I am a newly divorced and I spent every ***** I had to buy my forever home with DRHorton. I closed on 12/16/2021. My 1 year home warranty will EXPIRE on 12/16/2022!1. They installed incorrect cabinets, the cabinets they installed under my sinks have cut outs on both sides for shelves. You can not put shelved under sinks due to the plumbing. I told the *** I emailed the warranty company 4 times, spoke with the cabinet company, I spoke with **** the site supervisor, I even emailed the ceo. All their responses were that it was normal and that is the cabinets that the builder had to complete the project. NONE of my neighbors have these incorrect cabinets.2. I have flooding between my home and my neighbors with basic rain, not even Hurricanes. It has been 2 months now. Both I and my neighbor have placed Warranty requests, the property has been assessed by their engineer 6 weeks ago. The problem is that when it floods, the flood envelops my a/c unit. It has already eroded the concrete that my a/c unit sits on, and my a/c unit has been under 2 inches of water, there is all mold under it now due to the water swallowing it when it rains 3. They moved the fake shutters because they were placed too closed to the pegs and therefore I could not put up my hurricane shutters. (by the way the entire neighborhood has this problem) I have requested that they fill the holes to PREVENT moisture in the foundation, mold, and bugs from forming in the holes. I have requested this numerous time through warranty and they say they are working on it.4. In the pictures of my home is shows tiles on the sides of the kitchen counter, I do not have that and they said that was only for sales purposes but they do not tile the sides. Isn't that false representation?I am afraid they are postponing until my 1 year warranty runs out.......then I dont have a leg to stand on and its all my problem.Business Response

I am rejecting this response because:1. They say the cabinets are correct--these cabinets have cut outs on both sides of the cabinet to allow for a shelf. You can not put a shelf IN cabinets with plumbing. Then the DRHorton rep said all the cabinets are being installed like this with a 'universal cabinet" None of my neighbors have this "universal cabinet". The DRHorton rep then stated all the new builds have this 'universal" cabinet. I said lets go look---we went to 2 new homes in my neighborhood and neither one had the 'universal cut out " cabinetry. The Drhorton guy wants to put a fix on the cabinets, I want the cabinets replaced and to have correct cabinets. If and when I sell this home it will be a ridiculous thing to explain to a potential buyer
He said the shutter are supposed to be sealed all around to prevent anything going in the holes that DRhorton made. I am not a builder so I do not know that answer.
They are not putting the tiles in the kitchen that were promised by ***************************** VP of construction---even though my neighbors have it
The will not do anything about my cabinets---ONE cabinet door does not match all the others---it looks stupid and he said that is normal.
They are not going to do anything because they don't want to have to pay to have all the the counter tops put on and off, and redo the plumbing.

The division team is in communication with the customer and has communicated the following resolutions for each of her concerns. The base cabinet with the shelf cut-outs is a universal cabinet and we have agreed to re-skin the cabinet to improve its aesthetics. The cabinet doors that do not match the other cabinets are by design as the cabinet is the under-sink cabinet that requires a divider in the middle. We have informed the customer that we will not be installing tile in her home as that was not part of the original design of the home. The shutter concern is being remedied by removing the existing shutters, sealing any holes that were behind them, and installing and painting new shutters.Customer Answer

I am rejecting this response because:- The cabinets (universal or not) are incorrect, they have slots for a shelf-you can not put a shelf under a sink because of all the plumbing. Not ONE of my neighbors has the cut outs for a shelf (and I have been on 10 homes so far), nor do the new homes being build (we the drhorton rep and myself went to go look) have the cut outs under the sinks. **** the DrHorton rep offer to skin the cabinet to cover up the cut outs---I guess it is logical in my mind if they have a fix it just begs to assume that it was an error or mistake.
- In the model home, the website, and my neighbors home the side walls near the counter does have tile. Their VP ********************* stated he would get that tiled for me. I showed him the picture online and also in the model.
- The cabinet door does not match all the other doors. It looks ridiculous, NONE of my neighbors have the wrong door..maybe it is because they installed the wrong cabinets from the start.
The true reason why DrHorton does not want to replace the wrong cabinets that they installed is because it will cost them money, they would have to pay for the correct cabinets, and pull up all the countertops to do so. This is disgusting, I am a nurse of 30 years and still working. I poured all my money into my forever home and I have literally been fighting with them for almost an entire year. They are procrastinating because my 1 year anniversary is 12/16/2022 and then my homeowners warranty is up. It is disgusting, I dont know what to do next.

The customers sales contract allows for D.R. Horton to change the provider of materials used during construction of the home. As such, the cabinets used in the customers home may be different than others in the community. An offer to re-skin the cabinets, to improve the aesthetics, was extended to the customer as a courtesy. We have reviewed our files and found no agreement to add tile to the walls near the counter. If the customer has a document that states tile would be added, we would appreciate the opportunity to review that for consideration. There is no warrantable work to be performed. I believe I do have an email from ********************* regarding tiling the sides of my walls in my kitchen. The shutters have not been corked and sealed yet. And Yes they can come over and skin the cabinets. I still think the cabinet switch is ********, I think they threw whatever they had to get the house to close......disgusted and disappointed

I Just completed my one-year warranty inspection along with having a home inspection done on my home. The DR ********************** inspector informed me that he would not complete any of the below mentioned faults as they were all caused by me.1. Both master and secondary upstairs bathroom tile and grout are falling apart, grout is coming off. This happened in laundry room during punch list inspection and was replaced due to material placed down on dried material. Inspector stated that I was dropping heavy objects and rolling heavy objects in both bathrooms along with dropping objects on grout line in both bathrooms, thus my fault. Asked him to notify prior superintendent and contractor of previous fault and denied me the courtesy. Stated that I had to pay to have bathrooms repaired.2. At the ~90 punch list was told not to get the master/loft floors re nailed for they would just get worse towards the one-year ***** and it would be covered. Took his word and when the one year came around was denied this, tried to make contact with super but negative response to assist.3. ********* became loose, asked to have tightened, inspector stated that myself and rest of family are swinging on them which have caused this fault. I (disable Vet, wife 50, two daughters 27, 24)4. There is the cold room that they started to work on initially but never finished, during the cold months we have to close the door for the room is freezing. The super stated he was going to pull up the carpet and caulk to stop the air flow. (Never happened)Business Response

We bought our home in 2020 and were told that after 1 year they would come back and do any necessary repairs to our home it is now August 2022 and we were told they are so backlogged with other repairs and theyre building about 800 more houses in ************* they have time to build all these new houses but they dont have time to represent previous buyers who actually paid for their home already were dealing with ****** he told us three different times that he was gonna be sending people out between eight and 12 or 12 to 4 and we wait here all day for them and they never show upBusiness Response

During our walk thru and other warranty claims DR ********************** rep came out and said things would be fixed. Material was ordered and has been sitting in my garage for months. New rep comes out and say they will not replace items but only fill in with caulk. This is horrible customer service. I closed on my house June 29th 2022. The first night after moving in we experienced a partial power outage while washing clothes. My husband went in the garage and flip the switches on the breaker box and the power came back on. I didnt think anything of it. A week after that I was washing and drying clothes again and then we had another partial power outage. It was late at night so I looked outside and noticed I was the only house that had no power. I went back to the breaker box and didnt see any of the breakers switched so I contacted ************* because I didnt know what else to do after a couple hours they were able to restore the power. A few days later I was running the washer and dryer and using the oven when I experienced yet another partial power outage. I went to the breaker box and heard a loud humming so I contacted the electrical company Strada that is listed on the breaker box and was told it would cost me $49 for them to come out and $114 per hour it would take for them to fix the problem so I hung up and called ************* again. This is when I came to the conclusion that the wiring is faulty and Im not able to run more than one appliance at a time which is unacceptable considering I havent even been in the house for a full 30 days. I put in a warranty request that night and Ive been getting the run around since. I was told someone should reach out to me within 48 hours its been a week. I had to reach out to the builders just for someone to finally come out and say there only there to look at the issues I already reported and that they will need to put in another ticket and that someone will reach out to me to schedule to fix it. Im a 100% disabled vet who suffers from PTSD. This situation is stressing me out and has me feeling like I got stuck with this house that has all these issues. There is also other issues that was supposed to be completed prior to closing but Im more concerned about electrical problems.Business Response

I live at **** *************. and also own **** ****************8 Last year, at ****, I stacked my dryer onto my washer, in my laundry room. To do this, the dryer vent attachment needed to be raised which meant cutting a hole into the drywall and adjusting the vent. When I cut a hole into the wall I found a split dryer vent that had been sending lint into the entire cavity of the wall. Even worse was an entire cake (20 years worth) at the bottom near the hottest part of the vent. Understand that this is NOT something an inspector would find unless they actually cut into the wall. So, a very different matter. Not matter how good you have been about cleaning your vent, if you have a split duct, you would have been accumulating the lint without knowing it. This past week, I started the same project at ****. I found the exact same problem. Whoever the contractors were, did not know how to properly lock the ducts and at ****, they even used duct tape to repair the split before covering it up. Duct tape is not code. I posted this on Nextdoor.com and a woman replied that she new someone who had a DR ********************** home and had a fire due to this issue. I have contacted the Attorney General, I'm just trying to get this out to as many people possible befoe another home fire.Business Response

In proper grading of backyard this was raised numerous times before the closing of the home and after moving in was raised again with the building manager and this was before the landscaping crew removed all of the backfill dirt from the septic installation and this was when I was in possession of the home and no permission was given by me to remove dirt from my property. Approximately 45 tons was moved to the north neighbors yard for that home grading instead of fixing my back yards grading.Front door entry way water is standing in porch after each rain due to incorrect grading of the entryway.Cracks on all 4 sides of the stucco work on the home on every window pad=cement of home and by air-conditioned on south side of home.Transformer for Doorbell failed and was replace (not covered from the home monitoring company install.)Crack in half wall of breakfast bar and this was raised at the walk through and never fixed.Multiple outlets on east side of home not plump or straight.Business Response

January 29, 2021, I purchased a DR ********************** Townhome in **********, *******. Since moving in, I have found and reported these problems on multiple occasions without having them resolved: 1). All electrical plug coverings are crooked. 2) Front Door window covering has peeled away from door. 3) 50%+ humidity registers throughout the house year round. 4) Ground floor tile has peeled up from floor. 5) Downstairs bathroom floor was beaten into place with hammer damaging tile. 6) Nails sticking up on stairs, puncturing feet everytime we walk up the stair - has already punctured my 3 year old ********'s knee). 7)Poor drainage in rear patio lawn, causing algae/fungus year round. 8) Cracks in downstairs ceiling around light fixtures. 9) Nail-pops not repaired. 10) Caulking around kitchen sink peeling away ...holes between granite and metal sink. 11) Poor sod/lawn grass, which is full of weeds. ************ reports poor condition of soil when sod was placed. 12) Rear outside roof board cracked. 13) . All of these problems were reported, and still exists. Since the year has passed, no one has returned my calls. Being beyond the year's warranty does not negate the fact that the problems are still here. I want all of my property problems remedied as they should have been before I moved in. Please do not ignore my report. I am not wanting something for nothing; instead, I simply want my home property replacements and repairs completed with quality parts and service as it should have been right from the beginning.Business Response

Last Spring/April we closed our new DR ********************** home @ *****************************. Our lawn sprinkler system was installed approximately June of same year (2021). Immediately after installation of said sprinkler system, our quarterly town water bill shot up from first bill of $55.00 to a insane $792.00! - It was impossible for any home to use this amount of water. (All town water bills submitted via photos/In fact all on line accounts are on ******** water-sewar website)(We have NO pool, just two adults live in this home). During that time frame, - I had noticed major water leakage which we reported to DR ********************** and to the Town of ******** coming from above the ground/lawn draining onto public sidewalk. It was later discovered that this leakage was coming upwards through the ground on the front side lawn and now covering most of the front ******************** Town of ******** water department responded to our home and stated the water meter was in fact in proper working order. The major spike of my water bill was steming from an improperly installed underground sprinkler pipe under the front side lawn. DR ********************** did respond to us with the sprinkler company who only had repaired a sprinkler head which was also broken and releasing more water then it was supposed to do. The person who responded from the sprinkler company did not notice or attend to the main problem underneath the ground/Water pipe. (Sprinkler head was fixed) on that visit, - But the underground pipe was "never repaired" and for this reason is why the cost of my quarterly water bill had sky rocketed. I immediately shut off ALL lawn sprinkler system as the town advised me to do, - This water system has remained off since June 2021! (**** has now died/No sprinkler)From moment of turning off the sprinkler water system my town water bills have all now gone back to the $155.00 quarterly cost. I went under contract for a new DR ********************** Build in January 2022 with an estimated closing time frame of March-April 2022, per builder agent. The builder agent was difficult to get information from and we were not given a closing date until end of June. This was set for July 8th. The builder continued to delay the closing citing "supply chain issues". However, I had to keep "babysitting" the builder by calling the agent, project supervisors, and headquarters. Less than forty eight hours before a scheduled closing date of August 5th, the builder agent notified us that the closing would be delayed due to a "missing dishwasher". After calling for more information, it turns out she was not being entirely forthcoming and that in fact the house was missing TWELVE windows. This was relayed to us less than two days before scheduled closing. I persisted for two weeks to have windows located and installed. When I tried to get closing rescheduled, DR ********************** finally set a date TWO WEEKS out because they were unprepared and did NOT pass certificate of occupancy. DR **********************'s delays caused my rate lock to expire, and I was charged a daily fee by my lender to maintain my interest rate. Despite negotiating using my realtor, DR ********************** refused to compensate me for my four month construction delay, NOR pay for the rate lock fees incurred due to DR **********************'s inability to plan accordingly for their homes to be completed in a timely fashion. The home was finally completed and closed mid-August, which was four months after the scheduled completion date. It is nearly impossible to contact anyone from this builder, and the representatives are unresponsive and unsympathetic. I was told to "look on the bright side" because I would "be in my new house soon" and "it's not our fault, it's how the world is right now". I warn anyone against EVER working with DR ********************** to build a home. I strongly advise caution, and to select another builder. I am rejecting this response because:Although DR ********************** has "met" all contractual obligations, the concerns regarding communication, professionalism, and a reasonable estimated completion estimate remain. This remains a negative experience with the business. All customers deserve the right to make informed decisions about a significant purchase. Delaying the completion of the home by several months, regardless of the reason for delay, violates the customer's right to an "informed" decision.
