    This company gave us about 30 days notice about a rent increase instead of the 60 days their lease stated. We decided to move as it was to much. Upon moving we were notified approximately 60 days after moving of charges totaling almost **** more than our security deposit. Many of the charges were items stated on the move in checklist that were not fixed or not fixed properly. One of the items charges was for blinds that were damaged when we moved it and we were told they could be thrown out because the owner no longer wanted them. We did not take them down because we did not want to repair the holes they would have left. Now we are also being told that the items marked on the move in checklist was fine on their checklist so we are still being charged. I do not feel we should be charged for items we did not damage. We filed a dispute about the charges and 10 days after the dispute was filed with the company they sent our information to a debt collector. They had not even responded to the dispute before doing so. This should be completely illegal and considered predatory.

    This tenant was given a 60 day notice however they decided to leave prior to the 60 days and we allowed that.
    The tenant did not give us a forwarding address but a letter was sent to them to their old address regarding what they owe money however I assume they didn't receive it because they didn't give us a forwarding address. We never heard back for a payment plan so they were put into collections.
    We have compared their move in inspection along with photos and the form they completed stating what was damaged prior to move in. None of the items that they were charged for were on their list of damaged. They left the property absolutely disgusting and filthy with multiple repairs.
    We have sent the tenant all of the inspections as well as their report that they completed upon move in.
    Also note that while the tenants were living in the property and we did inspections they were told they they were not keeping up the property and needed to clean etc.

    I inquired about putting in a 60 day moveout notice because i have a job at the ********* ***** ******* from Osprey Property Management told me that I would have to pay ******* plus readvertising fees of ****** and the remaining rent until Jan XX XXXX. I informed ***** that my attorney stated that as long as I provide a 60day notice the Virginia code states exactly what I said ***** section 28B. I am military (reserves) however my job is government and it is well over 50 miles away.

    The tenant stated that she was being transferred for her job. Not her military job. Not her reserves job. Her regular job. Should she be transferred for her military job or reserves job then the military clause does apply. However I dont see how the military clause applies if she is not moving for her military job. Therefore she will have to pay lease break fees as stated in her lease. Note if the tenant has something from the military showing she is being transferred we of course would abide by that.
