      This is in regards to your property at Overlook at ***********************************:They had mailed me an move-out invoice, I called spoke with the property manager there at the time told her i was going to send a cashiers check. I made the cashiers check, the amount was debited from my account. I called the property manager let her know I certified mailed it to her. The mail was received and signed by the property manager or employee. Therefore, my check was received. Few months later, I found out the account was sent to collections. Very unprofessional and unethical. I called Overlook at ***********************************, they said they are under new management and do not have records from the previous account, but yet they had records of my invoice to send to the collections. To any reader looking to move to Overlook at ***********************************: I strongly advise anyone considering this apartment complex to look elsewhere. The management is unprofessional, unhelpful, and lacks basic bookkeeping skills. They consistently overcharge tenants, fail to properly track payments, and refuse to take responsibility for their mistakes.If you try to dispute an incorrect charge, expect to be met with indifference or excuses. Communication is poor, and instead of resolving issues, they make it even harder for tenants to get fair ************** yourself the stress and frustrationthere are plenty of other places that respect their residents and handle finances properly. Do your research and stay far away from this mismanaged complex!

      Im extremely disappointed with my experience at a Highmark Residential property. The issues I faced during my tenancy were unacceptable and unresolved despite numerous attempts to address them.First, my apartment suffered from severe leaking and mold problems, which were reported multiple times but never adequately resolved. These issues not only impacted my living conditions but also posed potential health risks.Additionally, I was forced into month-to-month payments despite requesting a proper lease contract since late summer. This lack of transparency and refusal to provide documentation created unnecessary stress and financial ************** make matters worse, the staff at the leasing office exhibited unprofessional behavior throughout my tenancy. They were unresponsive to my concerns, often delaying responses or ignoring them entirely. On more than one occasion, their interactions felt dismissive and even taunting, which was both frustrating and ***************** a tenant, I expected a safe and respectful living environment, but Highmark Residential failed to deliver on both fronts. I cannot recommend renting from this company based on my experience.

      Horrible waiting over 5 weeks for my deposit. Ive called and email and I get no reply from property manager or assistant manager. Been calling and emailing since Oct 26.

      If you are looking for an apartment, AVOID this property management company! DO NOT USE THEM! I live at the Reserve at ************ in *********, **. Beware of this property! I signed a lease with them back in August. They said all the right things to help my mind rest assure that I was moving into a nice place. Well the trouble began almost immediately. I was working with their agents on the property for almost 2 weeks before move in and I explicitly told them what I wanted upon move in which was stated in the agreement which I signed. Well upon move in I showed up and I stated in my agreement I wanted a garage, they kept telling me that I never asked for a garage..... Well I showed the paperwork and their tune quickly changed. After a few hours and sweating a bit on where I was going to store some belongings they finally called me and gave me a dingy garage so far away from my apartment. Its on the other end of the property, where they have open garages closer to my actual apartment. I also don't appreciate that none of their maintenance people work after 5pm Monday through Friday. I have to work 8am to 5pm Monday - Friday and I don't like strangers inside my space while I am not home, I also own a dog. They had to do an emergency work order in my apartment for the people who live below me. I had to take time off of work to accommodate them to do the work. I think it is absolutely crazy they do not have people who work after hours or weekends. Considering what I am paying in rent alone, I expect to get more for my money. Extremely disappointed with the property and the management team.

      There is no way to contact the district you live in. There is one person to contact whose calls go straight to voicemail. Her name is ***************************** you would think there would be more than one person to talk to. I have heard from many people trying to leave smoky crossing apartments in ********** owned by this management company that they will hold off on giving your new apartment or mortgage company information. They are harder to get in contact with than the **** Unacceptable behavior when you cannot get information over two weeks calling and emailing every day.

      Nightmare. Toured virtually because we were moving from ******* and website showed a clean property with remodeled interior. When we arrived, the apartment they had for us was covered in mold. every single window and closets had extensive water damage. wood was expanding and bowing in each area of the apartment. we refused to live here as it was inhabitable. they offered us another apartment that had a disgusting entry covered in *****. walls were chewed down by a dog, windows were crusted and wood was damaged. drafts throughout the front door and each window. stains on the wall, floor, mold in the bathrooms and worst of all, no working A/C!!! we had to stay in a hotel the first night we arrived with at 10 month old baby. we refused to live here and they will not return a call or email nor return the deposit/rent we spent even though we never physically stayed in their property 1 night. took over 35 photos of the property damages. seeking legal assistance.

      Dear Highmark Residential,I am writing to express my serious concerns regarding the negligence I have observed in the staff of my apartment unit at *********************** Creek Apts in ************. Despite several verbal complaints and requests for action, the issues remain unresolved, posing significant risks to my health and safety.I have been a resident here for 4 months and I have always taken pride in maintaining a clean and safe living environment. However, the current state of my apartment is unacceptable, and I urge you to take immediate action to rectify these issues. I have been dealing with a leak in my ceiling for 3 days and I have not heard anything from maintenance pertaining to this issue. I understand that maintenance concerns can arise in any living space, but the lack of response and corrective action from the management team is deeply concerning. As a tenant, I have fulfilled my responsibilities by paying rent on time and abiding by the terms of the lease agreement. In return, I expect a safe and habitable living environment, which is currently not being provided. I kindly request a meeting to discuss these matters further and to establish a timeline for addressing the maintenance issues in my apartment. Please let me know a convenient time for you, and I will make myself available. I trust that you will prioritize this matter and take the necessary steps to ensure that my apartment is brought up to the required standards without further delay.       The walkways leading up to the apartment are filthy. They had a company pressure wash everything last summer, but I don't even think the people used soap because all of the garbage stains from tenants letting their trash drip everywhere were still present after. They have a clean air pledge, but neighbors are smoking cigarettes constantly. I can't even have my sliding glass door open because other people's cigarettes smoke gets in my apartment. They have toxic plug ins everywhere in the clubhouse and gym, so be cautious if you have asthma.*******, the manager is impossible to reach. She hides in her office like a hermit and is always "busy". Equipment in the gym is constantly broken. But most importantly, the head of maintenance *******, has no respect for peoples homes. He deliberately ignored my request for him to wear provided booties upon entrance to my apartment for a move out inspection. He walked into my apartment with his boots. The same boots that walk on the filthy walkways, and other people's dirty homes. My home is extremely clean. I have a pet and there are absolutely no shoes allowed inside. Neighbors spill food all over the walkways and nobody picks them up. The stairs are NEVER cleaned or blown off. There is dog p*** everywhere. It is just an overrated place to live. After all of the add-ons with rent, it's $1600 for one bedroom 800 square-foot mediocre apartment. They claim that the apartments have granite countertops, they dont .The carpet was supposedly cleaned prior to me moving in. I borrowed my friend's carpet cleaner and ended up cleaning the entire apartment and the water was black. I am so glad that I am moving out of this place. They give you a gate sticker and a resident sticker that go on your car and they will charge you if don't return them. I was charged $40 because I bought a new car and stickers stayed on old one. You need a razor to peel these stickers off and once you peel them off, they are literal trash. Management is a joke.

      The cost of rent is twice what it is at other complexes in the area, and as such you would expect this company to provide a pristine and luxurious living experience. When I moved in 8 months ago, there was a long list of things that I reported wrong with my apartment, some of which still have not been fixed to date. The leasing agreement is predatory in practice. The clauses for breaking your lease provide you with a number in black and white, but you have to read in 4 different sections. The first says that the breaking lease fee is not to exceed 100% of your rent, but there is a separate clause that states you must buy out of your lease essentially doubling the number that is hand-typed into the first section. That separate clause also states that they will not accept a 60-day notice without 1/2 of that payment up front. This was not made clear during the reviewing process and took significant digging to find. After I moved in, I have had trouble with the heat going out in cold months, and air conditioning going out in warmer months leaving my apartment a whopping 91 degrees for a long time before repairs were made. Despite a crime free addendum, there have been incidents of people pulling on my doorhandle, and my apartment smells like weed 2-3 nights a week. I have allergies, and there is nothing they will do about any of these problems. Luckily, I have not lost my job or income, and I can afford to get out of this situation. However, it would be very unfortunate if this had happened to someone in a different circumstance than my own.

      I paid cash for a small bracelet and received a cash receipt. I value my privacy and know many companies sell or use my personal information for mailing, call lists etc.. I declined to provide a telephone number or email and told the store attendant I valued my privacy and would keep my receipt should there be an issue. There was an issue. I needed to exchange the bracelet I got for the same in a different size. This was two days after the original purchase (no price difference for size BTW).I came back with the bracelet in all the original packaging unopened in perfect condition. I brought my cash receipt as well. I was REFUSED an exchange without providing my phone number. If ********************* doesnt need my personal information to take my money. They also should not need it to make a like item size exchange of an item in perfect unopened/unused condition with a cash receipt present only 2 days after purchase.
