  Ryan Homes are simply the worst when it comes to warranty service. Since we closed on the house back in June 2022, I've placed a total of total of five service calls, three of which were for the same major electrical issue. The refrigerator circuit had the wrong breaker and outlet installed. The last electrician that came in and finally corrected the issue admitted that the practice was to complete installs with what was available and then fix the problem when the warranty calls were placed. Plumbers also missed two connections, including cold water to the kitchen sink and a spigot in the back of the house. As I write this, I'm still waiting on a drywall repair that was scheduled for today between 8 and 12 and nobody has shown up yet. I've missed a ton of time at work due to the waiting game, only to have this group reschedule without any consideration for the consumer.
  If in the market for a new house, I strongly recommend you take your business elsewhere. Ryan Homes' mediocre practices and services leave way too much to be desired.

  Lied about toilets leaking prior to settlement.
  Prior to the date we went to settlement
  Ryan Homes put in writing that all the
  toilets had been fixed after an inspection report the year prior we were given saying all of the toilets needed to be repaired/tightened potential for leaks. I take leaks very seriously and was told by Ryan homes in writing that after this report all of the toilets were repaired. I would not have felt comfortable moving into a home that could still have toilets leaking, therefore affecting my health. Well, we move in and of course the toilets are leaking. Specifically the master bath. So after 4 attempts to ask Ryan Homes who fixed the toilets, they finally told me
  the plumbing company that did, so I
  contacted them and they said they did
  only in fact fix 2 toilets. Funny fact, it was
  actually the 2 toilets that were not the
  reports main concern. So therefore all of
  our toilets were not fixed like Ryan homes said in writing. Therefore I told ryan homes they still needed to fix our 2 toilets and they said since it’s now out of warranty it’s considered normal wear and tear of the house and we have to fix them. However, if they had had them all repaired in the first place we wouldn’t be having this problem. Therefore it is their responsibility and they need to stick to their word and actually fix all the toilets, and should not have fraudulently lied about it.
  This is just one of many issues that Ryan Homes has not taken care of.

  I purchased my home July of 2021. All year put work orders in about hvac system. They would send someone each time I guess to temporary fix it. A year later and I guess warranty is up and hvac not working correctly. I paid over 300k and they will not return phone calls or emails. They sold me a home with hvac problems! This is dishonest and not trustworthy company. Washer and dryer that came with house do not work. I’m more concerned about hvac because of repairs cost and the home is still new. Stay away from this builder. Believe the reviews. They use very cheap materials. Cracks everywhere on walls too. I hate my home. The biggest mistake ever.

  Easily the worse mortgage company we have ever dealt with! We are in the process of buying our 8th house in our 34 years together and we have never experienced this level of incompetence. Over the past few months our "processor" if you want to call him that has asked us for the same documents over and over again and when we would tell him we uploaded it to their web site a few minutes later he would reply " Oh yeah now I see it"! We have well over 830 credit scores, several thousands of dollars left over after the closing, no debt except for one car loan and they asked us about a $2,500 deposit that happened 5 months ago! Of course they had the statement showing this 5 months ago but never asked us about the deposit until 15 hours before closing! My wife has had to take at least 20 personal hours from work because of the incompetence of this company. If you are wise you will stay far away from NVR mortgage!

  I purchased the home a few months ago, when they give you the key, it's a nightmare to get warranty items fixed. I have a pantry that gets very hot, I submitted a warranty claim, warranty guy Kevin said his manager said nothing can be done. I asked to speak with him supervisor, Mike called and said "nothing can be done". Food is being stored in the pantry and the heat will cause the food to not last long and Ryan Home or any of their field personnel is not will or even try to resolve the problem.
  From the beginning to the end everyone lies to you.

  I moved into my brand new home just a week ago. We noticed right away, some finishes with the walls and floor were rushed or cheap materials used. Walls are uneven and cracking floors. These things were pointed out at orientation a day before closing, with a promise to repair. NOTHING WAS REPAIRED. We not have a brand new GE refrigerator that’s not functioning probably. It turns off on its own. The water and ice function are completely useless. It doesn’t mKe water or ice. When you call Ryan project manager Jack Barefoot or GE..we got the run around. My master bathroom sink has a loose handle on my duel vanity. Also reported and was told to follow up with the warranty. Really!!?? We been here literally days. I really regret going with this company. I’m not looking optimistic about the future of this house. It’s a week old and we already have problems.

  Purchased house built by Ryan Homes and it is the biggest trash in the world. Paying all the money we paid for a house that was made by a mediocre company makes me leave a bad review for them everywhere I can. I have water coming in through the floor in the front every time it rains. This house if 4yrs old and Ryan homes is telling me they do not cover this and that I have to go through my homeowner's insurance. I will continue spreading the word on how bad and crappy this company is to everyone I know.

  ABSOLUTELY Regret buying a home from Ryan homes not sure who they hire to build and put together these homes but clearly it’s people who only care about how fast they can put up a home . Only owned my home for a year and some change and I already had to replace the dishwasher , the dishwasher was put in crooked and had no insulation around it which caused the dishwasher to be loud. The floors downstairs WILL LIFT UP. The bathroom/ kitchen when the heat is on. One of the doors was missing a door knob. And also I ended up having to go to a court meeting bc of when Ryan homes or whoever bought the plots of the land property taxes weren’t updated . Tried contacting Ryan homes and even the title agency bc I had no clue what was going on and they were no help . Luckily the court understood the situation and if not I would of had to pay back property taxes when I didn’t even LIVE here or even have knowledge this home even existed yet . Also wondering how they managed to put in some cheap ac system that causes the upstairs to stay SOOOO HOT. I even tried to see if the ac had a damper to be able to direct more airflow upstairs, but of course not . I have to use air conditioner units in the windows during the summer or it’s unbearable but once you walk downstairs it’s a ice cube. The island in the kitchen also has a piece that came apart . Iv had to replace items that weren’t even a year old bc of rushed work . And to think how much money I bought the house for is crazy! I regretted buying this house literally a month after buying it . I could of found a older home with less issues then this “new build” idk why I put this review off for so long either . Most likely will be selling this crappy built home soon and not ever buying a home from Ryan’s homes again .

  We purchased new house in Philadelphia. Private inspector said thermostats not working. When I sent that report to Ryan homes, they said they will fix. We moved into house believing that Ryan homes fixed it, because they said it is fixed and working. No heater no air conditioning, thermostat not working from day 1. When I inform to Ryan homes, they asking me to contact warranty people…worst quality construction you can see every where…Please do not buy from Ryans or NVS …

  We purchased our home in 2011, we’re now regretting that we did. The company used cheap products and didn’t perform any quality work when constructing the house. Now our kitchen cabinets are falling apart, bathroom flooring makes creeping sound when walking on it, used cheap caulking for bathroom, etc. We thought this would be our dream home. Now it’s a nightmare. We’re so disappointed. The company refused to make any repairs. I would like to make a suggestion to future customers interested in purchasing a home this company to pay the cost of hiring a home expert to inspect the new homes before finalizing the purchase of their new home.
