    I have a few things to say about my previous property manager, Cat ********, employed by Osprey Property Management. She was pleasant at first once she presented the property, but after that it was difficult to get into contact with her, since she would seldom respond to me after reaching out to her. She informed me and my old roommate that the apartment we were moving into was ready to be moved into, however, it was still missing some appliances and she asked if that was OK. We obliged.
    My old roommate and I noted that the apartment had damage to it already, and Cat Nicholls agreed that yes, there was previous damage prior to us moving in. We took pictures and documented it. Fast forward to now, she (Cat ********) puts in multiple claims against me (through the company ‘Rhino’) for those same damages that we had noted with her to begin with.
    Also, I reached out to her multiple times informing her that the dumpster of my old apartment building was grossly overfilled. She acknowledged, yet garbage continued to pile up for two months before she finally arranged the city to collect the trash. It was quite literally a small mountain of trash. It was disgusting.
    Little kids in the apartments would play around in the trash. I could not take the sight any longer, so I cleaned it.
    There were dirty diapers, maggots, poop, puke, bottles of pee, and other disgusting things that little children were literally playing around in.
    And I told her about this.
    Yet two months went by without any action. After informing her of these facts she responds with, “thank you! We will take $** off of your next month’s rent.”
    And so I thanked her, yet that was before I realized she was going to connive me out of ****. She filed two charges of **** against me for previous damages to the apartment, which I documented.
    Point being is, Cat ********, and the Osprey Management are scammers. They are quite possibly the worst property managers I have ever had the displeasure of experiencing.

    Dear Mr. *****,
    Thank you for reaching out regarding your concerns.
    Please be advised that security deposit disputes are managed according to specific procedures outlined in your lease agreement. As stipulated, you and the other tenant are jointly responsible for the security deposit, and it is your responsibility to settle any charges between yourselves at the lease’s conclusion. Per the move-out requirements, a forwarding address was necessary to receive the deposit disposition; as we did not receive one, the disposition was mailed to the last known address.
    In response to your inquiry, Cat promptly provided all relevant invoices and a dispute form, enabling you to address any charges in question. She also sent the complete move-out inspection details for your reference.
    We apologize for any inconvenience caused by the trash collection delays. The issue was with the contracted trash pickup company, not the city, and we lodged several complaints after being notified of the delay.
    As for the appliances, please note they were in the property and in working order during your initial viewing. The lease and application state that the property was rented in "as is" condition, which included the existing appliances. We understand and regret any dissatisfaction you experienced with our services and your property manager. Please be assured that we value your feedback and are working to enhance our services.
