We put a deposit on a town home of 2,550.00 at the address of *** ******* ** ***** **** **** ** ****** The management was vision real estate. When we moved out we ensured that the house is taken care of like it was our own. We hired professional cleaners, we always kept up with replacing the air filters monthly out of our own cost. The property manager (Alyssa) was supposed to keep up with “routine inspections” through the two years we never had a complaint and kept everything clean and we respected the house. As we moved out back in May 31st of 2024 we received our deposit back with was a total of 378.02 out of 2,550.00 which I find a complete disrespect and slap in the face. Here is a breakdown of the charges.
626.04 paint and patch as needed
350.90 landscape: yard cleanup/ mowing
1,070.04 carpet cleaning, heavy cleaning throughout
125.00 code change
Total deduction 2,171.98
When we found this out we immediately reached out to Alyssa to provide detailed explanations, photos, and receipts of all these charges. They still have not to this day provided anything.
I have contacted them via text, email, a letter and now going back and forth with a marketing manager that reached out to my review left on there Google. He claims that Alyssa has reached out and
Provided invoices and receipts but that was a lie. We have not been contacted, received any emails or have had any communication whatsoever. Paint and paint and patch work of 626.04 is not okay. When we first moved in there was nails and some spots that were left from the previous tenants. I strongly believe they don’t do a thorough inspection and just take people’s hard earned money and think they won’t do anything about it. 350.90 for landscape when we are in a hoa and they take care of that. 1,070.04 for a deep clean when we left it spotless and hired a professional cleaner. And the 125.00 door code change? Which in my eyes is there responsibility and that was something I could have done myself.Business Response

I am rejecting this response because: I have been going back and forth with someone from vision real estate I believe a marketing manager of some sort. I asked him and other people working for vision real estate for proper invoices from “contractors” who did the work on the home. All they provided me with was another invoice which was completely different from when we first got charged, and they are just throwing numbers out at this point trying to keep people’s hard earned money. I believe this has happened many times before as they charge for whatever possible to keep people’s deposit. As you can tell from the previous “invoice” it’s completely different and wrong from this new “invoice” I received from a Richard.

I put a application in for a rental and was denied and told I would get my application fee refunded cause they denied me and when I contacted them back with in few hours of receiving email that it would be refunded they told me they would not do the refund I want my money back like I was told and emailed wod happen cause they didn't prosses my application and the fee was not put toward even pressing app and was emailed and told I would receive my money backBusiness Response

We could not approve her application because her income didn't qualify her and that we could refund her application fee at that time.
Then, she told our admin assistant she had a Section 8 housing voucher and sent that to him, so he moved forward with her application based on that information and processed the rest of the application, credit, and background check. In the end, we had to deny her due to her credit history.
When she requested her app fee back, he explained to her that we could not refund the app fee because we had processed the credit/background check and the app fee helps pay for those services.
That was the reason for the application fee not being refunded as was explained to her.Customer Answer

Dear Better Business Bureau,
I am writing to file a complaint against Vision Real Estate, located in Provo UT. The company has triple charged me multiple times for my utility bill and has forced me to pay under threat of eviction. In addition to this, I am extremely dissatisfied with the poor quality of the living conditions provided by this company.
The apartment I am renting from Vision Real Estate has several issues that are making my living conditions unbearable. There are exposed wires in the bathroom, which is a serious safety hazard that needs to be addressed immediately. The walls are paper-thin, and I can hear everything that my neighbors are doing, making it impossible to get any peace and quiet. The floors are already coming un-glued, making it difficult to walk around my apartment without tripping or stumbling. Additionally, the plumbing is improper and causing constant irritation when the laundry above me is running, with "gurgling in the pipes at 3am disrupting my sleep".
I feel that Vision Real Estate is not living up to their responsibilities as a landlord to provide safe and habitable living conditions for their tenants. These issues are causing me significant stress and are affecting my ability to live comfortably in my own home.
I am requesting that the Better Business Bureau investigate this matter and take appropriate action against Vision Real Estate. I am also requesting that the company address these issues and make the necessary repairs to ensure that their tenants are living in safe and comfortable living conditions.

Hello, thank you for providing feedback. Here is a response addressing your concerns.
1. You have not been charged triple the amount multiple times for utilities. As of writing this your utility bills are total: $1397 and we have only charged you: $1313. All tenants are required to pay agreed upon utilities. "Forced me to pay under threat of eviction." Sounds harsh, but every tenant anywhere is held to the same standard. If you do not pay your bills, you can be evicted. It is in our lease terms.
2. We have no record of a service order being placed for exposed wires. If you have such an issue, you will need to submit a work order as you have done for other repair requests. We cannot fix an issue we are not informed of. Please submit a work order through our website tenant portal in the future.
3. I am sorry you find your neighbors to be noisy. That is not something we as a property management company are able to control.
4. If the floors are coming "un-glued" please submit a work order for them to be repaired. If you do not submit a service request, we cannot fix an issue we are not informed of. Contacting the BBB is not the correct place to reach out for your repair requests.
5. We have serviced the plumbing from your previous work orders. Here is feedback our tech's have given at the time of service: "I ran thrift down both the kitchen and bathroom sinks the bathroom twice then ran hot water for 20 min in both sinks nothing backed up and i never heard any gurgling." We also serviced a clogged shower drain work order. There was also a "clicking noise" you reported could be a water pressure issue. Our service techs were unable to recreate the issue and told you to look out for any possible damage. We have serviced the plumbing multiple times and not been able to recreate the issue you have described. Pipes making noise as water passes through them is normal. Please let us know if there is a leak or something in need of repair through a work order.
6. Vision Property Management is not your landlord. We manage the property for an independent owner. We work hard to make sure our managed properties are habitable for our tenants, but if you are not submitting repair requests we won't be aware of the issue to fix them. We have put in a work order for you for the overhanging wires and the unglued flooring now that you have brought them to our attention. Please for all future service requests submit a work order at the tenant portal on our *************** website.
7. I am sorry that these issues are causing you significant stress. There is little we can do to control the noise levels of your neighbors and the water. But please submit work orders in the proper channel so we can relieve the stresses that come from things we can control.
