1 starIm extremely disappointed with my experience as a homeowner with Landsea Homes. The level of customer service and quality of construction have both been far below expectations.First, the craftsmanship of the home is poor. One of the most basic appliances (like our oven) Despite multiple attempts to get help, Landsea was unresponsive and failed to send anyone out to fix it. To make matters worse, we were threatened with having our warranty voided if we tried to resolve the issue ourselves by pulling the oven out. That kind of tactic is not just unhelpfulits unacceptable.Costumer care does not respond, and will push blame off to anyone they can (their vendors In addition, a shutter has already fallen off the exterior of the house, which points to shoddy construction and lack of attention to detail. Weve also encountered concerning electrical issues, further making us question the safety and integrity of the build.Landsea Homes has not stood by their product or their customers. Between the lack of support, subpar workmanship, and threats over warranty coverage, I would strongly advise others to think twice before buying from this builder.Review fromRoseline T

1 starI agree with most of the review that says buying a house from Lindsea is buying a house with little or no warranty.
They use cheap service for the irrigation system, and you will end up getting stuck with huge water bill after a month or two from busted corrugated pipes of the sprinkler system which they insist is not under warranty. Even after paying and getting it fixed another area is busted again and the cycle continuous leaking gallons of water which needs you to pay again to get it fixed.
Let me not talk about their planted and dead trees. Before moving in the tree is dead and they will insist that they will treat the soil and replant another tree. The builder will inform you that if the tree dies again, they will replace the front trees only. However, after a few months, the same area and the planted front tree dies again, and the warranty department will tell you it is not covered under warranty even though the builder had said otherwise.
At the end of the day when you are buying a house from Landsea just know that landscaping and the irrigation system is your responsibility. Just prepare money to redo the irrigation system and Lanscaping. It terribly done...Review fromJessica H

1 starThis is NOT OK. We are calling out Landsea Homes for blatant negligence and betrayal of our trust. Our home in ********* subdivision closed December 30, 2024, with clear expectations: effective flowing French drains designed to keep water out.What actually happened:* Unauthorized Modifications: In March 2025, Landsea's contractors came onto our property without permission or notice, dug up the original French drains, and redirected them to the city infrastructure, instead of directing water to the cul-de-sac as originally resolved during the closing of the property.* Property *************** Drainage Failures: This reckless move has destroyed the system's effectiveness, reducing its performance by over 75%. Now, during rainstorms, we face standing water, flooding, and property damage for hours -- hazards Landsea refuses to fix stating 'the drains are working' and ignoring the fact they're not near as effective.* Broken ******************* We were told multiple times the reversal of the drains would be fixed as it originally was as it was an 'easy fix' and 'inexpensive (this is in writing). Then we get a call from ****** ******, Director of Warranty claiming there was a "misunderstanding" -- now they refuse to restore the original drainage infrastructure with no explanation. ***** *****, Head of Construction, has reportedly instructed the warranty team to not fix what they broke.* No Communication, No Accountability: This is OUR PROPERTY. Had we known and seen how ineffective the french drains were after they rerouted the water, we would NOT have purchased the home. This is unacceptable. We did NOT authorize, nor were we notified, about these destructive changes.We have clear video evidence showing the drains severely compromised and water not draining properly -- just weeks after the changes. Despite repeated outreach, Landsea's leadership has ignored us, leaving us no choice but to consider legal action.Review fromDonovan M

STAY AWAY!! I do not recommend buying a house at Landsea Homes. The Closing was unorganized and unprofessional, and the Builder was irresponsible. A week after moving in, I discovered a leak in the master bedroom shower, had to endure the invasion of privacy, and woke up early for almost three months so the builder could come to the house to find out the cause and fix it. As a result, my water bill during these months reached nearly 1000 USD. I asked them to compensate part of the water bill due to the leak but they only blamed the sprinkler system.Landsea Homes Corp

1 starWe cannot get through to the warranty ***** Impossible. They pass ** from one minion to another and do NOT deal with the issue at hand. Just awful customer service. I purchased my home in 2020. Less than 4-years later, I have a major roof leak in an area with NO obstructions. I was told throughout the entire purchasing process that my roof was under warranty for 15 years. Then, I notice a leak coming through my garage. I contact Land Sea and they tell me my entire home was only under warranty for 1-year! Unreal!The degree I have gone to support and promote Land Sea, I would truly appreciate them fixing this problem. It was examined and the conclusion was cheap materials and poor craftsmanship. Land Sea cannot leave me with this bill. Totally unfair!Landsea Homes Corp

I went under contract to purchase a spec home. I used the Preferred Lender and was prequalified. I was given a conditional approval three weeks later. I submitted what was required even though the conditions seemed to be mixed in with a previous purchase I had with Landsea that I was denied funding for by the same Preferred Lender. A week later I was given a Denial Letter by the lender stating that they could not verify my income. My employer at the time stated that they never received a phone call or voicemail from the Lender. The day I received the Denial Letter I requested my refund of $35,850.00. I waited three weeks but never received my refund. I finally received an email from ********************* where he copied and pasted an excerpt from the sales contract with the language being used to keep my deposit.The date of the Ratified Sales Contract allows me the right to a full refund of my EMD because I notified Landsea in writing and submitted my Decline letter within the time allotted according to the Sales Contract. Unfortunately, this affected my finances severely and I could not afford to retain an attorney to go after my EMD. This has been a devastating to our family.Landsea Homes Corp

Keep in mind that buying a new house from Landsea you buy it in fact without any warranty. It's very sad considering that the quality of the house and finishes are pretty good. But attempt to resolve issues with warranty department was just effort draining experience and turn out to be impossible without going into arbitration. So if you on the market for the new house you will be better of with other builders. If you looking for an used one - It could be a good optionLandsea Homes Corp
