      I am currently renting from Invitation homes. I am a section8 voucher holder. The start date of my lease was December 19, 2024. The monthly rental charges, are ******* for rent, ***** for smart home, 9.95 for air filter, and ***** for tax. Making the total monthly rent *******. The payment invitation homes receive from the ************************* is *******. My current portion of the rent is 0. I paid the security deposit of ******* 11/20/24. my move in funds, included ****** account setup fee and the prorated rental charges ******. I was told to make the payment of ****** to cover admin fee, and *** would pay the rest. I made the payment of ****** on the 12/19/24 and signed the lease and received the keys. In January I received a message that my account was over due ****** for 12/19-12/31/24 and ******* for 11/2025, I reached out to ***** she reassured me that It was a long process to receive the payment from *** and to disregard the late fee and messages until the audit had been completed and correction were made to my account. This is where the trouble start. 2/25 i received another late fee, rental charges of ******* and still no payment from *** on my account. reached back out to ***** and again was told fee would be waived and they haven't received payment from *** and I was still under audit. I called *** and was told they received payment of ******* 1/17/25 and 2220 2/3/25, Which would have left a credit of ***** because there is no longer a charge for tax. I should have that credit each month *** pays 2220, because the payment is enough to cover rent and smart home and filter. instead of properly applying the *** payment on my account, I have received more charges, a ****** account set up fee that was paid in full, and 2 rent adjustment charges of *****. The ***** is the overage after the payment 2220 from *** pays my rent of *******. They refused to take a look into my account, I need help! I received a 30 day notice, and no answers or assistance.

      Apr 1, 2025 I received an unknown charge on my acct for 271 for a court fee . Now this comes to a shock because 1. I never been to court 2. I was served court papers for a case filed Mar 26 . Now why is this a shock? Because invitation home rent was paid in full 2 weeks before the court was filed. I called in and inquired about the fee and was informed that if they lawyers file with the court i have to cover that cost. Which makes no sense considering what was they filing when they received rent two weeks prior. I informed the young lady on the why would i pay a fee that your lawyers falsely filed ! Make that make sense . For the month of April I dropped rent off in the box because I was not paying no court fee and guess what as of today they still haven't add the money I paid and added a late fee instead ! And what is VI-****** for *****? Nobody knows ! At this point im ready to countersue because invitation does nothing but add fees to your acct falsely and expect for you to pay it. Then yall put incompetent people to reply back and never people who's smart enough to make understanding . This company is a joke for real .

      Invitation Homes has reviewed the ledger and found the charges being disputed by *******. The court fee will be removed from the ledger. Although the rent for March 2025 was late by 17 days, the payment was received prior to the filing date. The research shows there was an overlap in receiving physical funds, processing them, and canceling the eviction filing after the funds had been cleared. We strongly prefer residents pay their rent online prior to the grace ****** expiring as it is the most convenient and efficient way to settle the balance.

      There is also an administration fee on the account totaling $35.00. This is due to the City of ********** filing an infraction against ******* and all other leaseholders for illegally parking a commercial vehicle in a residential area. This resulted in a required court appearance to answer for the infraction. Invitation Homes attorneys appeared and had to pay a fine which will be passed to the resident as it is their responsibility.

      I am rejecting this response because: The fact that I paid 2200 dollars and I'm being told that yall only see 1200 is insane. Also it's a late fee on my acct for this month and I clearly wasn't late (hence the dates of the money order and the drop off) and would've paid on line instead of taking the time to go get a money order and drop it off if yall didn't have a fee . 

      I need the money i paid 2200 added on my acct and that late fee removed.

      ******* provided evidence to show the violation was not caused by them and instead a neighbor. The photos provided show the tractor trailer is parked very closely to the property ******* resides in. The court fee, late fee for April 2025, and the administrative fee for the violation have all been removed from Patrices account. The file showed $1200.00 was received. It was later confirmed that it was a typo and $2,200.00 was applied to the account as expected. The online portal is now accessible for rent payments as the most convenient and secure way to settle future balances.

      Invitation Homes charges for internet and ********* with your rent. I have been paying this amount but have never received this service through them. When I initially moved in (January 17, 2025), the internet had not been set up like I had been told it would. I was told it would be at 8-10 days, so go ahead and set up an account in my name and they would transfer responsibility and I would never have to pay any of that. February 4, 2025 was the first time I reached out and ATT initiated the transfer of responsibility with Invitation Homes. I thought it was taken care of until I got a notice from *** about a past due bill, only to find out Invitation Homes had not accepted responsibility in the 2 weeks given, so we started the process again. I have now initiated this process 4 time. Each time I am told it is being escalated and will be taken care of by end of day. I never receive a call back and the issue has not been corrected. Now my internet service has been disconnected due to non-payment and will be turning me over to collections, although I am paying invitation homes for my service. I have spent over 30 hours on the phone and on hold over the past 2 months trying to get this resolved and just keep getting bounced form person to person, but no one will accept any responsibility of help me at all. They say it is being escalated and someone will reach out, but no one ever does. I am at a complete loss as to what to do.

      We leased a home in ***************** from Invitation Homes for one year and the lease ended approximately on October 15, 2024. We have not received the deposit reimbursement check for the amount of $1,142.84. I called and emailed Invitation Homes multiple times and they have told me the check was processed Jan 25, 2025 and then I called again and they stated the check was processed mid February. The check has not arrived. They state they will send a message to the property manager to call me and I have not received any calls or emails from the property manager. Can you please assist me with obtaining our deposit reimbursment check.

      The Assistant Property Manager collaborated with our accounting team to re-issue the security deposit check which was mailed via Fed Ex.  The check was delivered on April 7th, and our records show that it was cashed on April 8th.  We attempted to contact *** to confirm receipt, but we have not received a response.

      I did a mid lease transfer in February 2025 meaning I already had renters insurance. I called my current insurance provider and updated my renters insurance to my new address 2 days prior to my new lease start date. Per Invitation Homes, I have within 7 days of my lease start date to submit my documents. I sent the email with my proof of coverage as stated in the instructions from my leasing specialist, then received an email that if my insurance was not approved I would get an email back. I never received an email indicating an issue. When I checked my charges on my account, I was charged for renters insurance through Invitation Homes. When I reached out to get this rectified, no one bothered responding to my emails for days. I finally got someone to redirect me to Get Covered and they refuse to refund my charges stating I was not in compliance. I supplied them with all the screenshots and attachments of me following the instructions provided to me. I have been going back and forth with them for days and no one at Invitation Homes corporate office will answer the phone to assist me as I was provided conflicting information causing this entire issue.

      Hello.. On Feburary 09, 2025 around 10 p.m. I went to use my restroom. Once I finished I flushed the toilet. The toilet gave a loud pop and base of the toilet broke in half. The next day I reached out to Invitation Homes maintenance to report the issue. The maintenance worker came a few days later, it took him about ***** mins to input a new toilet. I asked the maintenance man twice if he wanted to see the toilet or take it with him. He stated "No, he didn't need it." He did not take it so I tossed it out. A few weeks later I received an email from Invitation Homes informing me I would be responsible for the broken toilet. I informed them of the same thing all I did was use my restroom and flush the toilet. I moved into the home 11/2018. I have called in twice regarding the toilet leaking. According to my lease Section 13 (Maintenance) 13.1 states the landlord is responsible for 'MAJOR REPAIRS" that may need to be done to the home. A broken toilet is considered a ***** Repair and the landlord is responsible for the home having a properly working toilet. I was told the toilet was replaced in 2017, so it would it would exceed "Wear and Tear." If this toilet was replaced in 2017, then the company may have purchased a janky toilet. That is also not my responsibility. I have been here for almost 7 years. I take very good care of this home. On top of Invitation Homes trying to hold me responsible for the broken toilet they are trying to charge me $465.00. The toilet they replaced costs $94.00 or less. It's from **********, serial number *********, The maintenance worker was not here for more than 45 mins. So, I don't understand why they are trying to charge me this amount. I am willing to meet them halfway and come to some kind of compromise. But, I am not willing to take full responibility for something that I did not personally damage, break or destroy. This is Invitation Homes responsibility per my lease agreement. Thank you for helping me with this matter.

      Since receiving the complaint from *******, the Maintenance Supervisor has researched the work order in relation to the replacement of the toilet. After reviewing the notes, photos, and Elwandas explanation of the course of events that led to the toilet breaking, we found ******* remains responsible for the toilet breaking as it was impacted beyond wear and tear, and the replacement costs incurred. ******* is being charged back for the parts, labor, and service of replacing the toilet. The toilet replacement would not fall under the major repair exemption as it is considered a minor repair.

      The Maintenance Supervisor made three attempts to discuss the conclusion and findings of the review with *******, however, was unable to connect.

      Hello.. Telling me the toilet is beyond wear and tear is not telling me WHY I should be responible. Why is it beyond wear and tear because it's not a carpet or paint on the wall.. It is still an appliance in this home and it can break just like any other appliances for whatever reason.  

      I KNOW I did not break, damage or destroy this toilet and I should not have to pay for something I didn't break. Especially, for what they are asking for.. 

      They state this is not a major repair.. A working, functional toilet in the home is considered a major repair. They just don't want to take responsibility for it. 

      There is a absolutely no proof I did anything wrong to this toilet besides use it. They state someone from maintenance tried to reach me 3 times. That is not true either anyone from Invitation Homes can contact me abd have with no problems. So why would maintenance have a problem??

      I would rather not go back and forth about this because I live in this home. I hope we can come to some kind of meeting. I live here abd I use this restroom. So, I will be willing to pay some but I dis not damage this toilet and I'm not willing to pay all..

      In reviewing the rebuttal from ***************************, Invitation Homes stands by their initial response.  

      The Maintenance Supervisor contacted ******* on April 16th about the rebuttal response and ******* expressed frustration with the initial response provided. Invitation Homes maintains that the toilet did not break due to normal wear and tear and could only be caused by some sort of impact to the toilet. During conversation, ******* mentioned they would be comfortable splitting the cost of the replacement. After further review with the Maintenance Director, Invitation Homes agreed to split the cost of the replacement toilet. A credit has been issued to ******** account. The Maintenance Supervisor attempted to contact ******* on April 17th to advise of the decision, however they did not answer, and their voicemail does not allow for messages to be left. We will continue to attempt to connect with ******* to advise of the resolution.

      I've contacted this company an overwhelming amount of times attempting to gain information about a filed judgement. I've also driven to the *******, ** location to speak with a leasing agent only to find out the location is temporarily closed. The website isn't updated and the phone lines is directed to a call center. I've been requesting a call from a leasing manager for over 2 weeks. I've also contacted corporate. It's been communicated to me that high priority tickets has been placed for a leasing manager to contact me. I've been attempting to resolve an account. I've inquired about a settlement agreement. A judgement was filed against me without any notice and an agreement was voided once tenant moved out. Again I had no idea a judgement was filed because nothing is reflecting on my credit. Neither have I received email or telephone communication from Invitation Homes. I'm wanting to clear this matter and see if a settlement can be made. One sales manager by the name of ******* contacted me. I missed his call and tried returning his call within 45 seconds. I've left numerous voice messages asking for a returned call and again nothing. A judgement was filed without zero communication and I'm tempted to file a civil suit to have removed from my file. I've exhausted all of my resources with trying to speak with someone so that this account can be settled and updated.

      I received an email from *********************** with Invitation Homes on 3/13/25 stating that an HOA violation was reopened regarding weeding a plant bed on my property. I responded to Ms. ******* on the same day advising that the plant bed is not weeds and that if a weed treatment is sprayed on the plants, they will die. I did not receive a response back from Ms. ******** A couple days later on 3/15 a technician showed up next door to my home and started spraying a weed treatment on my neighbor's yard. When the technician realized that he was at the wrong house, he proceeded to spray the treatment on my front yard but stated that he would not spray the flower bed because the treatment would kill the flowers. On 3/18, I received a notice from Invitation Homes stating that a HOA violation charge in the amount of $456.91 had been added to my account for the weed treatment. There was no discussion prior to the tech coming to my home regarding the weed treatment. On 3/19, a day after I received the notice of the charge, I received an email from Taishima stating that the violation had been reassigned to a technician, but the technician had already been onsite on 3/15. So, she attempted to notify me days after the tech had already been onsite. Last year, there was a charge of $1,500 placed on my account regarding the same weed treatment. This charge was removed due to an error on Invitation Homes. Now, they are trying to add the same charges again for the same issue. I have advised Invitation Homes on many occasions that the flower bed will die if a weed treatment is sprayed. Even the tech they sent out to spray the flower bed, refused to do so. I want these charges removed due to lack of follow up and no prior notices being received. I have emailed Invitation Homes (Taishima ******* and *********************) numerous times regarding this charge and they have failed to remove it or provide any type of timeline in which they notified me regarding the violation.

      ******* husband moved in this house in Feb 2025. From day 1 with the walk through we had issues. 1. Living room blind was broken 2. Garage door has a big gap (big enough for snakes or mice to get in) and this is when its closed.3. Outside of *************** were dirty. Filled with *************** and leaves.4. Master bedroom has a large walk in shower no shower door.5. Driveway had nails, glass, ***************** we expressed our concerns ****** ( maintenance manager) said he would have the blind replaced before we moved in. Stated the house had already been pressure wash when clearly it had not. He even told my husband the spiders would come back & get there own web. Was not going to fix garage door or put a shower door up bc they have spent too much money in the house already. As of today the blind still has not been replaced. I voice my concerns about no shower door bc shower curtain not heavy enough to stop water from getting on the floor & could cause water damage to floors in the long run. I even suggest I would pay up to $300 for a shower door if they could order & install. The house has ants, ***************** they refuse to send out pest control. They never came out to even remove the lock box from the door. I got tired of opening blinds just to look out the dirty windows. I paid to get the house pressure wash. The description online was for a 6 bedroom but the house is only 4 bedrooms (false advertisement) which is fine. We were moving in the house needed a 1 level house for my 86 year old father. He passed away before we could move in. Invitation Homes has to be the far most leasing company that I have leased a home with. I have made several calls to ****************** ******** & each time was advised would have manager to call back & still no call. THIS IS RIDICULOUS.

      Invitation homes charged me fees for maintenance and wont even respond after multiple attempts. Every time I call its other their at lunch oh they are out of office they will email you back I have been trying to get fees removed from my account since 3/18 only to be repeated ignored after multiple promises for them to contact me. Now rent it due and I cant even pay with those fees on my account. I also sent a grievance letter from repeated issues from the very 1st day I moved into the home to find an amount of concessions that would be reasonable and have not received a response sent I sent it in February. They collect your money and ignore you when you have any issues and if you try to fight it they threaten you with an eviction notice.

      I am rejecting this response because:   Invitation Homes has delayed my issues time and time again and stated it was upon their discretion if i would receive payment. Multiple representatives stated due to my long list of issues I would be able to receive help. I recommend any and everyone to take legal action against them and have an inspection done on your home and you will find so many more issues that they state are not their responsibility. I would like compensation for at least 2 months rent base pay. They can use their discretion to add it to my account but choose not to. I have had issues since the first day I moved in and didnt have air conditioning for 1 entire month with an infant child didnt have a properly working fridge for over 6 months and their only recommendation was sorry and buy a mini fridge or pay for a hotel and they can maybe reimburse me all while still paying full rent. They constantly say they will call back then never do and avoid you until they say its too late and state now they cannot help you.
