BEWARE- We booked a room with a kitchen. Stood in line to check in which you can't even do that until 5pm. Get to the unit unpack the car only to realize there was a bait and switch the room only had a microwave. I had to go back to the check in building. Wait again, got the room switched, rode back had my family pack up again. Go to the correct unit. Now it's 6pm. Took the kids to the pool that closed at 7pm. We notice our neighbors were rowdy but we minded our business and went in to prepare dinner. We turned the tv on and begin to cook. Our two kids were stuck to their iPads with earphones on.
We received a call that there was a noise complaint, and they were sending someone out. We stepped outside and two Caucasian men approached us did not ID himself. He aggressively asks was there someone here 20 mins ago and we said no. He said our unit received a complaint. We were both confused because we had only been in the unit cooking and showering. I advised him there must have been a mix up as our neighbors have been rowdy since we pulled up. He said I am not going to argue with you. This is your first strike and your third one you are out. It felt like a very racist moment. The only thing he had was the color of our skin we hadn't said anything that would make him act that way. We took a video of the unit next door so we could share how loud their music was. We shared it with the staff in the check in center. We feared that they we would encounter that security guy again who seemed unreasonable and unhinged. We did not enjoy our stay. As I scroll the comments. I see on 12/28/24 and 01/19/25 people with similar issues with this security guard. Same thing this is your 1st strike, and you will be out. He needs to be fired. People don't spend their money to be treated like a dog. I will never spend another dime at Massanutten.

I recently stayed at Massanutten Resort with my family, and it was a very frustrating experience. From the moment we arrived, the lack of communication and helpfulness from the staff left us feeling disappointed. Our washer was broken, we asked for extra wash clothes/towels they sent 2 for a family of 4.
One of the main issues was the difficulty I encountered while trying to understand VIP wristbands for my children that was promoted on their website under “KidFest”. No one seemed to have any clear information on where to receive my children’s retail gifts, what all was included in this so called Kids Fest, or even THE STORES on the resort we’re we could get the “KidsFest” discounts. One lady also stated my children would get access to a free swim lesson, but by the time we found that out it was too late. I was passed around to multiple people, and each one had conflicting information, which only added to the stress of our vacation. The assistant manager told me the VIP wristbands were only for show, I showed her my email and the details explaining what came with the package and she said they “would do better next year!”
It was incredibly frustrating to feel like I had to waste precious time trying to get basic information, especially when I was expecting a smooth and enjoyable experience for my family. For a resort that prides itself on providing a great vacation experience, the lack of organization and communication was a major letdown.
I hope the management takes this feedback seriously and works on improving their customer service, as it really impacted the overall experience. Before most of the bad experiences, I attended the 90 minute tour and unfortunately purchased a condo. Thank God I saw the cancellation policy while reading through the contract, they so happened to speed through. You have 7 days to cancel if you did sign on the dotted line! I hope this helps someone especially a single parent just trying to provide nice family vacations on a budget.

On May 5th, 2019, we were in ******** ****** ********, coinciding with the Cinco de Mayo festivities. We encountered a “raffle” promising prizes like cash, a television, or an iPhone to lucky winners. What we failed to understand was that everyone was a “winner,” but the catch was that to claim our prize, we had to attend a timeshare presentation at Massanutten Resort. Until we participated in the showcase, we couldn't take our reward home. If we had foreseen the experience awaiting us, along with the risks it posed for our family, we would never have proceeded. The pressure from the two sales representatives to commit to the timeshare was intense, despite our firm refusals at least three times. Each time we turned them down; they returned with enticing new offers to sway us. One strategy involved lowering the price of the one-bedroom condominium they were promoting. By the time we left Massanutten, we felt mentally exhausted and overwhelmed by the entire experience and the relentless pressure we faced. Unfortunately, our troubles did not end there. We discovered several critical details that had been withheld from us, including the true financial burden of our loan locked in at an alarming 17.9% interest rate. While they did mention the maintenance fees and the obligation to pay them, we were misled about their structure. We were told the fee would be fixed at $390.00, yet it has since risen to $490.50. We were never made aware that these fees would increase each year. Do not fall victim to Massanutten Resort.

I am writing this review because of misrepresentations and high-pressure sales tactics that we were subjected to by the salespeople at Massanutten Resort. The contract was sold to us under misleading circumstances and with several material misrepresentations.
We were falsely informed that the resort was private and that contracted resorts were for owners' use only. We were told that the timeshare was a real estate investment that would gain value over time, which has proven to be incorrect. The sales team misrepresented pet accommodation policies, stating we could bring our pets but later revealing they would have to be kenneled separately from our living quarters. The sales process was conducted under extreme pressure, with artificial time constraints imposed on decision-making. We were told the offers were only valid during our attendance at the presentation, creating an unnecessarily pressured environment.
Crucial information about the permanent nature of maintenance fees and their transfer to our heirs was withheld during the presentation. Additionally, the exchange and trading options were misrepresented. While we were led to believe we could easily trade our week for other locations, this has proven to be impossible in practice. We have never used our timeshare at Massanutten because it was so close to our home. We never intended to stay there but wanted to be able to use it to access other resorts in other locations. Many of our questions were unanswered during the rushed presentation, and numerous important details about the contract were not disclosed until after the purchase. To sum it up, we were taken advantage of, and we would have never made this purchase if they were honest with us about everything. Shame on you Massanutten for doing this to my family as well as many others as you can see from other reviews.

We are sorry to hear that you are now dissatisfied with your
ownership and the sales process. The contract documentation that you signed
both during your initial purchase and when you upgraded your ownership clearly
outlined the details of your ownership as well as the Time Share Instrument
that was provided to you.Since 2022, Massanutten Resort has been pleased to offer a
limited number of dog friendly condos based upon availability, with advance
reservation request. We have responded by letter to your concerns and provided
resources that allow you to plan when using your ownership.  Again, we are sorry that you are unhappy with your ownership.
Please reach out to the engagement team if you would like to discuss your
    ownership.

I want to warn others about the nightmare of Massanutten Resort's timeshare sales. What they sold as a "real estate investment" is nothing more than a financial trap. Their sales team was relentless, pressuring us with endless tactics until we finally gave in, creating urgency with constantly dropping prices that were only available “that day”. We later found out hidden in our contract in a part skipped over, was the actual purchase price…
The reality is shocking. Those "exclusive" resort benefits they promised? Completely false. The same rooms are available on Booking.com for anyone to rent. They conveniently hid critical details like maintenance fees that increase 5% annually with no cap, and the potential burden this could place on our children should they inherit the timeshare one day. I’m terrified to think of how much they will have increased by then.
When I did the math, we'd be paying $515.76 per night for a "vacation" that's nothing more than a scam. My advice: run, don't walk, away from Massanutten Resort. Their business is built on manipulation and false promises.
Save yourself the headache. STAY AWAY!

Well to make a long story shot, this is not a family atmosphere or even friendly place. My family and I got here on the day after Christmas 12/26/24. From a long drive from NYC we get to the resort about 9pm. As we are unloading and bringing our luggage to the Condo we get a noise complaints, one*. Next on the same day we receive another noise complaint, yes this is due to my one year old not wanting to go to sleep. This is when the security guard comes to state that there is a noise complaint. It is unfortunate that an older couple with no kids was staying below us in another Condo. Now it is the nest day and another noise complaint and it wasn't even past 9pm. The security guard let me know that it was our second noise complaint and that if we have another they will kick us out with no refund. Again it states that it is a FAMILY Atmosphere and friendly resort, I call bull****. Mind you we are paying customers too and it is not cheap. The difference is that they the folks that made the complaint don't have any children. This has left a bad taste in my mouth and I will make sure no one else gets bamboozled like my family and I.

We want to request the cancellation of our timeshare ownership with Great Eastern Resorts through the assistance of the Better Business Bureau. Despite our ongoing efforts to communicate and resolve this issue, we have yet to receive satisfactory responses—often receiving none at all. We find ourselves unable to utilize the timeshare effectively, and the financial burden has become unmanageable. The monthly payments charged to our credit cards have significantly added to our balance, creating a serious financial strain. We cannot continue deepening our financial troubles. We seek your assistance in resolving this matter promptly and request reasonable options to cancel our ownership immediately. We are not interested in selling or transferring it, as they claim those are the only available options. Owners should have the option to be released from ownership, especially when pleading due to financial hardship. Due to COVID, we have had to downsize and are no longer working full-time. We felt pressured by their aggressive sales tactics, which included false promises. Please help us exit this timeshare and relieve us from the financial burden and stress it has caused.

We purchased a timeshare from Massanutten, and we’ve barely had the opportunity to use it. This is a deceitful company and would advise others to avoid them at all costs. My husband passed away on May 23, 2024, from pancreatic cancer. One of our last conversations before his passing was about the many places we had visited on vacations and how he never got the chance to go to Massanutten with me for the week. He reminded me that Massanutten had assured us they would buy back the timeshare, so I would not have that financial burden to worry about after he was gone. After my husband passed away, I searched for my Massanutten contract but could not find it in the big box we received after signing. I looked up the number online and called Massanutten, requesting to speak with our representative. I told him I needed a copy of my contract. He asked if I was looking to purchase more, and I said no. Before I could explain further, he abruptly and rudely told me that Massanutten does not buy back any contracts and asked if I still needed my contract. I said yes, and he responded that his secretary would email it to me. Then he hung up without even saying goodbye. He was extremely rude and unprofessional. Everything about my experience with Massanutten has been horrible. I have been deceived, coerced, and lied to numerous times and I am sick of the stress this company has unduly placed upon me. I have demanded that my contract be terminated at once.

Moral of the story: Read the fine print if you visit Massanutten, they are out for your money. I am willing to take responsibility for not paying attention as I should have. My mom has been an owner at ********* ***** and member of RCI for about 20 years. (She gifted me the trip) I wasn't expecting to spend a lot of money this vacation. Checked in 8/31/24. It was the end to a long day of travel. Checking in was smooth, everything was great there. We were directed to a desk across the lobby. At this desk, we were explained to by a woman there that we could have Ultimate Passes for "free". I figured this is because my mom is an RCI member, no reason from my perspective to suspect otherwise. After all, why wouldn't something be free when verbally advertised as such? Again, I was tired and not paying attention. We end up signing up for a tour that I was somewhat interested in. I haven't been to Massanutten since I was much younger. The tour was also verbally advertised as "free". Long story short, I show up for the tour at the agreed upon time (9/2/24 830am) to find myself and my family standing in a line of people. Seeing as this is our vacation, we left because this seemed like a complete waste of time. 1 hour later I receive a phone call about how if I do not reschedule & complete my tour, I will be charged $600 for the Ultimate Passes. I explained to customer service and management that my vacation is booked for the rest of the week but that didn't matter because my son naps at the times they wanted me to come in. We used the Ultimate Passes on 9/1/24 at the water park. I tried to negotiate with management about paying for the water park trip and returning the passes. I was told this is impossible and I will be charged $600 for missing the tour. You see, the passes were never free. They either costed a minimum 2 hours of my time with a 15 month old baby driving around the resort or $600. Both are a significant amount to not verbally make people aware of this.

Hi Michael,We apologize that this was your experience while visiting
the Resort. These tours/owner updates are put in place to update guests on new things
and changes that are happening around the Resort, but they are not
something that you have to attend unless you want the complimentary items, such
as the ultimate passes.Upon signing up guests are notified that if they do not show for
any reason that they will be charged in full for the ultimate passes, and they
are also provided a document that states the two-hour time commitment.Sincerely,Massanutten Owners Association.
