      RENTER BEWARE!! Black mold, ***** tub, carpet too old to clean w/o disintegrating, rude office ************** management is rude and wont fix anything but now that they need to find a renter for her apartment, they immediately went in and painted over the ******* daughters tub was *****, toilets didnt work well, kitchen sink pipes underneath would come undone and water would go everywhere, carpet is so old that we cant get it professionally cleaned because it will disintegrate. Indoor stairs to apartments are never vacuumed and full of leaves and dirt.Its virtually impossible to sell the lease even in this housing market. Be prepared to be stuck in it if you have to need to get out of it early.

      When our power went out, we contacted the landlord the next morning (Friday). They were out of town but said they would send someone. We filed a work order and granted permission to enter. We left to go camping since our house was overheated (95 degrees) because the swamp cooler wasnt working. When we returned on Sunday morning, nothing had been fixed. Without electricity, our fridge and freezer werent running, causing us to lose all our refrigerated food. We texted them again, and they said there wasnt much they could do because they were on vacation. They should have sent someone available. Eventually, they gave us the emergency maintenance number. By 7:00 pm, someone showed up but wasnt an electrician. He did his best but couldnt find the problem, promising to return with an electrician by 9:00 am Monday. Someone finally arrived around 11:00 am (I adjusted my work hours to let them in). The electrician fixed the problem in about 30 minutes. The swamp cooler still wasnt working, so they called someone else who quickly fixed it in about an hour.We informed the landlord we would deduct the food cost from the rent, and they agreed. However, on July 1st, they told us to contact Joseph Thomas Real Estate and document all the food after we had replaced it. When I called, the representative was incredibly rude and didnt return my call until July 8th. She said the legal team claimed they weren't required to reimburse us and suggested filing an insurance claim. She then blamed us, suggesting we could have used a cooler. Who owns a fridge-sized cooler? Why buy one if you have a fridge? I called the insurance company, but filing a claim would require paying a deductible and increasing our rates, making it not worth it. We were then charged late fees by the management company, which we shouldn't have been charged. After many tears, calls, emails, and fights, they gave us $100.I can't address every issue, but these people will squeeze every ***** out of you.

      Joseph Thomas real estate rental management was very responsive for maintenance calls. We really appreciated Wemerson, he was kind and professional.We moved into the dirty home with high weeds and took care of these problems in September 2019.Our shower had mold in it and it was serviced many times, but the owner would not commit to actually solving the problem and removing the mold.We were offered a contract to rent the home again after 1.5 years of renting. The new contract was to run summer 2021-summer 2022. We signed the contract and sent it back to Joseph Thomas according to their deadline. In May 2021, they called and asked if we wanted to buy the home, the owner was ready to sell. They said if we didn't want to buy on the spot, that we would need to move. We had to be out at the end of June. When we asked them about the contract, they said they hadn't signed it yet.We moved out during the month of June, they called and asked about checking off a move out cleaning checklist around June 20. I knew we had until the end of the month to move out, so I didn't answer back right away. They decided to hire cleaners and sent them in before the end of the month and charged us $600 for their services! Even though the home was already sold and we were supposed to have until the end of the month to clean and move out. We were very disappointed with the way they finished out our rental contract.**** and ***********************
