    On August 27, 2022, I received a letter from Belmares Properties stating that my refund deposit of $595.00 will be applied to damages to the property beyond wear and tear and that an additional $85.00 would need to be paid to them to cover the total cost. They are stating drywall repairs and paint, cleaning of office cost $680.00. I have called to ask for pictures of damages as I cleaned the office before leaving the premise. It's a very small office used for clerical work only and they only damage would be from wear and tear. I never signed a lease agreement with this property management; therefore, they are not aware of how the office was when I leased it out, nor do they have the right to keep my deposit. It's impossible to get a phone call returned from this company. I have yet to get a call back regarding this matter. It has been 3 weeks. I have been sent threating letters that I need to leave premise due to non-payment, when they had my funds before they mailed out the letter. At that time, I never got a call back as well regarding that matter and had to keep calling the office to get an update. When I got upset the lady then transferred me over to the person she stated was not in the office to begin with. I also received a letter that they will not be renewing my lease since they took over as property management and gave me 60 days to leave premise. I kept getting calls asking when I was going to leave the premise, when clearly, I had 60 days to leave the premise. Overall, I want my refund of my deposit of $595.00.

    I have no clue who this person is more detail will help me, we dont have a tenant by this name nor do we have a property on Fredericksburg. Perhaps its a business name. But unless they share details of property address of rental. Or business name used. 
    That would help figure out to resolve the issue.

    The property management should have my information under *************************** - DB WEL, LLC. I was at ****************************************** B, but am I not anymore, therefore I did not put that address down.

    Hello

    First let me say we took over this property a month before owner requested to give this tenant  a 60 day notice. And with the information she provided help me figure out the address and company name. I did try to call her and left a message. We did not escrow deposit as there were credit to owner during closing of the purchase. Am attaching the document and estimate we mail to tenant as to her deposit. Picture will also show that item as to were account for from the deposit. Most of the expense went towards touch up paints from holes in the walls but most of it for cleaning which tenant didnt address either one.

    Touch up paint, isn't that normal wear and tear? Holes were from thumb tacks on the walls from posters. Cleaning, I swept and mopped, not sure what more cleaning was needed. We didn't have a bathroom or kitchen in the office so there wasn't much cleaning. The notice I received stated drywall repairs? No attachments were received.     I did respond it, I download some picture and document as to the damages to the walls that need to be painted and the fact they tenant didn't clean the unit nor the carpet. which was their obligation  to do so. We sent her a itemization of the cost. which exceeded her deposit. I also try to reach out to Tenant after her complaint left a message to reach out to me so that we can try and come to some term. Tenants deposit was $595 and damage cost was $680, which she had a remaing balance of $85. Which owner is willing to forgive. 

     

    Again make this email know that I did respond right away. and I try to reach tenant for resolution. NO respond....

    Carpet? We did not have carpet. Perhaps you are mistaking me for another tenant.
