Upon receipt of the complaint, the Assistant Portfolio Manager reviewed Evelyns maintenance history and reached out to discuss their concerns. ****** expressed dissatisfaction that the exterior of the home had not been painted despite multiple requests and raised an issue regarding the condition of the SGD.
The Assistant Portfolio Manager explained that exterior paint is classified as a cosmetic improvement and, as such, is not included in routine maintenance. Any exterior painting must be reviewed and approved by higher-level management, and only homes that meet certain condition criteria are approved. At this time, the home does not qualify for repainting based on the current standards.
Regarding the sliding glass door, the Assistant Portfolio Manager confirmed that the issue had previously been reported and addressed through repair. ****** was informed that the landlords policy is to attempt repairs first, and replacement is only pursued when repair is not a viable option. This approach is consistent with standard operating procedures.
Invitation Homes remain committed to maintaining its homes in a safe and habitable condition. All resident concerns are reviewed carefully, and repairs are made in accordance with our policies and the lease agreement.

On or about September ******* I contacted Invitation Homes regarding a tree that sits on their property my extremely kind neighbors that rent the home paid and had and the current dead branch removed in order to keep it from damaging our home further. Now fast forward to May 24, 2025 as I sit in my living room my husband and again this kind neighbor spent the evening removing a large limb from the tree that missed my house by an inch and my vehicle by 6 feet. I am tired of asking that these trees on their property be taken care of. It is hurricane season I will not have my house destroyed because they dont take care of the property they own. I am filing this complaint to dispute a charge imposed by Invitation Homes related to plumbing issues that were incorrectly attributed to resident-caused damage. At no point was I made aware that any of the submitted work orders would incur charges, nor was I informed that these issues were considered to be caused by resident negligence or late cancellations.Below is a detailed timeline and description of the maintenance issues:June 27, 2024:A work order was submitted regarding shower plumbing issues. Although marked as completed, leaks continued through the walls and floor. At the time, there was no visible wall damage, but we were unable to locate the source of the leak ourselves.January 27, 2025:A second work order was submitted after walls began to show moisture and changes in paint texture. Contractors caulked the shower and removed the baseboard on the adjacent wall to allow drying. We were told to submit another work order later to repair the baseboard.March 31, 2025:A third work order resulted in a complete replacement of the shower floor and re-grouting. However, paint and baseboard repairs were not completed. We were told the leak had been fixed, but moisture continued to accumulate.April 18, 2025:A fourth and final work order was submitted. Contractors discovered the actual source of the leak behind the shower wall near the showerhead. They repaired the pipe, repainted and repaired the wall, and replaced the baseboards. Since then, no further leaks have *********** no point were we informed that any of the four work orders would result in resident charges. After receiving notice of a $512 charge, I contacted Invitation Homes for clarification. The representative stated that the contractor had blamed a personal shower head for the issue, citing only photos and verbal claims without providing official documentation. The same contractor had informed us that the leak was occurring from behind the wall, not at the base of the shower head.Business Response

We have been renting our home for almost three years. Our lease has changed hands three times within this timeframe. Invitation Homes is now asking us to sod the grass after originally telling us its okay to apply grass seed. The previous lessor and the majority of the residents within my community are aware the original sod applied was of poor quality. Invitation Homes and their collector, FCO, are attempting to charge me over $5,000 for fees that are either completely false or in violation of my lease. I started renting a home in October - I paid all fees required at the time. My account has been messed up and I could not pay rent on line. I was told I could send a check through the mail. I have been paying my rent monthly by check in the mail not their portal because my contract had not gone through. I was told I would not be charged any late fees and they would be credited. I just received a call stating that my rent check for 2 months they did not receive. Proof below I sent them. My bank takes the money so I would not see when they cashed the checks. I also just found out my utilities has been going to them and was to be included in my rent which i was not aware of . I can get the money back from the bank for the 2 months that they did not receive. I can pay my utilities but I am refusing to pay any late fees due to all the drama going on with my account which did not allow me to pay online. I tried explaining this to the girl on the phone but all she kept telling me was I owed and needed to pay, not trying to hear of the previous conversations I have had with other people about my payments. Last time I spoke to someone they did tell me that they were waiting on the contract to adjust all fees. I need the fees adjusted so that I can pay what I owe and keep my account current going forward because it seems like they have the contract. The lady on the phone stated I should have received the contract and I advised her of the emails I sent to them because I never received a contract either just emails with my portion. I am rejecting this response because the young lady i spoke to lied to me about adjustments. There are $920 worht of late fees on this account. The only adjustments on this account are the adjustments for partial rent paid of $900. . This young lady lied and stated I was not charged late fess prior to the partial rent and indeed they are there. This young lady did not look at the account properly. She lied straight out about the fees on this account, because she did not expect me to look at it. I took the time there are is a $115 for every month. Oct - May total $920 and to tell me I am responsible because I should have received a contract when I did not and what I had I sent to them. I have removed late fees from the amounts which shows a total due of $6124 which I have a cashier check for. I know what I was told, I know I was told I was not responsible for late fees and I also know I was told no adjustments could be done until a contract was received this month as well to be exact. . I just checked my emails and saw this was done within the last 2 weeks. The only acceptable resolution is for the fees to be adjusted and the balance updated with the cashier check. It is crazy to me how I was told things and now I am being told something else.Business Response

Weve reached out to the *****************, and they advised that, due to a system migration upgrade, they are currently unable to print or send any documents. We advised Ms. ***** to provide a copy of the *** contract if she has one available, as we are unable to update the rent portion without it. Until the contract is received, Ms. ***** will need to make her payments by dropping them off at the local office. A payment from Ms. ***** was received on May 30, 2025.

Im writing to formally address my concerns regarding the lack of communication and support Ive received while trying to navigate an early lease termination due to a high-risk pregnancy and urgent relocation out of state to be with family. I submitted my 30-day notice on May 1, but did not receive the lease termination form until two weeks later due to discrepancies & poor follow-up from your team. Despite numerous calls, messages through the resident portal, & emails to a specific representative who promised to call back, I never received any meaningful response or assistance. I inquired multiple times about the option to transfer to a new home within your company out of state or to arrange a payment plan for the lease buyout fee, once I move but no one ever followed up. As a result, I was forced to secure alternative housing at significant financial cost, and I am now unable to pay the buyout fee in full at this time.I offer to forfeit my security deposit and return the home in excellent, clean, move-in-ready condition after only six months of tenancy, yet Ive been met with silence or unhelpful and rude responses. I am requesting that my security deposit be applied toward the buyout fee, that a payment plan be considered in light of my documented medical emergency. I have done everything possible to resolve this in good faith, and the lack of empathy and communication from your team has made an already stressful situation much worse & much more of a financial burden than necessary. I respectfully request a prompt and compassionate resolution to help prevent unnecessary financial hardship or damage to my credit, which has always remained in good standing with no history of evictions or negative marks. This is an urgent, medically critical situation that requires immediate relocation, and I am simply asking for understanding and flexibility during this incredibly difficult time.Business Response

I entered into a lease agreement with Invitation Homes on 7/28/2022. The lease agreement states that the company is responsible for a multitude of things ie **** and any issues that makes the house uninhabitable. The company has failed to repair the **** system, so that it operates properly. Due to **** system not operating properly I have incurred a magnitude of high electricity bills...ranging from $850-$1200. My current lease is set to terminate on July 28, 2025. At the end of the lease, I will have paid Invitation Homes an upward of $90,000. This is more than enough money to have properly fixed the **** system.I have paid my rent in full every month. I have requested to terminate my lease two months early. I provided Invitation Homes with more than a 30 day notice to vacate the property without penalty, via email and certified mail.I am reporting this company due to their lack of repairing vital systems in the home.Business Response

The resident has submitted several work orders for heat and ****, and we have sent a vendor out to diagnose the issue. Per the **** vendor the increase in utility bills was due to the home needing a zone control system install and replacement of air ducts. This work was approved and completed on 01/12/2025. An ** vendor was at the home on 03/24/2025 to address concerns with the ** not working properly. A repair was made, and we have no additional work orders open since the last repair. If the resident has escalated bills that they feel are associated with the **** system, and we ask that they email the utility bills to *********************************** so that we can review to determine if any overage credits are due. Unfortunately, we are unable to approve an Early Termination with no fee due to home being habitable. If the resident is still experiencing issues with the ****, we ask that they submit a work order so that we can send a vendor out to address the issue asap.

I am rejecting this response because: The unit was worked on, on 1/12/2025. This comes more than two years after filing the first work order due to unit not heating/cooling properly. They still do not have the unit air flow properly routed. In addition, when I experienced back to back electric bills of $1100 and $1200 due to Invitation Homes delaying to send someone out to repair the unit, for over a week. The unit was constantly running for about two-two and a half weeks, before a repairman was sent. At that time, Invitation Homes refunded me like $400 total.
Yes, I have placed multiple work orders due to HVAC, because it has never been fully repaired. Per multiple reports from techniques who have worked on the unit, the home needs two units (in a two story home) to properly heat and cool the home. During the winter months I had to put blankets up downstairs to try block air coming in through cracks, leaks...while the downstairs would feel like an igloo and the upstairs would feel like a sauna. There is no way to balance out the hot/cold due to the two story home operating on 1 HVAC unit. There were days when downstairs would have a temp of 50 degrees in the winter and the upstairs would be ************************************************************************ the home due to unregulated heat/air.
On July 7/28/25, I will have paid Invitation Homes $90,000, that is well more than enough to have placed in another unit. Let's be real. Invitation Homes did not let me out of the lease TWO months early, because they are greedy.

The vendor recorded AC temps coming from vents at 52 degrees. The following feedback was provided by the **** technician: ALL DAMPNERS ARE FUNCTIONING AS INTENDED. UNIT IS PERFORMING WITH IN PROPER RANGE COOLING AND CYCLING.
