      I purchased my home with Ryan Home last year. At firth I thought my purchase was worth the price due to the package including a finished basement but buying with Ryan was the biggest mistake I've ever made. Don't let that finished basement be your focus to make a decision. Ryan home uses very bad quality materials, after 1 month we have started to see deteriorations on everything such drywall, paint issues, flooring, door handles, etc...The worst part is the seeded lawn in the backyard, our yard is full of rocks, no soil but just dirt which has prevented the grass to grow and water to not drain during rain, our entire neighborhood's backyards look terrible and we have spent so much money trying to fix it. Ryan Home sent the landscape company to do repair but the issue remains and they don't want take responsibility. Since I bought my home a lot of friends and family are wanting to build but I have advised them to stay away from Ryan Home unless they want to buy garbage. I am thinkin about hiring a lawyer to sue this company as $412K for a house is a lot of money but the quality is so disappointing. In addition their project managers are not well engaged and most you find contractors drinking and playing music on site while rushing to finish the job. They built our house in 90 days which tells you a lot. Options are limited, upgrades are hoax with Ryan.

      Paid a premium for what we thought was a beautiful lot… backs up to weeds on unmaintained land. There is no irrigation and has not been fertilized. The land has been turned over to the Association in the meantime, and we called this to the attention of NV, with no follow up. Now we have a beautiful manicured lot with a view of weeds. We never imagined that we paid a premium for this view. NV Homes is at fault for misleading us.

      I purchased a house from Ryan’s Homes in August 2011 after living in the house for a few years, my family and I noticed the builder used less quality materials when they built the house. The foundation of the house started to settle which caused the bolts to show through the ceilings, cabinets coming apart, kitchen sink falling, cracks in foundation, caulking in around shower and bath tubs coming loose, when it rain the roof in garage would leak and the floor in the bathroom sqeak when walking on it. I’m so disappointed and want others to be cautious when purchasing a home from Ryan’s homes. I regret not hiring a reputable inspector or company to inspect our house before finalizing the purchase contract.

      Ryan Homes has some of the absolute worst customer service that I have ever received. It has become clear that they care only about throwing homes up as quickly as they can to make money, rather than building quality homes. I will personally never purchase another Ryan Home built house, and will recommend family/friends not purchase them either. I will also be warning neighbors of the service I received. They left a large gap in the roof of our house that led to an external leak into our master bedroom, causing a large water spot and drywall damage. This was caused due to complete negligence with an improper fitting roof vent pipe and no sealing at all. When we tried to reach out, we were unable to reach them (despite external water leaks being considered an emergency). We had to resort to calling a local handyman to come check it out to make sure it wasn’t anything more severe and they were unwilling to reimburse for the cost of inspection since they couldn’t prove that we tried to contact them first. Once we got in contact, response was delayed and I wound up having to contact the roof repair company myself to get it done. Not only was there an issue with my house but also neighbor’s home as well. The home is only 2 years old and we had to get the A/C repaired (conveniently stopped working just after the 2 yr warranty expired) and a roof repair. Would never recommend.

      Ryan’s Homes should be investigated when it comes to their warranty practices or lack Thereof . They should be investigated for the short cuts they take. There is no way that they use qualified inspectors for some of their work . They should be made to have a 5 year warranty. I can see a lot of law suits happening against this company. My house has many different issues. Door frames unleveled, outlets over cut. Painting is horrible .

      As far as the house goes, corners were cut & cheap materials used. We closed in November and they planted grass seed at that time. We knew the grass would not grow and had concerns about this. Grass began to start growing in sparingly in the Spring, but during the sales process, we were promised that if we had any issues they would redo the lawn. We also asked if they could potentially section off the yard so we could place a temporary fence up & keep the dogs off that part of the yard. They were open to it and said we could discuss it later. When the Spring approached and our yard was struggling, we were told that nothing could be done and it wasn't on them. The manager I met with was rude, used inappropriate and intimidating body language and acted like I was insane for mentioning some of the things that were promised to us. Luckily, I had a text from our project manager stating he would come back and reseed, so we got them to do that, but it was a struggle. The soil in our yard was dug up from the construction of other homes. Our yard is FULL of rocks and our entire neighborhood's yards look terrible except for the people that have spend a significant amount of money with a landscaping company. They're now bringing in outside, better soil for the new houses. They sold it as all we have to do is water, which is simply not true. The soil is in horrible condition, compacted and rocky. We paid additional money for a premium lot that was larger and backing up to a pond. Never did anyone mention a walking path going in along the back of our property, which is hideous. Based on the topo map provided by Ryan, the path is on my property, but the city says it is not. Ryan Homes told me they didn't know about the walking path, but they told the city they notified all residents and obtained signatures. I speak for many of my neighbors when I share these concerns and I was not the only person these things were told to and promised. They aren't willing to resolve this.

      Additionally, I recently found out the property map provided to me by Ryan Homes was incorrect and missing a 10 foot easement. I had a fence installed based on this erroneous information and now have the city threatening legal action against me if it’s not moved by a certain date. Ryan has admitted the mistake and is going to pay for the fence to be moved, but TBD if I will be reimbursed for the materials and labor I paid for and did not need. Ryan Homes is now saying it was not their job or their practice to notify me of a walking path being placed on the side and back of my property. I have texts confirming the size of my property and they were incorrect and Ryan will not own up to this error and keeps pointing me to very unclear documents I signed regarding an easement, which made no mention of the walking path. I’ve been talked over, interrupted and treated like I am clueless. I will continue to fight them and completely regret building this home. They will tell you whatever you want to hear to sell you the house and then will act like you never had the conversations you had.

      The contractors Ryan Homes totally botched our lawn. The grading was not done properly in the back yard, and the seeding is inconsistent at best. I have the poor workmanship on camera, and Ryan Homes still refused to take responsibility. I will now be stuck paying for this to be fixed myself, and it's unbelievable for a nearly half million dollar property. Customer service and the warranty department dont fight for the customer either, and would sooner blame the customer than accept video evidence. They have even given me a hard time about issues inside the house.
      Ryan Homes is a greed driven company, that even got in trouble with my town for refusing to finish Homes in escrow, then when they rushed escrow properties and problems arised, they refused to take responsibility.
      Ryan Homes has a 1.5 star rating because they do not care about the customer, and you have to sign an agreement not to go to the press because they know their customers would.
      I will never buy another Ryan Home, and I would advise others to stay away.

      Steer clear of the Northern Virginia Ryan Homes team. They lie about any and everything. We were supposed to close on 7/13/2022 and move in the next day. We did our final inspection walk through on 7/11/2022 with the project manager and pointed out a bunch of cosmetic issues as well as some leaking shower heads and such. The overall walk through went well and everything was documented and we left with the assumption that we would be closing in 36 hours on Wednesday 7/13. After realizing we needed to order a washer and dryer, after discussing, we told him we would hurry out that day and order one to ensure it would be there in time for our move in. PM agreed if we wanted to get it in time for Wed that we should go right away. Not a problem at the time... until we get a call from PM and come to find out we are not moving in or settling because they found mold in all the new builds in the areas carpets. This isnt a huge issue except the fact that they knew this for weeks and decided not to tell us at time of walk through or at all.
      After several issues i asked to escalate to Adams manager the issue that this had caused with time off work, movers, basically anything I scheduled. the PM's manager, a "division manager" calls me a talks to me like he had no clue about the situation. meanwhile the PM told me his boss, Division Manager, and his bosses boss, Division VP, both had told him not to talk to us about it for several weeks.
      After getting treated terribly over the phone by DM, we escalated to the division VP who is on vacation so I got a call from Peer VP Mock. He was a very arrogant individual and no help and told us "deal with it. We are trying to get you moved in isnt that what you want?"
      It is now 7/15/2022 and we still have no clue of a timeline of when we are going to get to move in to our new house.
      Ryan had no intention to tell any of our neighbors about the mold issue. I had to tell them 1st one to get tested was positive DO NOT BUY RYAN HOMES!!!
