We were charged $860 for 2 window replacements and for 1 neither window were re installed correctly. Window damage that was the results of sever storms in the area and debris hitting our windows. Now we have been charged an additional $300 pet fee when we do not even own a pet! That is absolutely ridiculous. We pay $ 2500 a month for rent on a property that A: is literally falling apart. B: We have had to submit several maintenance requests on issues within the house only that have our time wasted and nothing resolved- No downstairs AC for over a month. No running dishwasher. No running water inside the refrigerator or working ice maker. Constant issues with the upstairs AC as well and having one of our rooms ceilings removed only to see that additional water is still leaking from the upstairs AC. C: Any cabinetry work that has had to be repaired was done poorly and that too is starting to have issues: Drawers are once again losing the cover from **** poor work. I am filing a complaint as Invitation Homes does not do what they said would be done and it taking more than 1 trip to fix any problem. Ive lived at this Invitation Homes property in *************** with my household since before a major mold problem began in August 2024. It was caused by water intrusion through exterior cracks, and by late September, the entire lower portion of our kitchencabinets, cooktop, and countertopswas demolished. From that point until February 2025, we lived without a usable kitchen.We couldnt cook or prep meals, and our kitchen equipment was displaced into the living space. This affected all of us: everyday life, holidays, health, and more. We continued paying full rent throughout. The situation remained unresolved for almost six months, but more frustrating was the fact that after we submitted a formal compensation request on February 28, 2025, Invitation Homes provided no meaningful response for over two months. Their only replies during that period were repeated requests for our address, information we had already supplied.Eventually, the Portfolio Director, ****** *****, responded and offered a flat $1,405 credit, claiming the issue only impacted a small area and closing the conversation without further discussion. That amount doesnt reflect even one months rent, let alone the nearly six months we endured this disruption. We were later told that this decision was reviewed with their Director of Operations, who also confirmed that no further action would be taken. The credit was presented as final with no breakdown or recognition of the extended loss of use.Throughout our attempts to resolve this, Invitation Homes repeatedly referred to the situation as an inconvenience. But this was not a minor disruption. It was a serious loss of habitability that affected multiple residents in the home. A kitchen is a core part of any home, and for nearly six months, we were unable to cook, store, or prepare food. Their continued efforts to downplay the issue only added to the frustration, and their offer does not reflect the scale or seriousness of what we experienced.Business Response

I signed my lease and began living in my rental home through Invitation Homes Rental home agency in June 15th, 2024. Under my lease as well as was told to me during my move in tour, it is stated that Invitation Homes would be responsible for obtaining contracts with the trash and water utility services and I will be billed for them with my monthly rent. Gas, electric and any other utility is my, the tenants, responsibility. On Friday May 30th, ********************************* my home and I was informed by the water company that my address was listed as vacant for the past year, however I had running water the entire time. I was then told by the water company that the water that I had been using was tampered with and most likely theft. I contacted Invitation Homes corporate immediately for a resolution. I was told that the third party company that they use (Conservice) never obtained a contract with the water company, even though I had been billed for the utility service each month. I was reassured that this was to no fault of my own and that they will rectify the situation, however, this has led to me and my family to go the entire weekend without water. I am hoping that this complaint will bring a resolution quicker as I have children and it is not possible to live without water.Business Response

The local management team connected with ****** to address their concerns. Upon investigation, we confirmed with the Paulding County Water System that the water account had been established under Ayannas name rather than under Invitation Homes. This discrepancy resulted in the service disconnection due to nonpayment. Water service has since been restored to Ayannas home.

I am rejecting this response because: I did not set up an account under my name with ***************************** when I signed my lease and moved in to my current rental home. When I spoke to the water company directly, they said that the account was not under my name and I had to get in touch with my landlord. I even tried to resolve the matter on my own as I had already gone four days without running water in my home and just wanted a resolution, but was told I could not because my lease states that it is Invitation Homes and the third party company they use - and I pay for -(Conservice) responsibility. I had to continue to call and follow up with all three companies in order to expedite the process due to their being little progress and receiving little help. My water was disconnected Friday at noon and wasnt restored until Tuesday at 2:00 pm due to Invitation Homes and Conservices negligence, which is unacceptable.Business Response

After the 2024 hurricanes, my ******* home lost most of its roof. Invitation Homes sent a company to tarp it, but they left nails, shingles, trash, and debris everywhere. Despite regular follow-ups, the roof wasnt replaced for nearly a yearwhile every other house on my street got repairs. I was told delays were due to HOA and permits, but it was clearly poor ************* May 2025, after pushing back on a rent hike for a home without a roof, materials were finally delivered on May 27. Work began May 29and the same day, my ** failed. I discovered it was buried under shingles, tarps, and plywood placed there by the roofers. I tried calling them, but got no answer. Once I finally reached someone on the roof, I had to demand they remove the debris. It was 86F inside, and the ** wouldnt turn on.I submitted an emergency maintenance request that night and called the hotline. I was told help would be sent, but no one came. I explained we couldnt stay in a 90 house with six kids and a dog, and Id have to pay for a hotel. Stillno one followed ***** 10 AM the next morning, no one from Invitation Homes or the ** company had contacted me. My calls and texts were ignored. When I reached Invitation Homes again, they told me not to worry because a work order existed. Thats not a solution. I was already out hundreds in hotel fees, had no guarantee of reimbursement, and my husband had to miss work without pay just to sit in a hot house in case someone showed up.I am requesting reimbursement for hotel costs, my husbands lost wages, and written acknowledgment that this issue was caused by their contractors negligence. I am paying premium rent for a home thats been unsafe, uninhabitable, and met with silence during emergencies. This issue began and was called in at 7:30 pm on 5/29. On 5/30 during my last discussion with Invitation Homes (I was able to speak with someone at about 10:30 am), they stated the ********** had 24 hours to respond to me. However, PM of 05/30, it still has not been resolved, no contact has been made. I asked the maintence team to try to reach out again to the property management team since they had not responded to me or the previous maintenance person. If they did, I am not aware of it, since no one has still contacted me. During the previous call they also told me they were dispatching this out to a different AC technician. I still do not have a new number to contact the new business they said it was dispatched to. It sounds like since they have redispatched it, it is resetting the time clock on the 24 hours. Im still 24 hours without AC, my entire family is displaced and we have no where to go, and Im 24 hours with no attempt to resolve or confirmation that the issue is being resolved. I do not need more understanding from this company, I need a resolution.

My lease for is set to expire on June 16, 2025. Per the lease agreement and the property management companys own stated policy, I should have received a renewal offer at least 90 days prior to the lease end date. This year, I did not receive any communication until I reached out myself, well after that window had passed.When I finally received a renewal offer on 5/28/25, the proposed rent increase was substantial and outside my budget. I promptly notified the management company that I would not be renewing the lease and would vacate the property.Given the delay in providing renewal options and the lack of timely communication, I am requesting that the rent remain at the current rate for the full month of June. I received notification from Invitation Homes on 5/21/25 that I am being charged for the replacement of the broken garbage disposal that was replaced earlier in the month. I called the number provided to discuss the charge, as I do not believe it is valid, and spoke with *** 5/23/25 and then ******** today 5/28/25. Rent is paid on line (with other charges included, I am not able to change the amount to pay) and I requested from both of these individuals to remove the charge for this service (as I dispute it) so that I can pay the rent (I have been on time/early every month for 5 years with paying rent) and was denied this request. I was offered to make payment arrangements. I am not willing to do that as then legally I would imagine I am admitting to some sort of wrong doing. I requested to speak to the supervisor and was told by both individuals that she was just going to tell me "the same thing" and that they have the authority to do what I am asking but are not willing to do so. I attempted to contact the ******, ** office but the options available to me in order to ask for assistance did not related to my issue. Last week I had asked for a dispute form and a picture of the clog. I did not receive it and had to request it for a 2nd time. I do not want to be late with my rent payment but do not want to pay the charges for the repair as I dispute the charge.Business Response

After reviewing the dispute from *********, the maintenance team determined that the maintenance charge can be reversed due to the vendor failing to provide sufficient photos of the alleged food and grease in the garbage disposal and plumbing line. Applied to lease a home and realized the date had changed after submitting the application. We contacted Invitation Homes immediately to be told there is a 2 week hard move in date from the time of completing the application. We live in another state and our kids are in Summer Learning Camp suggested by their school for learning disabilities until 6/27. We can move as early as 6/28. We were told they could cancel our application and we would be out the $110 application fee and should have done our due diligence and rechecked everything before hitting submit. From reviews online, this is a common issue with this company in the ******* area. They are a deceitful company and have bad faith practices. I rented ***************************************I am being charged for paint left behind from the property management, paint that was used to paint the home before I moved in. They think i left it behind but neglected to see it belongs to them. The home had lots of cosmic issues with closet doors not closing or kitchen cabinets not closing due to warp wood. Closet door never closed and being charged for that when it was in my packet of not working. I replaced all filters (they don't match the original) and stating I did not change the filters. they would clearly see the ones replaced are completely different than the ones they delivered to the home that don't fit anyways, and they stop being delivered. They are failing to actually physically inspect the home. I am also being charged that the light bulbs lighting dint match, this is nonsense, I actually replaced all of them to match, all lighting is working and home is left in mint condition.Business Response

For over a year, we have repeatedly reported that the foundation of the home is sinking. Despite submitting numerous maintenance requests, the issue has been consistently delayed or temporarily patched rather than properly addressed. Each time we raise the concern, the management company sends out a vendor who confirms the issue, but rather than taking decisive action, the matter gets passed around between vendors, creating a cycle of delays with no resolution.Most recently, the sinking foundation caused a visible hole to open on the side of the house. As a result, a dead animal is now trapped under the house, and it has created an overwhelming and foul stench throughout the property. I reported this on Saturday, yet management made my elderly parents wait until Tuesday for any response. The stench is not only unbearable but also poses a serious health risk, particularly for seniors.Despite the hazardous conditions, I was told by an assistant manager (********) that we simply have to wait, and if we want alternative housing, we can go to a hotel at our own expense. No efforts have been made to expedite remediation or to prioritize my parents health and safety.This response demonstrates a clear lack of urgency, care, or responsibility on the part of Invitation Homes. I believe this is a breach of their obligations under the lease and potentially a violation of Floridas warranty of habitability. I am now seeking legal counsel and am requesting immediate emergency assistance. If this matter is not resolved swiftly, I intend to pursue further legal action I do not intend on paying rent until the matter is resolved.Business Response

From 2-28-2025 until 5-26-2025, I have consistently been met with underperforming property management that consistently avoids business obligations to address concerns raised by their tenants.******* ****** is an atrocious portfolio director that ignores emails and skates by through doing the very bare minimum ************* can find a full description in the timeline of events enclosed in my attachments. I have dealt with issue after issue on my move in experience with zero recourse or remorse from the management company.- Broken water line leading to no utility - ************* line assessment leading to no utility - Missing stove grates leading to no appliance or ability to cook food in my home - Broken/Damaged refrigerator, leading to not being able to cook or store food in my home - Flooding gutters - (Newly developed) No garbage service from their vendor, Conservice.This is sickening. The company turns a blind eye and has zero ownership.Business Response

Invitation Homes has received and reviewed Devyn Gallighers complaint to the Better Business Bureau. We value our customers and are working directly with our resident to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.
The local management team connected with Devyn and all maintenance issues have been resolved. Two concessions have been issued for the inconveniences and broken stove at move-in.
Invitation Homes prides itself on good customer service and legal and ethical compliance. As always, it is our hope to quickly reach a successful resolution of the complaint directly with the claimant and that this response shall close the matter with the Better Business Bureau.
