but no more! When we arrived to the house (Whispering Pines) it was filthy. The floors hadn't been swept or mopped, cobwebs with dead spiders, as you walk up the steps you can see dust and debree under the bed, the outdoor area where the fire pit and grill are located was filled with a ton of leaves and trash. Of course I called to speak with someone and was told someone had cleaned the house that day and they had pics to prove it. So I told her, then I need to send you some real pics. I forwarded pics, she apologized and had a supervisor to call me. The supervisor had a totally different story from the young lady I had previously spoken with. I explained to her all the issues and the fire hazard out back. The supervisor said someone had cleaned the day before and not the day of. I explained to her they couldn't have because this house was a total mess. We cleaned and my husband took care of all the debree. Oh that's not it y'all.... we got up this morning to get showered and dressed to leave.... there was NO WATER!!!! I called every number they had listed but of course Noone answered the phones....not even the emergency maintenance! I'm over it!!!!!

    My mother, her friend, and myself planned a last minute vacation to Pigeon Forge and Gatlinburg. Her friend found Cabins USA, found the Byrd House, and said the pictures looked great. I didn't check anything out beforehand due to knowing my mother always checks reviews and calls the health department. First off- the cabin does not look 100% like the online pictures. It is very, very outdated. The rocking chairs on porch are painted and chipped, the hot tub had missing buttons and was clearly older. We didn't get to the cabin until 9:30 at night. We inspect the couches, which had CRUMBS under every single cushion, and there's a food wrapper. The bath tubs have mold in the caulking and the grout has not been scrubbed. One of the bathrooms has a very old, un-useful shower head as well. The HVAC unit's indoor filter was caked in dirt and dust, plus random furniture placed over doors that aren't being used. The mattresses feel like sleeping on a slab of rock. Television in the queen room did not work, ceiling fan light wouldn't turn off. In the king room, the ceiling fan and lamp did not work. The fireplace was broken and did not work. The dryer did not dry the clothes, and the coffee pot was broken. Random remotes on the wall that do nothing, and when my mother called that night, no explanation was offered. Maintenance came the next day and the only thing fixed was that they purchased a new coffee maker. Nothing else was fixed despite them saying they took care of it. My mother called the next day when we got back (at 10:30) and again, no explanation offered. It's a decent place to store your items and sleep while on vacation, but it is falsely advertised and in serious need of some upgrades and maintenance.

    The worst cabin I ever been too the first cabin was invested with roaches and they had us leave the cabin at 1130 p.m. put us in a temporary cabin at the very top of the hill and that had roaches too and it didn't fit 16 woman,and told us we had to be out by noon and they will try to get us a cabin so we had food and I clothes in the car for hours and then they told us they don't have a cabin for us.

    In replica to the brochure advertised... NOT ANYWHERE CLOSE .! I was VERY disappointed EXTREMELY embarrassed to add beyond DISPLEASED .! No... I was NOT satisfied. O stars ⭐️ Upon entering there was an old, wet kinda smell (odor), furniture was noticeably scratched and badly worn as further inspection of the unit revealed the following: "VERY UNKEPT" appearance the bathroom: shower curtain VISIBLE soap scum; tub needed to be clean -"we" disinfect & cleaned it.! The Jetta sauna had noticeable WEAR, mildew... as the base area had lots of noticeable WEAR -DID NOT USE .! Carpets showed VISIBLE wear, STAINED unbalanced w/ a creeping like sound. Closets were unorganized, bedding necessities (pillows blankets lamps etc...) just tossed on floor [question CLEANLINESS of items]. Fireplace was FILTHY, old ashes as an ENTIRE section "broken off" and placed on it. Heater Unit | Furnace Closet was utterly ridiculous FILTHY possibly used for a storage area. Kitchen oven FILTHY. Refrigerator dirty; attachment off laying on floor. Sink needed cleaning. I immediately contacted CabinUSA reservation to received an email of response to please send pictures. In receipt of the message the noted conditions were discussed with Anthony, Hearthstone 360 property manager to be advised "they are ONLY the rental agent NOT THE OWNER" as the unit is one of their OLDEST UNIT; such justification was unsatisfactory.! Also, remember there IS an $80 "cleaning fee" computed in your reservation contract at 👉🏼 time of booking; nonetheless, a message is forwarded prior to departure as a Checkout Reminder (Action Required) before departure with "cleaning" instructions. 😳 $940.23 👉🏼 3 nights as the price of this MOUNTAIN experience WAS NOT WORTH IT.! It would have been MORE beneficial to just book an hotel stay to eliminate, avoid the foolishness. Hopefully THIS REVIEW will assist others to make a sound decision. They got me 😂🤣 but... NEVER AGAIN .!
