    We rented a cabin for 30 people with 2 refrigerators to accommodate. We were notified the day of the rental (arrival time) that we would only have 1. The other had been removed. The associate we talked to who would not tell us that the 1 fridge had been removed refused to give us any information and threatened my husband when we asked for details and IF they would replace it. We had to make other arrangements for meals. The cabin was dirty. Tubs had to be washed out as they were full of hair. Cabinet facing missing in kitchen. Linens were not as noted. Only linens for 3 pull out couches and 3 extra blankets total. Shower curtains were nasty and wadded up on the rack so badly that we couldn’t even move the curtain without taking down the entire thing and restringing into the sc rings. TV’s did not work as indicated. NO cable in this cabin. Not enough towels. Soundbar missing in theater room. Theater room supposed to have pull out sofa. It did not so we had to get air mattress for that couple to sleep on. I have asked many times to speak to management. I have yet to hear from anybody. I was promised by associates in the office that it would be credited for part of our rental with all of the trouble. We were unable to cook our meals at the cabin as one refrigerator on its last leg is not enough for that many people. Rude and inconsiderate staff who did not follow through or return telephone calls. I am very disappointed as faith in their ability to do the right thing was not followed through.

    We made a reservation that did not meet the minimum requirements of the stay. We NEVER confirmed to add the additional days. But we were charged $1119.00 dollars to our checking account for a stay that never happened. We have asked them for a refund but they disagreed. So now we are in the process with our bank to dispute the charge. Plain and simple. We never stayed there, never agreed to add the additional nights and they charged us anyway. What Moron would charge us for a reservation that we never agreed to??? Sad times! Hopefully our bank will have our back and we will get our money back! Especially right here at the holidays. These people are just out for the money and do not give a crap about you!!! Lesson learned, I would not book another stay with this company to save my life!!! Mountains of Gatlinburg are beautiful but I would not go through this company to see them. CROOKS!!!

    I would give 0 stars if that was an option, this is the second time we have stayed at gatlinburg falls and it will absolutely be the last. I had rather slept in my car, we stayed at the watch tower absolutely nasty. Had not been cleaned in a long time. They are mice turds all over the counter in all the cabinets even upstairs in the bedroom night stand, we was afraid to use any dishes pots pans or use the stove, there was chewed up paper from mice in kitchen cabinets, we was afraid to leave our food out. There was no fireplace in Cabin. They also lied about an outdoor fire pit and chairs. The pictures are very misleading , showed a nice fire pit with chairs we go outside and there is nothing! Also looks like a bear took a bite out of the hot tub cover! It should be against the law to flat out lie and mislead ppl with ur fake pics, never ever again gatlinburg falls resort

    BED BUGS AND MOLD
    We checked in to the cabin "Lucky Eagle" on 10/13/2023. We arrived around 8:30pm, drop our luggage off and go and get groceries. We get back and I go to heat up the hot tub, I pressed the button to activate the jets and the whole hot tub starts draining. I notify the office and they said someone will check it out in the morning. We couldn't use that amenity so we hang out and eventually get settled in for bed. Around 1:05am, a member of our group shouts down to us saying THEY HAVE BED BUGS IN THEIR BED AND PILLOWCASE. I immediately get out of bed and notify the office. The person who answered the phone said that there weren't any other cabins available for the remainder of our stay, but there was one open that night, but we would need to check out by 10am the following morning.
    This second cabin was 45 minutes away from the first, so we pack up and arrive there at approximately 3am. We ensure there are no bed bugs at this one and go to bed.
    The following morning, with 4.5 hours of sleep, we have to pack the cars up again and figure out what's next. I talk to Maliq from their management and he states that "there was a cancellation" and we could get into another cabin later that day, it just had to be cleaned. This cabin was called "New Era Peaks". We don't get info for this cabin until 7pm that night. The cabin is an additional 45 minutes away. We get there and noticed there were a swarm of fruit flies and roaches. But the most important thing we found was a leak behind the hot water tank and MOLD growing on the walls and base. This was also the breeding ground of the flies. I notified the office and they did not think mold was an issue and didn't force us to evacuate or treat it immediately. There was no manager on at night to talk to? I got a hold of Maliq the next day and he gave us a joke of a reimbursement offer. They did not address the severity of the issue and put us in a hazardous situation. This place needs to be investigated for safety

    Absolutely atrocious condition of their rentals and they have horrible customer service. The front door of our cabin wasn't even lagged in properly (told by our maintenance guy) had to fight to get a new lock that wouldn't work. Unit was in horrible condition. There was trash all over, even in the trees. They advertise great views and there wasn't a single good view, the hot tub was in literal pieces and didn't work. There were holes in the walls , and towel racks in pieces laying around. Kids almost fell through a soft spot in the floor that was rotting downstairs.

    DO NOT RECOMMEND! Awful, doesn’t deserve 1 star! We stayed in the cabin Mountain Rendezvous from 10/2/23-10/6/23 and it was by far the worst place we have ever stayed. The cabin was outdated, run down, filthy dirty, cockroach infested, and mold ridden. It’s a health hazard and shouldn’t be rented out or inhabited. It’s obvious it hasn’t been deep cleaned in YEARS and is bare minimum/poorly maintained. When we arrived, we discovered obvious signs the place wasn’t properly cleaned. There was a dirty sock on the floor by the foot of the king bed, a bar of used soap on top of the shower door frame, a soap bar wrapper by the heart shaped tub, a starburst wrapper on the back deck, and a gum wrapper in the air hockey table. There was piles of dust on lamps, window blinds, behind the king bed/on the headboard, lightbulbs in light fixtures, door frames, air returns, basically every surface. There was mold on both the floors and walls by the floor air registers. There was live cockroaches in the dishwasher, kitchen sink, and bathroom. There were no air filters in the air returns. There were lightbulbs out. There were door knobs broken. Remotes missing batteries. The hot tub water level was low (below the jets), the water temperature wouldn’t regulate, and not all the jets worked. Yes, we called and complained. They sent out a cleaning crew that didn’t speak English so we couldn’t communicate with them and they simply came and filled the hot tub with water and left. Then they sent a second cleaning crew that didn’t speak English and they simply tidied the place and sprayed Lysol (the soap wrapper was still by the tub). Tidying is not the same as deep top to bottom cleaning. They sent a maintenance man that replaced remote batteries and put air filters in the air returns. They sent an exterminator but the day before we left we noticed a live cockroach in our bathroom crawling up the wall and on the last day there were live cockroaches crawling in the sink and dishwasher.

    Our cabin, Pinnacle View, has the potential to be a nice place. The kitchen and downstairs bath need a DEEP CLEAN including the refrigerator. The hardwood floors upstairs had not been swept or vacuumed adequately and I doubt mopped in a while. Leaves me to wonder how often the worn carpet had been vacuumed. The master bed did have clean crisp sheets and was comfortable. We stayed two nights and had four washcloths total for the three days there. When I asked at the office for more washcloths, the older redhead in the office on Saturday, August 19 for the morning shift responded by asking me if our cabin didn’t have a washer and dryer!! I kept my cool only because the younger lady working offered to get me more. We have stayed with GF in years past, pre COVID, but sadly will not be spending $300 per night with them again.

    It’s not what I think it’s what actually happen. My family and I checked in with assumptions the cabin would be ready and it wasn’t. 2 broken door knobs, 2 twin mattress not even in the beds, Hotub not getting hot, filthy and dirty full place. The biggest of the issues, the AC not working on the 3rd floor for over 24 hrs. Per there legal document it states we have to give them a chance to fix it or get moved. Well it wasn’t fixed until after 24 hrs and we all asked multiple times to get moved and the staff just kept brushing it off oh so one is coming or someone will be out with no time frame in mind. The upstairs was the same temp outside. Which was 86 degrees and no one could sleep in that. So I’m requesting a full refund for all the running around and all the stupid stuff I had to talk to the full stay of our memorial celebration
