1 starWorst company to ever rent from. When paying your rent, you have to wait til the 1st of every month before they upload the total amount, then expect you to pay it right directly on the first with no grace period, as of 12:01 midnight, its considered late. By the 5th of the month, you're already getting court papers to go to court. Some people still get paid by check and work late hours, so you cant get to the bank til the next day. They need to consider at least a 5 day grace period. They never come out and fix anything when you call.Review fromWes W

1 starThe level of service provided has been consistently subpar, and the ongoing issues within our community have been left unresolved despite repeated concerns raised by residents. One of the most pressing issues is the unreliable trash collection schedule. Residents are left uncertain as to whether the trash will be picked up, and when it is, any bags or large boxes that do not fit inside the designated bins are simply left on the street. This has been an ongoing problem for nearly a year, creating not only an eyesore but also a sanitation concern for our neighborhood.
The lawn care service is another major issue. When they do show up, their work is done poorly and inconsistently. For a community that pays over **** per month in HOA fees, the lack of basic upkeep is unacceptable. Additionally, we have had streetlights out since October 2024 that have yet to be addressed, leaving certain areas of our community in darkness and posing safety concerns.
Furthermore, despite our monthly dues, we lack essential amenities such as a dog park, community center, or playground for our children. It is unacceptable that residents receive little to no benefit from the HOA, yet UPA has provisions in place to increase their compensation. The current property manager has also demonstrated a lack of engagement and accountability. She has openly admitted that she does not visit the property, meaning resident concerns are continuously disregarded. This is unacceptable for a management company tasked with overseeing the well-being of this community. Additionally, UPA’s payment system has serious flaws. Multiple residents, including myself, have provided documentation, bank statements, and confirmation numbers to prove that payments have been made, yet water service is still being wrongfully shut off. This is particularly egregious, as many residents, including single parents and military veterans, are being forced to deal with unnecessary stress and hardship due to UPA’s negligence.Review fromKathy A

This business is awful! U can never get customer service to return your calls. They r always ready to pick any little thing on certain people or always ready to blame anything that is wrong with your yard on the builders.
And if you're a senior citizen and don't know how to do technology your out of luck with them.
Once they went on having there monthly meetings online they never will go back to in person meetings. So to bad if you don't know how to do technology!!!United Property Associates

Thank you for your feedback. UPA has implemented several changes to improve the service provided to our clients. We hosted in person sessions that were open to all homeowners in each of our offices to assist anyone that needed additional assistance with the technology. As the management company, UPA is dedicated to providing excellent customer service while abiding by the rules and regulations established for each community. UPA Suffolk handles the Condo Association for the Master's Condo where I live. Since moving in we have had issues with payments being posted incorrectly, overcharging water bills and unprofessional emails and letters. We have provided proof of all our concerns in person and in writing. They assess late fees for payment delivered directly to them and they post incorrectly for the 4th time. Yet nothing gets resolved.
The outside of our property is unkept, which is UPA’s responsibility. They raise our fees only to have the problems unsolved. They changed our property manager who is worse than before.
I truly wish we had not purchased a Condo with the property managed by UPA. It has been a complete disaster since moving in 4 years ago. If I could leave a negative star I would.United Property Associates

We notified you back in March of 2024 that the payment you were submitting was to the wrong account and that is why it was not received. We gave you the correct account number and information so that future payments can be submitted correctly to avoid any fees. In March of 2024, we received your email about the grass in the common area not being cut. The landscaper was notified the same day of this issue so they could rectify it. This company took over managing the Condo Association I live in. Full lack of communication to owners and the board. We have issues as a small community, but there has been no response to our inquiries. We have serious repairs that we have been waiting on since October 2023. I have had nothing but clerical issues, lacking of transparency, lack of communication, and pushing blame on someone else, i.e. the board usually. If you try to discuss issues with them, they do not try in ANY way to help offer a solution.
We had a zoom meeting with them and listed about 15 concerns about our property - they told us to focus on just 3 - Of those 3 - NOTHING has been done to rectify the issues. Most of these issues have been on the plan to correct since 2023 -United Property Associates

I was leased this apartment on The 17th of June. The landlord, Elizabeth ********, told us the house had a few roaches but that it wasn't a big issue. We moved in and on our first night there, my sister(who is autistic by the way and allergic to roaches) and I were up all night fighting these bugs. Then the next day when I tried to clean up the bugs, more came and a lot of waterbugs kept coming. The landlord is trying to keep us in the lease, instead of just letting us break it. She got us to sign documents under false pretenses. I would NOT recommend anyone to stay here.Not to mention the landlord is very combative and rude.Not to mention she told us the day we originally were going to sign, she told us about the bugs. She offered us a "newer" unit which costed more but she claimed she was going to honor the original cost. A young lady who lived in a newer unit had informed me she was offered the same option and she took the newer one and she too found out it was severely infested with roaches. advised the future resident that there was visible pest activity in the unit
and did a walkthrough with the future resident prior to taking possession.
The future resident was offered a different unit with a future date for move in
but chose to move forward with move in. A treatment plan was put in place and was successful. The resident has not reported any further pest issues and

Anytime there is a late payment received, late fees are assessed based on the delinquency of an account. A letter is sent out showing the status of the account and accumulated late fee. An emailed was sent to the manager in April of 2024 with what was believed to be incorrect charges posted to the account after the receipt of a delinquency letter. The manager responded within 24 hours via email describing the reasoning for these charges, which was due to late payments and a running balance on the account since November 2023 which the client was notified of prior. Due to client dissatisfaction with the situation, the manager recommended discussing concerns with the Board of Directors to help improve perception and gain satisfaction. UPA has been in business for more than 45-years, providing quality service to more than 350 communities throughout Virginia and North Carolina. I'm a current resident for 7 years at Delmont Village Apartments. I never had any problems with maintenance or property manager Mrs. Samantha. She is always available for me when I have a question about anything. She is a no nonsense manager and is adamant about residents paying their rent on time. I my opinion if you want to reside at a community where management cares, Delmont Village is the place for you.
When it comes to the children of Delmont Village, Mrs. Samantha treat them with love and care. I have two grandkids and she have a very loving relationship with them. They always let me know when they see her and she always take time to speak and ask how they're doing in school.United Property Associates

It is hard to find a good management company for condos, but I did. It is United Property Associates (UPA). My condo association has gone through a few. As a member of the Board, I did a lot of research and suggested UPA. The Board met with reps and selected UPA. UPA had a tough job taking us on. There was a lot of records missing and the Board had a difficult job acclimating to the professionalism and standards of UPA. UPA managers worked professionally and methodically to address many issues that previous management companies missed. This has taken a great deal of time and effort, but it is paying off. If you are looking for a management company, really look carefully at UPA. We did, and it was a great decision.United Property Associates

I can only imagine being in the field of association management this company receives more complaints than they do compliments because they are in the unfortunate position to deliver undesirable news to owners on behalf of the Board. They are contracted to execute the decisions of the Board, not make them, which places them in a position of unfair bias from owners.
I would like to take this opportunity to show appreciation to their staff who operate in a professional manner per the law and governing documents of their associations. My experience with this organization has been met with professionalism, consistent communication, and integrity. In their field, they are one of the best.
