    Brim Properties, and specifically their agent *******, completely mishandled what shouldve been a straightforward rental. My experience involved poor communication, unprofessional conduct, and what appears to be a pattern of stringing along qualified applicants just to collect non-refundable application fees.I was a highly qualified applicant with consistent early rent payments, a verified income, a perfect rent ledger proving I've paid on time and in advance consistently where I rent, and even have a co-signer who earns over $1 million a year. I offered to hand-deliver documents and make the process easy. I have professional cleaning experience and maintain where I live so well. I have guaranteed passive income and proved it to them and how it would cover rent. After asking whether Id meet their strict criteria (which they list in advance), I was ghosted for a full week. When I followed up, ******* finally repliedbut without answering a single question. His message was cold and dismissive: Sorry you feel that way.The unit itself was unclean and clearly not ready to show. Dirty carpets, missing light bulbs, and grime in the corners. The showing agent, *****, didnt even walk through the property with me or explain anything nor answer my questions. He made things awkward by bringing up that he had just come back from his mission and looked at me expectantlyas if trying to figure out if I was Mormon. It felt intrusive and unprofessional.Brims screening standards are so rigid that even highly qualified renters can be rejected with no explanation or consideration. They refuse to clarify how they evaluate applicants, which makes paying a fee feel like a ******. They will not consider context when evaluating anything on an application. I believe they prioritize ease and fees over fairness or responsibility.I strongly caution renters and property owners: if you're seeking professionalism, transparency, or real engagement, look elsewhere.

    *******- I am sorry you feel that you we are out to collect non-refundable applications fees. I can assure you that this is not the case as we use an independent 3rd party to perform all of our credit and background checks and the $50 fee is paid to them for their services. I have had a chance to review all the communication that you had with ******* as it is all captured in text messages. You were informed that by ***** that ******* (our leasing agent) was out of town and would not be able to get back to you for several business days. You were not ghosted but were well informed of the timeline that we had while he was away. In your text messages you had several questions regarding payment history and credit history. You can find our application criteria all listed for public information on our website and any of your questions could have easily been answered by clicking our application criteria section listed on our website. Unfortunately your questions were vague (in which you admitting to not fully knowing the extent of your credit situation) and did not offer us any insight as to if your application would have meet the qualifications. As you never did submit an application we were unable to properly ***** your application or offer any conditional work throughs for you. You never mentioned in your text messages or communications with ***** or ******* that you had a co-signer who would be willing to be a full participant on the lease contract with you. **** **** *** *** ******* ********* I have discussed your showing with ***** as well as reviewed the text messages leading up to and following up after your showing. As per our company policy when doing property showings we like to let the prospective tenants be able to wander the space on their own time and at their own pace. We like to stand at the door and let them take all the time they need to look, measure, take pictures, etc. and not be hurried and followed around. ***** was available at the ******* to answer any questions you had. We also let you as a prospective tenant wander the space alone as this is for our protection. ***** only told you that he had recently returned from an LDS mission after being asked specifically by you of details of his personal life. He did not offer that information to you on his own. You asked details concerning his schooling, age, plans for the future, his employment at ****, etc. and that line of questioning from you led him to answer your question of why he was "behind" in his college education with the fact that he had served a 2 year service mission for ********** of ***** ****** of Latter Day Saints. I am sorry that you felt your experience was less than great. We did respond to every question you had and with the best information that we had available to us, and kept you informed as to the process, progress, our timeline, and the expectations that we had moving forward. We are happy that you did find another suitable living situation in another property (as you indicated in your text messages) and wish you well.

    Brim Properties response is dishonest and misrepresents both the timeline and the content of our communication.I did clearly mention my co-signer. I read their public criteria and asked specific clarifying questions, which were ignored. I was told ******* would be back in a few business days. After I was informed he had returned and saw he was communicating again, I sent my questions and thats when I was ghosted for a full week, until I followed up again. Thats not clarity or professionalism.I never asked ***** about his age, schooling, or personal goals. Thats entirely fabricated. The only question I asked was how long he had worked in real estate which is completely appropriate in a showing. He offered personal religious context unsolicited. The claim that I asked why he was behind on his college education is absurd. That assumption was never stated or implied, and the fact that **** would invent such a comment is frankly ************* for the showing method having your agent remain at the front door for their protection rather than guide the walkthrough is not a professional standard. It speaks to a lack of training or trust in your own tenants, not customer care.Brims process seems designed to avoid real engagement. The idea that they answered all my questions or laid out a process is flatly untrue. The review stands as written. Based on my experience and numerous similar reports from others, this company is operating in a way that deserves serious scrutiny.

    My 18year old son and 3 friends who are students at UU filled out an application for a house to rent next year. They were each charged $100 per person and submitted the application by end of day. The next morning, upon opening, **** told the boys that the property had been rented to another renter.Clearly, this decision had been made in advance, yet the boys were not compensated for the $400 spent nor given recourse. The contact number they have is answered by a voice message that is over a month old and has not been updated. If this scam is occurring to others, BRIM is surely benefitting. I am curious what recourse we have under **** law.
