      I went over Nov 2024, Dec 2024 Jan 2025 3 months without running proper running water for bathing/drinking with two minor children in the home. I was offered 50 % off balance due to rent abatement-me, until repairs were fixed. They must have knew they were at fault that is why they offered this program. I accepted-due to not having money to move. I paid the amount as agreed on the date it was due. Balance was zero for March 2025. I go to my residential portal to pay April's rent and I have a court fees/attorney charges on the account. I phoned/email asking why this charged occured if my balance going forward was zero. ***** ******** repsonse was you owe those fees due to us filing in Jan. I requested a copy of the ledger- the ledger reflects Feb filing court fees. How can she state the fees are from Jan and the ledger reflects Feb? I took the 50% agreement in Feb and it was accepted and agreed by both parties. I even received an email stating if you pay this amount, you will have a fresh start for March 2025. I told ***** ******** my ledger don't reflect that. I then receive another ledger showing the month now removed off the ledger. How can that be? Any charges on the account have to have a description so residents know what they are being charged with. I go to print out the ledger sent on 4/11/25 and it has deleted from them. I do have screenshots of the original sent to me on 4/11/25 along with a reference number for the call and the email. Invitation Homes altered my ledger unlawfully and have not provided me with what month I was charged with the attorney court fees on my ledger. This is an act of fair housing, and retalition of hate due to me excersizing my rights.

      Terrisha contacted Invitation Homes regarding legals fees from an eviction filing on their account and being without proper running water for three months in 2024.  The last rent payment made from ******** was in October 2024. The November 2024 payment was returned *** (non-sufficient funds). Legal fees were placed on the account once invoices were received from the attorneys. 

      As a gesture of good customer service, Terrisha was given a one-time concession of $350 due to the maintenance issues.  In addition, ******** was offered Second Chance, which took 50% off the account balance in the amount of $3522.07. The late fee for February and March was waived as well.  We held the legal fees so that the balance could be paid without reflecting in the total due. We offered to make a payment arrangement for the legal fees, which was declined.

      I am rejecting this response because:  There is discrepncies in the ledger. My account balance was zero and now they added fees not giving a description of what month. I have emails stating my account will be a fresh start. Meaning I owe nothing. I have several ledgers reflecting differents each time. They should not offered a one time payment plan to clear the account then add fees. The attorneys dont take 3 months to send an invoice. This is a mishap on there part and they are treating me unfairly due to my family status and race.

      Invitation Homes is the property manager for my entire street. They were contacted multiple times over the course of months by our local water supplier about having backflow testing done at all the properties. Invitation Homes ignored the requests which resulted in all the water being shut off in our neighborhood. At no time did anyone in the property management team contact us tenants about this issue. I have left multiple messages and requests for call back and still no one has made an attempt to contact me to resolve this issue.

      ****** **** (Director of Operations) and ****** States (Regional Maintenance Manager) reviewed Kevins complaint. On April 15th, we began receiving notifications of water disconnects to this neighborhood due to expired backflow inspections. Backflow notifications had been sent to the owner on record and unfortunately as the Property Manager, not owner, Invitation Homes had not received these notices. Invitation Homes had received a few notices prior to disconnect from residents and those inspections had been completed. Once we were notified, Invitation Homes hired two plumbers to begin inspecting and having water re-activated. On the first day we were able to have most homes inspected and passed to have water services restored. Any homes that did not have water were approved for hotel reimbursement or a daily credit towards rent. We have requested the mailing address for these notices to be sent to the Property Manager (Invitation Homes) rather than the owner. We apologize for this inconvenience and do not expect this to happen again going forward.

      After several issues with our rental property went unaddressed we decided to move from the property. Only after we gave our notice to vacate did the management company come in and begin making repairs and fixing issues. Once we moved out they sent a list of damages that we were charged for. One of the largest items was $2000 to replace a granite countertop that is clearly not granite to begin with but press board covered in epoxy. That is the same material that was there when we moved in. Upon disputing these charges I requested invoices, receipts and photos of the work performed and was denied. I also requested the original move in report with the photographs that were added to that report and got nothing. I am willing to pay my share of any damages made by me and my family as I believe fairly that I should but I believe that this company is retaliating against me since I was a good tenant that always paid and paid on time but they could not keep me locked into that rental. They know that I am willing to pay what is owed but they are going above and beyond to collect for damages that have nothing to do with our stay in this home. I want all work and charges documented so that I can pay what is right.

      I been renting with invitation homes since January 2025, and its been a night mare. From them not properly inspecting the house upon moving in. Once I moved in I encountered numerous issues with the property. Broken pipes, leaks, broken appliances, you call and get the run around or they say someone will get back to you and the managers take forever calling back or dont call back at all. They do a horrible job at taking care of the properties, but then expect rent on time . I over nights a payment to them and it did not get to them by the next day so once they received payment instead of applying the payment to my account, they closed my rental portal preventing me from paying any more rent then sent my money orders back to me in the mail because it wasnt deliver on time now I owed late fee . Who sends money back?? Now they have my account in eviction status because of one late payment . Refused to open the portal for me to make any other payments, because they want a total amount at once. I have running toilets, possible leaks , broken pipes, water stained ceiling , I had to get an appliance replaced once I moved in and they tried to charged me a service fee for that , when it was broken upon me moving in, my refrigerator not properly working , no ice comes out and their maintenance men they sent to fix it showed up smelling of alcohol and acted like he didnt want to fix anything. I am utterly frustrated and upset. Because now they sending me to court , when they are the ones not doing their job!!

      Invitation Homes proof that there were reported maintenance issues in the home. The service requests have been completed for issues stemming from January 2025. We also acknowledge that ****** overnighted a payment. Unfortunately, that payment was only half of what was due for rental charges. Partial payments are not accepted per the lease agreement. The account is now delinquent by three months. The online portal is not accessible to any tenant in eviction status. In effort to help ****** catch up on rent, Invitation Homes offered a one-time payment plan to help avoid eviction from the home. We hope this generous offer will be accepted and the terms satisfied to avoid any additional issues.

      Well originally we were behind but overnighted a payment it was not a half payment it was what we owe. Unfortunately they didnt receive the payment until the 4th of next month. They sent the payment back saying it was a half payment. The only reason I am 3 months behind because it took them 3 months to fix my water leak/ broken pipe that the city stated I had. I have been receiving water and sewer bills that state 2000-3000$ dollars due to that. I would not be 3 months behind if they would have put effort and acknowledge the fact that something was wrong. So my rent is now 4000 and I am not able to pay that furthermore I will not pay it because that is not my bill. So now I am in eviction because I have a bill of 9400 and they want the whole payment. The whole payment is not my problem I feel because of the lack cause it the bill to be high. I am thankful that the payment plan was put in place but its not like they did me any favors because either way I would have went to court !! They still took an extra month to fix the situation then someone turned off my water for a period of 48 hours. So either way you put it this is negligence on the property itself because all theses problems were stated the day of the inspection when I first moved in. Oh and might I add I still have one bathroom that has a leak due to the toilet just running all day and night. Lets see see how long it takes for them to fix this issue. My bill is going to be sky high again this month because they dont care enough to fix the bill.

      After careful review Invitation Homes contacted vendors to inspect Levis home. The vendors found that the gutters needed to be repaired and cleaned. Additionally, the vendors determined that the patio door needed to be replaced. The gutters have been repaired and cleaned as of today and the patio door is scheduled to be replaced on 05/02/2025 once we receive the special-order door.

      **** has been made aware of these repairs and will be staying in their home.

      I am rejecting this response because:   05/02/2025 is same the vendor they have scheduled multiple times is not capable of replacing the door. I have stayed home from work and rescheduled multiple days for this "handyman" vendor just to send out different guys with measuring tapes.

      Please schedule an actual door company. Or stop wasting my days with no compensation for the multiple days I have wasted sitting at home for no work to be completed while the door fails to seal since moving in.

       

      Prior to moving in the door was known to be rotten and was poorly repaired with thick paint and some kind epoxy which has not held.  The frame around the door is rotten, under the door is rotten.  And it was left like that intentionally while be rerented with known damage. And no tellings how long water had been intruding leading to likely mold.

      Upon Levis rebuttal, we had another conversation with **** via email to review progress of the door repair/replacement. We also discussed the involvement of a new vendor for the job, and the work order was subsequently re-assigned. A new vendor is scheduled to visit the Levis home on May 2nd to repair/replace the door, depending on Levis availability.

      We are submitting this complaint due to an unjustified $100 late fee added to our account by ************************** lease was originally set to end on April 17. We paid $1,660.82 for April, which was the correct prorated amount for the period through April 17. This payment was made on time.However, on April 4, before we had officially decided to extend or renew our lease, Invitation Homes added a $100 late fee to our account. Additionally, they posted a balance of $1,000 for the remainder of ********* though we had not yet agreed to extend the lease.We officially resigned/extended our lease on April 8. Therefore, we believe the late fee and the additional charge were applied prematurely and in error, as no agreement to continue the lease existed at the time those charges were applied.We are requesting a refund of the $100 late fee and an acknowledgment that the charge for the remainder of April was added prematurely, before our lease renewal was confirmed.Weve attempted to resolve this directly with Invitation Homes but have not received a satisfactory response.

      Kareika ******, Portfolio Director, contacted ****** regarding a late fee that had been applied to their account. Upon review, Kareika determined that ****** had renewed their lease after the initial partial rent payment was billed and paid. The subsequent billing of the remaining balance triggered the system to generate a late fee. However, Kareika concluded that the late fee was incorrectly applied, as ****** had paid the originally billed balance on time. As a result, the late fee was reversed. ****** expressed satisfaction with the resolution.

      I have rented this home from Invitation Homes for 7 years. For the past 8 months I have been requesting maintenance on a water damaged wall in the shower. The work order keeps getting canceled or rescheduled. I fear there is mold growing in the wall.When I moved in the rental company placed the trash cans In the driveway. They have been located there for 7 years. The *** is now stating that they are not permitted to be in the driveway. I asked Invitation Homes to remove the ****** next to the driveway In order to place the trash cans on the side of the house. They refuse. I was told to store the trash cans in the garage, which shares a wall with my kitchen. This is another health concern.

      Our team attempted to contact ******** via phone on a couple of occasions but had to leave voicemails.  The portfolio director followed up via email to confirm the attempts for outreach and to update that the maintenance team is in the process of securing a vendor to assess for shower repairs.  Once confirmed, our dispatch team will be reaching out to ******** for scheduling.  As it relates to the *** violation it was explained to ******** that our homes are rented as-is.  ****** on the side of the home will not be removed at the residents request.  It was recommended that they place the garbage cans in the back yard on non-collection days to keep the garbage cans out of view from the driveway per *** rules/regulations.

      On 02/10/2025, I contracted with ********************** to build a vinyl fence through Invitation Homes. They manage a property next to mine and there is a shared fence. The company just cul off the corner post and set it on the concrete. Then they put two screws into the post that was dry rotted. This post should have been replaced and been the corner post for the return. When I removed the post for my return, I discovered the post just wobbled to and fro. I have been working with Invitation Homes and am getting nowhere. I would like the corner post fixed correctly so I can finish my return and gate.

      Invitation Homes has received and reviewed ********* ****** complaint to the Better Business Bureau. We value our customers and are working directly with our resident to resolve the matter. Invitation Homes responds here to the Better Business Bureau's request for information as a courtesy.        

      Prior to receipt of the BBB complaint, ********* did not try reach our local maintenance management team to discuss dissatisfaction with fence repairs. As of April 17, 2025, a solution has been reached with *********.

      The original cost split of the fence covered the fence line and included a gate. However, ********* at the time chose not to participate in the gate installation, opting instead to install their own gate. Unfortunately, a vinyl post could not be left in place and had to be replaced with a standard post. The neighbor only noticed this issue when attempting to install the vinyl gate to save costs.

      While the concern raised was not part of the original cost agreement, we are moving forward with a resolution. Our affiliate is scheduled to return on April 19, 2025, to install a post to address Stanislaws concern and maintain good neighbor relationship. The vendor will also meet with ********* while onsite to ensure resolution.

      Invitation Homes prides itself on good customer service and legal and ethical compliance. As always, it is our hope to quickly reach a successful resolution of the complaint directly with the claimant and that this response shall close the matter with the Better Business Bureau.

      I have reviewed the business response and accept this resolution.  I do disagree with the statement that there was an offer for the return,  I would have had the entire thing replaced because I knew it needed to be done.  The post in question should have been put in the ground, not on the ground with minimal support.
