This report to the regarding serious issues with my newly purchased townhome from Landsea Homes Builder. Unfair services, should be relocate a unit to me. I have previously requested repairs twice, but I am reporting the issue again after receiving an irresponsible email from the representative ******* *********. I cannot trust him and Landsea Homes Builder by they built faulty this entire sloped floors. Fair Housing Laws and provided No warranty for carpet repairs to the sloped and tilted floors. The problem with the floors began after I moved into the townhome on 9/6/2024 after closed escrow, paid $604472 one bedroom on 6/3 2024. The floors are severely sloped and tilted, a result of foundation structual construction issues by Landsea Homes Builder. Despite my concerns, I received a irresponsible ******* *********, who stated that I cannot relocate to another unit, still building units available in the development. I was also informed that repairs to the sloped floors woudl not be particial floor, it entire floors. Landsea Homes is responsible for the faulty foundation,construction of this townhome, and yet they have denied my request to move to another unit or to address the issue adequately. I believe they are failing to uphold their obligations and the protections under housing laws. He also recommends the flooring company complete the cosmetic flooring repairs. In your last email, you had expressed this was an urgent repair to you. We purchased this home in November 2021. Since moving in the entire community has had septic issues and back **** Landsea held a townhall and said they would remedy the issues. Here we are over a year and a half later with nothing being done. The septic in my house is now having to be pumped 2 plus times a week. We get sewage smell in our yards and zero response from Landsea. They didnt grade the ground properly or prepare properly for septic systems or drainage in the entire community. I hope this message finds you well. I am writing to express my growing concern and frustration regarding the unresolved service requests for my home, which was purchased from ************* before the transition to Landsea Homes.Since moving into my new home less than two years ago, I have encountered several issues requiring service. While the initial year saw timely resolutions, the quality of service has significantly declined in the second year. Recently, I have submitted four major service requests, including critical issues such as a water ceiling leak, mold, and AC malfunction. Despite multiple calls, emails, tickets, and texts, I have not received any response or resolution.The lack of communication and resolution has left me feeling helpless and undervalued as a customer. It appears that there is a disconnect between the level of service I expected and the current support provided. I am concerned that the focus on financial gains and new projects may be overshadowing customer care and loyalty.I kindly request your immediate attention to these unresolved issues. Landsea Homes built our house and we moved in on 12/2/2022. On 12/3/2022 we filed a compliant with Landsea homes about damaged Kitchen Cabinets. This has been an on going problem since with regular emails about the problem, Landsea came out several times to estimate the damage and promised to fix the problem which was a warranty defect. I purchased a house from Landsea in September and there have been several warranty issues that have not been addressed for months.A concern is water damage due to faulty caulking around a window in the bedroom. Whenever it rained, the water would flood in and soak the carpet. I reached out several times before the caulking was repaired. The problem now is the moldy rug and water-damaged drywall around the window. The odor is strong and we are unable to sleep in the bedroom. I was told that the rug and drywall will be replaced, but have not been given a date. I am not asking for anything out of the ordinary, I would just like items repaired.The home we purchased comes with smart features (dimmers, front door lock) that do not work and no one can figure out why. The Geek Squad (whom we were told to call) has been to the house twice but they could not get the dimmer or lock to connect with the app. The warranty department is aware. The lock was scheduled to be replaced today (2/22/2024) but the repairman did not have the same lock as we have so the appointment had to be rescheduled. We are also expecting an electrician today to change the dimmer switches. My concern, if this does not fix the smart features, how long will I have to wait for someone to figure it out? It has been 5 months already.A bedroom door was replaced a couple of weeks ago, and we are still waiting for it to be painted. I do not mind waiting for repairs, it is just that there is no follow-up by the warranty department.I voluntarily replaced some ceiling fixtures and had to pay out-of-pocket for 2 fan boxes that were not installed during the build. I would like to be reimbursed for that money.I recently noticed that the second bathroom bathtub drain stopper does not stop the water from draining out of the tub and the weather stripping under the garage door is damaged. My husband and I recently purchased a new home with Landsea Homes (previously Hanover). We closed on June 30. Immediately we noticed the grass was dead. My husband took a look at the irrigation control panel and it was set to off. He turned it on and set the schedule to water twice a day every day. 1 week later the grass still looks dead. I notified Landsea homes of this issue and I was told they will look into it. That was back in July, its now mid-October and they still have not done anything about it. The grass looks horrible, there are a lot of weeds, a lot of dead spots. The grass is not growing. We continue to ask about this and were told the same thing. Were told its going to be treated, then its going to be replaced, were told theyre doing this, theyre doing that. But in reality, theyre doing nothing about it. Were not the only one with this issue. Other neighbors have the same issue. One of them actually got their lawn replaced. If they can do it for one, why cant they do it for us. Its so frustrating to keep having to ask them over and over. We also a have a cabinet that was supposed to be fixed before we closed. The cabinet is still broken. This is not what we expected when we decided to buy this house. Definitely not what we expected when we moved in. The experience so far has been horrible. If I had to do it again, Id go with a different builder. All I am asking is that the lawn be replaced and the cabinet be fixed. Why is it so hard to do these simple things. We paid a lot of money for this house and we want to feel we made the right investment.Initial Complaint

I had a new home built in ********, ******* by Landsea homes (formerly Vintage Homes) which was finished June 21st 2021, I noted from day one that the driveway was powdery and had fibreglass flecks on the surface, it appears that the concrete had not been mixed properly and is now breaking down leaving holes all over the driveway, Landsea Homes sent out the original concrete company to patch it up which was not acceptable, they then said they would replace the driveway and measured up, a week later they informed me they would not replace the driveway saying it is cosmetic not structural.Initial Complaint

In March of 2023 my husband and I bought a brand new home from Landsea. Upon moving in we noticed that the backyard was not draining properly and standing water was staying regardless of sprinklers being turned off and having multiple days without rain. We reached out to the Landsea ******************* about this issue in March of ******************************* our warranty that the builder is responsible for fixing "inproper" drainage on the property (It also states that standing water 10 feet from the home qualifies as a drainage problem). We did not receive a response until May of 2023. They came out to our property and proceeded to blame the drainage on mowing the yard when wet. However the improper drainage start in the flower bed and proceed down the side of the home so it would be impossible to mow inside the flower bed. After reaching out to them again with detailed pictures and measurements of the continuing 4 inches of standing water in our flower beds they came out to the house again and stated the problem was being caused by "the dirt they used" which is "full of ***** and not draining. When asked what they will do to fix it they said "its not our problem". We did not build the flower bed nor did we put the dirt that is in our backyard. Further the yard is draining properly on the right side of the yard which leads us to believe that there is an issue on the left side that needs to be resolved. We just want the area built up with proper dirt and our sod replaced...as well as replacement of the plants in the flower bed that are dead because of the standing water based on our warranty. Any help you can provide would be greatly appreciated.
