      Not intouch with the community. Very late on certain problems and create more problems than they solve. Historically a (even though they may have improved) a low rated property management company.

      To remain in touch with the community, management conducts regular inspections of the community, attends monthly board meetings, and updates the bulletin boards. The bulletin boards are a working tool for residents to receive information such as how to receive after hours assistance from management, towing rates for the current year, maintenance issues which are in process with unique circumstances creating a delay, changes in contractors which may impact the community and more.
      As a result of feedback from homeowner’s forum, increased violations, and owner complaints, in the fourth quarter a mailer was sent to all owners with photographs and information related to common violations, trash compliance, lockboxes, sprinkler room alarms, dogs, and more. Management also mailed and posted a notice door-to-door and included a can lid for proper grease disposal to help residents understand how to dispose of grease and wipes to help prevent plumbing issues for residents.
      Correspondence with the owner has been limited to a recent letter related to a violation of the Associations governing documents. The manager welcomes the opportunity to discuss his concerns and take action which may improve his perception. He may call her directly or address the Board at the next meeting during homeowner’s forum on January 8, 2024, at the clubhouse starting at 5:00 p.m..

      Very unprofessional company who is very non transparent. They constantly ask for money but can’t explain what the costs are for. Then while they can’t explain what’s owed they harass people with attorneys. This company illegally shuts peoples water off. Causes friction between neighbors, can’t be trusted and is despicable. And lastly the address the deceased for money after they’ve been told that the person expired. They are truly disliked by so many people and should be shut down.

      All owners whom have a balance on their accounts are sent monthly letters with the details of what is owned along with the details of the charges. After several letters are sent to the owners, they are given a chance to come before the Board of Directors to discuss any extenuating circumstances. The Board of Directors will make the decision to cut off water or not. Any owner who does not attend this meeting will received a certified letter with the Board's decision, which may include the legal cut off of water.
      If an owner has passed, legal documentation is needed for verification purposes in order to remove them from the account.

      I have lived in a community managed by UPA for over a year now. During this time, multiple residents and I have been fighting for UPA to create a process for homeowner communication. They have not and will not accommodate homeowners by either creating or assisting with disseminating a homeowner-created newsletter. They have attempted to use homeowner-created ******** pages as official means of communication even after being informed that is not what they are for. They have selectively enforced by-laws after amending the by-laws without updating the homeowners via any type of official correspondence. Their employed community manager is inept and will slander homeowners to other homeowners. They have canceled HOA meetings despite homeowner requests and will hide behind their contract and their version of the law to do as little work as possible while collecting HOA dues. Hands down the shadiest and most worthless example of a management company.

      This association is under Declarant (developer) control at this time. Any decisions for the association must be approved by them and all concerns that the owners have brought forward have been presented to them for consideration.
      The owners have created a ******** page. This qualifies as a free way to communicate with each other. There is nothing in the law that stipulates that anything that is posted must be replied to.
      In regard to the newsletter that was created by one of the owners, it was denied being mailed out as the owners are not able to financially obligate the association to anything, as this role lies solely with the Board of Directors. This newsletter has verbiage in it that is not correct and would give information to the owners that was misleading.
      The section of the Bylaws this owner is referring to is regarding solar panels. The original section stated that solar panels would not be allowed at all. The Declarant revised them to allow them with certain criteria. Again, the Declarant makes the decisions for the association. United Property Associates does not have decision-making capacities as the management firm.
      The manager is not slandering anyone in the community. The manager had a meeting with some of the owners to talk about what to expect when they come into control of the community and elect their fellow owners onto the Board of Directors. He mentioned that this is not for the “thinned skinned” when being on the Board. When this was relayed to one particular person that was not at the meeting, he took it as he was being called “thinned skinned” personally.
      Transition Committee meetings were cancelled, this is due to the Declarant dissolving the committee due to the harassment he felt. Legally, he has the right to do this.
      United Property Associates has explained all of this to the owner. UPA does not have the authority to give them what they are seeking.

      I live in the Harbour View Suffolk community in Suffolk, Virginia. I have lived in the community a year now. I initially received a packet of information from United Property Associates. I foolishly thought they would offer support to community residents as it implies on the website. In reality I have learned they do not answer the phone or return messages. The phone message directed me to a single email address that is undeliverable. So basically there is no way to ask for simple information. I have no clue what this company is paid for. After reaching out to the Board of Directors for the community, I magically got a reply from someone who simply send me a page from my document packet. It is painfully clear that my attempt to get information was an inconvenience.

      Mr. ******* reached out to the Board of Directors through the Harbour View website and expressed that he was not receiving a response from the manager by both email and phone. He stated his emails addressed to the manager were being returned as undeliverable and questions if the address listed on the site was accurate. The manager was forwarded his email to the Board and Advisory Committee from both groups and provided a prompt response to include a separate email for personal information. The association office had not received any voicemails from Mr. ********  His questions were in regard to payment methods and the manager provided him a copy of his Welcome Letter which includes how to make payment and the owners account number. Also included in the follow up email was more specific information regarding his account balance and the offer of more assistance if needed. His concern was resolved on 06/27/2023.

      I live in Merrifield estates apartments. They have a cockroach infestation and old plumbing. My toilet and tub are not in working condition and I only have one bathroom I reported this 3/13 and I was told that the plumbers weren't coming until 3/27. I work from home, I have to drive from portsmouth to Virginia beach to my parents house to shower and use the restroom. I feel disgusted and uncomfortable in my own apartment. There's feces and bath water coming from the back of the apartments ( I have pictures and videos). I wanted to break my lease because no one should live like this. These people would not sign a verification form for me to secure a new place. A note was left on my door talking about improper move out, but nothing about the unit is proper.

      UPA has investigated the mentioned complaints and found the following:
      • The issues with the bathroom plumbing have been resolved within 24 hours of being reported.
      • The kitchen line to be replaced on March 27th has no effect on the bathroom line and the kitchen plumbing is functional.
      • Hotel accommodations have been secured for the resident while the kitchen drain line is being replaced, resident has received their itinerary for check-in.
      • The resident had been attempting to handle their own pest control and not calling in for pest control through the leasing office. Resident has been advised of the normal monthly scheduled pest service days and to call in for service.
      After speaking with the resident, in person, on March 17, 2023, and via telephone on March 20, 2023, the resident is satisfied with the status of the repairs and managements resolution to address the plumbing issues. A concession has been offered for the inconvenience of the bathroom plumbing being inoperable and the resident was involved in the process of choosing hotel accommodations for the upcoming line replacement project.

      This company is horrible. Unfortunately, we belong to an *** who pays them and they do a horrible job of verifying claims so we have repeatedly sent us claims about other people's houses and threatened to fine us for things that don't even apply to us. Additionally, when we tried to call them on our most recent issue we called six times with no response and the best we got was that the phone system was not set up properly. If they choose to let employees work from home then those employees need to be squared away. Furthermore, the fact that an employee of the company is the head of the *** is completely unacceptable as it does not lend itself to being unbiased.

      UPA has been unable to verify that Katie ****** lives in an Association managed by UPA. Numerous attempts to reach her have been made.
