1 starOne star is the minimum the system allows. However, 1 star is too much rating for this company. Since the loan was sold to this company, my nightmare began. I set up the automatic payment, as I always do, and without modifying anything (not the automatic payments or the bank account), they stopped withdrawing the money from the bank account. I have attempted to send it 3 times payments (for over 6000), and even when the system posted it as "processed," the money is still in my bank account. I have made two conference calls between the *** (lender) and a *** from my bank account, having recorded the whole conversations; they said the payments have been through, and the bank *** asking how the payment went through if these accounts have not had any movement in or out, and I am receiving letters of the default payment and collecting agencies. I set up bill payments from the back to the *** to "force" them to receive the payments. What else can I do with a lender that does not want to take the money I am sending?Review fromian Z

1 starDO Not use this bank. I had no choice because they bought my loan from another bank. I have had nothing but terrible experiences with them. They did not honor my automatic payment or the insurance I had in place. They charged me an additional fee for insurance. I reinstated the loan, put *** back in place. A few weeks later I got a call saying I needed to make a payment because I was behind. So the *** was not updated and the instatement money I sent didn't reflect on their system. 1 starNo stars. By far the worst experience Ive ever had with a lender. Completely inept with no care for their clients at all. My loan was transferred to *** as I already knew of their reputation prior to borrowing and would have never purposefully tried to borrow from them directly. My home was destroyed by the three hurricanes that hit ******* in September of 2025. Since then I have been applying for mortgage assistance with sps. The process is nothing more than them dragging me along asking for additional information that I have already provided repeatedly and then waiting for that documentation to go stale and asking for it again. All the while allowing me to fall further and further into debt. This lender does not care about you as a client. They want you to go away. I had an 800 credit score before these storms. Its now 600 and there is no end in sight as sps continues to tell me that I have provided all that is needed only to ask for something they already have days later. The only saving ***** is that I am inline to be transferred to another lender again as of may 1. That day cannot come soon enough as I will gladly start this process again with someone else rather than continue on what is now a 7 month process in asking for mortgage assistance.Review fromL T

1 starThis company doesnt understand how to process a property already in a trust when the main trustee passes away. Going on 6 months of dealing with them and every time they ask for something different, ex. Deed from the county (which they should already have access to, being a mortgage company), list of guarantors (which wouldnt apply with a trust), complete will (which lists monetary items, not real property and is none of their business). Says theyve been in business since *********************************************** a trust theyve ever had to deal with. Tried asking to speak with the people rejecting these documents, and the representative said those people dont talk to the public. Im only trying to have them waive the late fees they charged due to the death of the owner which by federal law shouldnt even be charged. Sounds like they shouldnt be in business anymore, very unprofessional and unintelligent feels like there are teenagers running the place.Review fromGiovanna C

1 starPlease let my review serve as a dire warning! First let me start off by saying that if I could give them 0 or a negative value as a rating I would do it without hesitation.Warning! Do Not do ANY business with this entity! The left hand does not know what the right hand is doing and worst of all, they're actually comfortable with that business model. My loan was sold to *** and it has been a complete nightmare for the last 24 months. Everything has been *********** downhill as if there was a magnet at the bottom of their preverbal destructive pit of destruction.SPS should not be allowed to handle any kind of financial services or transaction at any level! They dropped the ball in making property taxes and home insurance payments, which the Escrow Account clearly includes taxes and insurance. Each department works independently from each other and they do not communicate with each other hence the complete chaos and disorganization that *** is obviously plagued with! I would NOT recommend this institution to anyone not even my worse enemy! The business lacks common sense, and I honestly don't understand why the US allows a "company" such as SPS Select Portfolio Servicing to conduct business dealing with finances!Review fromHarry G

1 starI cannot imagine a more frustrating and miserable experience than having SPS as my lender. They took over my loan from ********* in the Fall of last year and proceeded to overcharge me by 20% every month since. They "opened an investigation" for 3 months -- the whole time during which I continued to overpay to avoid fees and derogatory remarks -- and when it concluded in my favor nothing changed. Oh sure, they sent me a check for the overpayments -- money I should have been earning interest on, not them. But every month since the 20% overpayments remain. Even looking at the principal and escrow in THEIR system and adding THEIR numbers up, I get the correct number. But when they add two numbers together it spits out a +20% nonsense number the NOBODY at SPS can explain. Oh, and because I can't make a proper payment online or set up auto payment I have to pay an extra $15 to make one time phone payments. Because THEY can't perform basic arithmetic that my 5 year old nephew can do in his sleep -- I have to pay fees.Explaining these things to the account **** garners no apologies, no sympathy, just offers to pay over the phone and charge fees. Whether through intent or negligence or apathy, their actions and behaviors are nothing less than criminal and I will be looking out for class action suits that may ******** only hope is that this review dissuades others from engaging in business with SPS.Review fromMichelle B

1 starWe applied for a loan modification, jumped through all the hoops. Got approved but they back dated the notification that had us three months in arrears. They will not help making the modification current and have turned it over to their lawyer. They are not willing to help or adjust the modification, even after putting in a new modification and dispute. They are not willing to work with us with our loan.Review fromRosa E

1 starWe called SPS in December 2024 to Pay Off our Mortgage. They instructed us on what to do. I happily followed the steps they gave and made copies of what I did throughout the entire process. We just received a letter in March 2025 that we still have a payment. We called and spoke with several people including a Supervisor in order to resolve this. All but one were disrespectful. The Pay Off Check, etc were sent to the wrong department by their employees. They didn't process it until January 2025. Now, in order to complete the process, they said we have to send a wire payment or go to ************* and pay $13. When we went to *************, they said it would cost $21 to send the money. They admitted that it was their fault but, are still charging us the $13. Our exciting Milestone was turned into a major dissappointment. We did our part but, they didn't do theirs. 1 starNothing but trouble and waisted time. My loan was bought by ***. I did not select the company. Every time I need something or have a questions it requires a long phone call due to bad policy. Today I was not able to get my tax, escrow and other info off the website bc my account has already been closed due to paying off my loan in Dec. I had to call in and request all info to be sent by mail. What a waist of time, paper and resources. This is just a small example of what it has been like to deal with this company over the years.Review fromsherri N

1 starThis is the worst. I was with *** for 10 years, and everything was fine. Then *** took over my loan and raised my mortgage payment by $400 more a month.
