My husband and I purchased a new build home from DR ********************** in January of 2022. We have had a list of issues but this latest one is just completely incomprehensible. This house is only 3 yrs old and the SIDING on the left side of our house has fallen off. There is absolutely NO explanation for this happening other than shotty craftsmanship and/or installation. We paid $440k for this brand new home. We reached out to DR.********************** directly and they are stating the repair is outside of our warranty. This house is 3 yrs old! Why is the siding falling off???? Please help us! We have poured so much of our own money fixing a list of issues including the electrical wiring and mold. The Siding falling off is just shocking. I just don't even know what to say at this point.

The D.R. ********************** warranty team, together with its trade partners have inspected all showers and tub/shower walls throughout the home.Based on their assessment, it was determined that the only area requiring corrective work is in the master shower, where scheduled repairs are already coordinated with the homeowner for the week of July 14, 2025. The remaining bathrooms were inspected and confirmed to have been installed properly, with no corrective work necessary.

Our home was built in 2008 and the builder forgot to seal the walls and now theyre crumbling. We cannot afford to make this kind or repair and believe the builder should stand behind their product.

      Business Response

      Date: 07/01/2025

We appreciate the customer making us aware of their concern. The division customer care team has reviewed this matter. The home originally closed escrow March 31, 2010 more than 15 years ago. All warranty provided with the home has lapsed several years ago and, accordingly, the customers request for repair was denied. This matter has been closed.

I am rejecting this response because: our wall repair needs were due to negligence on the builders part. A wall should last many more years beyond 15 if they had been sealed properly. The *** has documented that this was builder error. Therefore we are requesting the builder stand behind the product and slogan and fix our shared walls. The *** has already repaired the back wall.

      Customer Answer

      Complaint: 23533018

I am requesting that DR ********************** take responsibility for the repair of shared walls that have sustained damage due to improper sealing during the original construction. Although the home is 15 years old, the deterioration is not due to normal wear and tear, but rather to a latent construction defect. If the builder had sealed the walls correctly during initial construction, the current damage would not have occurred.

The HOA has already repaired the rear wall, which suggests acknowledgment of a defect-related issue. However, the shared side wallsconstructed at the same time and under the same conditionsremain damaged. The failure to properly seal and waterproof these walls constitutes a breach of basic construction standards and has led to premature degradation, which would not be expected in a well-constructed and properly maintained property of this age.

I ask that DR ********************** honor their responsibility to provide homes that meet the basic standards of durability and proper construction. Latent defects can emerge well beyond the typical warranty period, and legal precedents across many jurisdictions hold that builders can be held liable for such issues. I am seeking a fair and equitable resolution through the BBB to avoid escalation.

We bought a new construction home in 2021 from DR ********************** with a 10yr warranty. Within 1.5 years our light fixture in the masterbathroom popped out of the wall, mildew and mold starting accumulating around the exhaust fan in sparebathroom, and our master bathroom starting having a continous leak that was attempted to be fixed but never properly fixed by DR ********************** and it is still leaking and growing mold. We want our house fixed we put our hard earned money into a house for our family and this is what happens it is very unprofessional. Now DR ********************** is refusing to fix our home.

Contractor hired by DR ********************** damaged my property I had to contact the erosion people. Upon replacing the sod to my yard they installed white I wasnt at home and the sod was already in heat stress , it was laid in poor condition . DR ********************** representatives admitted the sod was in stress at the time of installation and it has since failed to root and died. Despite reaching back out all emails are now going unanswered . There is HOA here and I dont want to be held responsible as my yard was in good condition until the contractor took down the barriers and came on to my property and left it destroyed as if I didnt matter

I am filing this complaint due to extremely poor customer service and warranty handling by D.R. ************************ currently have three outstanding warranty requests, including a ceiling repair that was done improperly. Despite my repeated attempts to have these issues addressed, Im being pushed back and ignored simply because Im nearing the 12-month **** of homeownership. The problems were reported within the warranty period, yet D.R. ********************** is now attempting to avoid responsibility. The communication has been dismissive, and no resolution has been offered. Ive never encountered such unprofessional and negligent service from a homebuilder.Desired Resolution:I want D.R. ********************** to take full responsibility and complete the warranty repairs as requested, especially the improperly repaired ceiling. The timing of my requests should not be used as an excuse to deny coverage, especially when the problems were raised within the warranty period.

We purchased/built a home using DR *********************** We chose the specific plot due to its size and septic field placement. When we went a viewed the lot, there was a large retention pond on the back part of the lot. DR ********************** said they would be removing it. We moved from ********* to ** so was not able to be here to observe the construction directly every day. When we moved into the house in December 2024 it appeared DR********************** did as promised by removing the retention pond. After the first hard rain, we discovered that DR********************** had the whold half of the neighborhood where our house is located draining through the MIDDLE of our yard. They did not disclose this prior to our purchase/move-in. We complained to them and they *** they would fix it. They did nothing. Now, this last weekend my wife and I went to the back area to see how we were going to mow/maintain the area and discovered "someone" had removed all the ****-rack rock that was part of the drain area. 3 of our neighbors told us they saw the builder our there with tractor working and our direct neighbor said they (DR**********************) asked them if they could drive along their property to get to ours. *** Never contacted us or asked permission to remove anything or work on our lot at all. They drove heavy equipment on our Septic field and dumped trash/debris on it. Our neighbor also said that DRH bulldozed all the construction debris (rocks, trees, etc.) into the retention pond and put dirt on top. Now there is about a 40' - 50' crevasse with places over 4-5 ft deep running through the property because DRH did not properly fix/remove the retention pond. This is a safety hazard and we can not mow there as the debris are now being exposed. I contacted the Local *** and they claimed they did not do work even though our neighbors have a video showing it. They (DRH) will not do anything and keep saying fill out a warranty form. This is not warranty this is illegal activity and building practices

We have had ongoing issues with our yard puddling every time it rains. It becomes a muddy mess. Weve sent previous pictures and emails regarding the split on the hill that is getting bigger and provides a nice river ravine into our back yard. This has still not been rectified- and we are going on months without a resolution. We initially brought this up last Spring (about 3 months after closing). We had spoken with the superintendent prior to closing because we had come out for an inspection and the yard was a muddy mess from rain. We were told that if there were issues they would be resolved. Last Fall, you guys laid some sod where the yard had eroded. This did not fix the actual problem- which is the split at the top of the hill that keeps getting larger.Secondly, our Deako switches do not work in several areas. The electrician has come out several times over he last year and eventually said that because regular switches work, there is nothing they will do. This isnt acceptable because we paid for- and were told that all switches could be Deako smart switches. So, if nothing will be done, we want to request a refund for what we did not receive. We were told that another electrician would come out a few weeks ago, but I guess the appointment was not set. Additionally, our master bathroom plumbing randomly clogs and overflows. The plumber has come twice and said the plumbing tubing is narrow, but that shouldnt be the reason why we are having plumbing overflow. I had requested a water pressure check, as another neighbor mentioned similar problems and had them resolved with the water pressure change. Still waiting on this. It appears as though DRH has no real intention of resolving these issues. As we are continually told that you guys are working on this- and have been for MONTHS. It is an unfortunate thing. I texted with **** and stated that if we dont have a concrete resolution, we will need to proceed with an alternate plan. Please advise.

All of the windows have flies coming into them. It is clear that there is structural flaws with the windows. But they say that they do not know where the flies are coming from. And one *** says that I will just have to deal with them when they come in if they can not find out where they are coming in. I know it's the windows. I have had the same kind of problems with other places that I have lived in. They were all much older places. Not a new house less than a year old. I feel I might have to get a lawyer to get this issue resolved.

Shortly after purchasing this home, we started to have a leak from the upstairs bathroom. Water would leak through the smoke alarm in our downstairs bedroom onto the furniture. They came out twice and could not figure out where the water was coming from they said they would keep the issue as unresolved and opened in case it occurred again. Last night we had the issue again and when I reached out to him today, they said the warranty no longer covers this

We appreciate the customer making us aware of their
      concern. The customer’s home
originally closed escrow 3/5/2019 and the customer purchased the home from the
original homeowner 1/31/2020. The customer originally submitted a warranty
request for this matter 6/16/2025, which is outside of the warranty period. If
the customer believes the roof may have major structural damage, they should
contact Residential Warranty Company (RWC) for assistance. The RWC warranty
guide can be found on the D.R. Horton website Documents and Guides and contains guidance as to what defines a major structural defect and how to
submit a request for warranty service through RWC.

I am rejecting this response because: this has nothing to do with the roof. The upstairs bathroom is leaking and it’s causing the water to drip into the downstairs master bedroom through the smoke alarm. We originally reported this shortly after moving in and they came out twice and could not find the cause of the leak so they told us they would keep the warranty claim open.

I am rejecting this response because: their original response pertained to the roof, which is not where the leak is. It is from the plumbing from the second story bathroom which is leaking down into the master bedroom. They have records of the original complaint which was never resolved due to their staff being unable to identify where the water was coming from.
