We purchased a timeshare from Massanutten, and we’ve barely had the opportunity to use it. This is a deceitful company and would advise others to avoid them at all costs. My husband passed away on May 23, 2024, from pancreatic cancer. One of our last conversations before his passing was about the many places we had visited on vacations and how he never got the chance to go to Massanutten with me for the week. He reminded me that Massanutten had assured us they would buy back the timeshare, so I would not have that financial burden to worry about after he was gone. After my husband passed away, I searched for my Massanutten contract but could not find it in the big box we received after signing. I looked up the number online and called Massanutten, requesting to speak with our representative. I told him I needed a copy of my contract. He asked if I was looking to purchase more, and I said no. Before I could explain further, he abruptly and rudely told me that Massanutten does not buy back any contracts and asked if I still needed my contract. I said yes, and he responded that his secretary would email it to me. Then he hung up without even saying goodbye. He was extremely rude and unprofessional. Everything about my experience with Massanutten has been horrible. I have been deceived, coerced, and lied to numerous times and I am sick of the stress this company has unduly placed upon me. I have demanded that my contract be terminated at once.

Hello Ms. *******,We are sorry to
hear about the loss of your husband, and that the sales experience was not
positive, but as we have stated in previous correspondences the Owner’s

name one all financial obligations are met. This property

Moral of the story: Read the fine print if you visit Massanutten, they are out for your money. I am willing to take responsibility for not paying attention as I should have. My mom has been an owner at ********* ***** and member of RCI for about 20 years. (She gifted me the trip) I wasn't expecting to spend a lot of money this vacation. Checked in 8/31/24. It was the end to a long day of travel. Checking in was smooth, everything was great there. We were directed to a desk across the lobby. At this desk, we were explained to by a woman there that we could have Ultimate Passes for "free". I figured this is because my mom is an RCI member, no reason from my perspective to suspect otherwise. After all, why wouldn't something be free when verbally advertised as such? Again, I was tired and not paying attention. We end up signing up for a tour that I was somewhat interested in. I haven't been to Massanutten since I was much younger. The tour was also verbally advertised as "free". Long story short, I show up for the tour at the agreed upon time (9/2/24 830am) to find myself and my family standing in a line of people. Seeing as this is our vacation, we left because this seemed like a complete waste of time. 1 hour later I receive a phone call about how if I do not reschedule & complete my tour, I will be charged $600 for the Ultimate Passes. I explained to customer service and management that my vacation is booked for the rest of the week but that didn't matter because my son naps at the times they wanted me to come in. We used the Ultimate Passes on 9/1/24 at the water park. I tried to negotiate with management about paying for the water park trip and returning the passes. I was told this is impossible and I will be charged $600 for missing the tour. You see, the passes were never free. They either costed a minimum 2 hours of my time with a 15 month old baby driving around the resort or $600. Both are a significant amount to not verbally make people aware of this.

Hi Michael,We apologize that this was your experience while visiting
the Resort. These tours/owner updates are put in place to update guests on new things
and changes that are happening around the Resort, but they are not
something that you have to attend unless you want the complimentary items, such
as the ultimate passes.Upon signing up guests are notified that if they do not show for
any reason that they will be charged in full for the ultimate passes, and they
are also provided a document that states the two-hour time commitment.Sincerely,Massanutten Owners Association.

We have been coming to Massanutten Resort for 22 years. Every visit (2-3 times/year) I always do Isabella ***** strength training 1st then after stretch & relax in her Yoga class. She is a great influencer and motivator of good health and nutrition. My good mindset leaving her classes and resort carry with me long after departure and I look forward to returning. The fact that this company offers no deedback or payment option to sell or give the timeshares back is ridiculous. You then cause people to go into debt or be indebted to you way beyond viable years of payment. Something needs to change immediately. I want this company gone. The sales pitches they use and exhaustion tactics of holding you hostage for hours on end are criminal and inhumane. None of it was worth the headache this contract has me in. DO NOT BUY!!!

We are always available to our owners. There are many options to
use your time, rent your property, sell the property, or have it transferred
into someone else’s name once your financial obligations are met and current. If there are additional concerns, please reach out. Massanutten Owners Association

Let me preface this with, and have been coming here with family for the better part of two decades. We used to love it here before management changed.
This trip we stayed in condos and starting off our rooms were not ready when we got here at 4pm. The room is newly painted with furniture and mattresses from 20 years ago. Pull out couch? More like garbage bag full of springs. We chose to sleep on the floor instead.
The second day we were here my young female cousin was let to run out to the car. On here way out she was approached by a man who asked her "What yours favorite color?" and asked her to come with him to "see his ring". Upon running and coming back to us we reported this to the main office who said that they would report it to security. We called back later to check the status and Security has never been notified, most people were not even aware a complaint was filed including supervisors in the main office. A resort where child kidnappers are welcome is not a place to bring your family.
The third thing to ruin this trip. Everything closes at 6/7 pm. There is nothing to do in the middle of the summer when it is still light out. Aside from this every activity costs an outrageous amount. Making soap? 35$ per bar, tie dye? 60$ per shirt. Wanna go to the water park? well you have to reserve online or its 85$ for a park that is open for 6 hours. The only notification of this massive increase in price is a single line of text on their website at the bottom. This did not exist under old management.
I have no idea why the new management decided to start jacking up prices, lowering quality, and using straight up scam tactics to rob guests of every extra dollar. I will be using my timeshare points here as everyone of my 12 family members here have agreed that we NEVER want to come back again. The front desk told me, "well you should have called security they should be notified of this" and offering no recourse to even moderately make us feel safe or secure.

We are seething with frustration and outrage about our experience with Massanutten Resorts. To the point of demanding an immediate and irrevocable divorce from our timeshare contract. My wife and I were ensnared in what can only be described as a predatory and deceitful trap since 2016, and we have had enough. The culmination of this nightmare was a timeshare that is worthless, a contract designed to never end, and a financial burden that threatens to follow our family beyond our lifetimes. We continue to be bombarded with daily calls for payment, despite our attempts to explain our dire financial situations, which have fallen on deaf ears. Let this review serve as a stark warning: do not be a passive victim in this scenario. We have demanded the immediate return of all deposits and a timely exit from this contract. They have been warned that failure to comply will result in legal action, and we will not hesitate to expose the predatory nature of Massanutten Resorts to the public and regulatory bodies. Do not engage with this company. If you have experienced what we have, rise up!

Even though the resort is beautiful, DO NOT buy from them during their sales talks. They will make it sound like you can trade anytime with your particular unit, but that is not true. We have tried several times to trade using RCI, without much luck. As for resale, they will give a website of companies that can resell for you, if you ask, but they don't work either.

I was a recent guest at this resort. The mountains and singing birds were great, but the level of service and amenities have room for improvement. It's just average. I found the level of customer service lacking, the prices high and the resort wanted to charge for everything, including a clean set of towels.

We have been misled about Massanutten’s timeshare program. After “winning” a free vacation, we found ourselves stuck in an uncomfortable high-pressure sales scenario with a team of rotating salespeople. These people refused to take no for an answer, and they subjected us to deceptive sales strategies as well as outright lies. We have requested the immediate termination of our contract. Our time at the resort began with excitement as we were looking forward to our vacation. However, shortly after arriving we were required to attend a sales presentation, which left us feeling both deceived and discontented. The sales team employed misleading tactics, promising affordable world travel with our children and exclusive ownership of a property that wasn't available. Despite my wife not being in the military, a military discount was offered based on the status of her father, a retired member of the armed services. The timeshare was presented as an investment for our family's future, with the assurance that it could be passed on to our children upon death. We were assured that selling the timeshare would be easily facilitated by their staff, yet when we inquired about selling it, we were informed it was not possible, and assistance was not offered. Week restrictions, were never explained during the sales presentation, hindering our ability to use the timeshare. We have never stayed at Massanutten and could only trade our week once. During this vacation, we were forced into an additional timeshare presentation, attempting to combine our existing timeshare with another. Our refusal was met with rudeness from the staff. We have reached out to a VP in the company; and received a response from the Director of Hospitality Administration. That was anything but “hospitable”! They are NOT owning any portion of our negative experience. Their advice, pay us…then pay someone else to sell it for us. FORGET IT!

    Thank you for
sharing your experience with us. We are truly sorry that the sales experience
was not positive. There is a tremendous amount of information conveyed during
the tour and sales process. The staff breaks down the information throughout
the sales process and makes every effort to answer any questions you may have.
We appreciate your feedback and will share this review with the appropriate
team to improve our serviceAs we have stated in previous correspondence, the owner's association does not
have a deed-back program, so we are unable to assist you in this endeavor.
There are only three ways we take back property, and they are if you take
advantage of the seven-day rescission period from date of purchase, if you
trade your current property in on another property, and in the event of a
foreclose on the property for non-payment. Your options are to use your time, exchange
through RCI, rent your condo, sell the property, or have it transferred into
someone else’s name once all financial obligations are met.

I would like to point out that we were pressured into buying this timeshare. The whole situation was stressful and we had no idea what we were getting into. We were told that maintenance fees would rarely increase but our fees went up from $620 to $750 in a short time.
When the pandemic hit and we were financially struggling, including a job loss, this company offered zero compassion and refused to help. Instead, we were SUED for past maintenance fees, which only added to our financial burden. It doesn't seem fair to expect us to pay for something we can't use and don't benefit from.
After being SUED, we tried to ask nicely to have our contract canceled again. They only offered unhelpful suggestions like renting through TripForth, which has bad reviews. Now, we were being told there is no deed-back program or buy-back program and that we're stuck with this contract for life. This is incredibly unfair since we were not told this fact before we signed the contract.
Given everything we've been through, Great Eastern Resort/Massanutten needs to reconsider our position and just let us out!!! We've already been taken to court and agreed to a settlement of $2400, which should be enough. Pursuing further payments is unreasonable at this point.
Do NOT get a timeshare with this company or any company for that matter. They will SUE you even knowing you lost a job and struggled like everyone else during the pandemic.
