On Oct 1, 2024, stated 5 HouseValues leads per month in and around *****, *****; 6-month HouseValues Lead Delivery Commitment. This company has provided fake leads and will not respond to my calls. They have me in a 6 month contract and take $294 a month from my account and will not provide leads as promised. On January 27th I emailed customer support to request a cancellation of my subscription, thus ending a 6 month contract, of which I am 2 months into. No one responded to my email, so today I called the company. I spoke with an account *******, ***, who I thought told me the deadline was 1/27 to contact the company. After I hung up I searched to see the date I had sent the email and it was the 27th.I called back to speak with her again. However, they gave me a different account ******* who began to argue with me that the deadline was actually the 25th and that I would still have to pay for Feb-March and then the contract would be cancelled at the end of March. This did not sound right to me (as I thought I was told the 27th), so I asked to have the contract cancelled anyway and that I would pay for just February. They have a 35 day billing period, so you need to contact them by the 25th. I argued that they were not taking into account that February is a shorter month. And even so, I have been a loyal customer for over ***************************************************************************************** This second ******* offered to decrease my bill by $50 each month and said that was the best he could do, but I did not find those terms acceptable. I waited. After 10 minutes of silence, he told me that they were looking into my account and would call me back and ended the call. I realized this was probably a lie and called a 3rd time.This time I was interrogated by the service *** as if he were a prosecuting attorney. Finally he got me back in touch with ***. She confirmed that the deadline was the 25th, but at this point I was so frustrated with the treatment I received over something that should be quite easy for them to arrange despite whatever policies they have. Market Leader Is the Biggest Scam going when it come to purchasing what they call Exclusive Real Estate Leads. They have a well documented complaints against them for provide fake leads and I feel I was scammed and I want a full Refund. When I agreed to sign a contract with Market Leader to pay them for a minimum of 5 Exclusive Real Estate leads per month. Market Leader never disclosed to me that they would not be providing Phone Numbers for their Leads and never disclosed to me that I was obligated to pay for their service for 6 months! They never told me before signing this contract that they are only required their potential leads to provide a name, address and email address only and that phone numbers were Not required! By not providing a Phone Number for each lead defeats the whole purpose of obtaining Exclusive Leads! .Sending an email and waiting & hoping an Exclusive Lead respond is not worth the monthly fee they charge me and if I were told this up front before signing the contract, would have never signed their contract knowing this. Market Leader deceived and purposely mislead me into thinking I would have complete contact information for each Lead they provided me.Also I provided Email examples for fake Leads they Market Leader has sent to me just to meet their monthly obligation. I also have evidence that some of MarketLeaders leads are people who were not familiar with Market Leaders website(**************) and claim they never requested a home valuation at all! Once they shut down my account access on 1/1/****** they said they did, I no longer access to the leads I did pay for between 11/2024 - 1/1/2025. I also lost access to the *** system I was paying for. If they want to cut my account off from 1/1/2025 going forward then fine but they cant cut me off for the client leads & systems access that I paid for from 11/2024-1/1/2025. If they want cut me off completely then they need to refund me.

The contracted service is for a minimum number of leads per month who are homeowners asking for home valuations as they are considering selling their home. As a real estate broker, it is common to purchase a lead system such as this to generate business.However, many of the leads provided were not the actual homeowner. In the Market Leader agreement, they promise to replace any invalid leads for reasons such as a fictitious name. If a lead is sent to me that is not the actual homeowner, that is then a fictitious name, but they refuse to credit those leads.Additionally, most of the leads they provided to me DID NOT at any time request a home valuation, and many were quite upset that I had their personal information to be used to generate business as they did not opt into the program. Some leads provided were for homes already on the market. Real Estate law prohibits realtors from soliciting clients who are knowingly already working with another agent. If I reach out to these leads, I would literally be breaking the law. And finally, Market Leader does NOT scrub their list against the Federal Do Not Call list and as such, when they provide leads with phone numbers I could very well be calling or texting people who have registered on the Do Not Call list and then face Federally mandated fines. While the lead may have provided Market Leader with their phone number, they did not provide it to me, the realtor, and as such I, and my broker, would be liable for penalties if I reach out to an individual on the Do Not Call List. Market Leader should be scrubbing these leads against that list before sending them to agents in the program, otherwise we can unknowingly be breaking the law.Please review the following pages of examples of issues.Business Response

I am rejecting this response because while the business notes a "subscription for six months" the dispute is regarding the failure on their part to deliver goods and services as promised, not the duration of the subscription. Additionally, I was blocked from accessing my account for over a month, however they continued to charge my credit card.The agreement was for leads that were OWNERS of properties interested in selling. House Values lead subscription services are from consumers who proactively visit housevalues.com to receive an automated valuation of their home and a market analysis of their home from a real estate professional. Market Leader guarantees the number of leads associated with the subscription and only one real estate professional can own a zip code, so leads and zip code is exclusive to one agent.

In their response they say "receive an automated valuation of their home and market analysis of their home..." but many of these leads did not own the property they reqeuested a valuation on. This company promised to provide a certain number of leads per month, but none of their promises were fulfilled. I made numerous attempts to contact them for support and explanations, but received no assistance. When I asked to cancel my service, they refused, insisting that I had to pay for all six months of the contract despite their failure to deliver on their commitments.The leads I received were false and unreliable, and the advertisements they provided were ineffective. Dealing with this company was a constant source of frustration. I repeatedly requested a refund and to cancel the service, but my requests were ignored. I signed up with market leader for my real estate business on 4-19-24. I signed up with them with a 6 month contract. They made the service sound magnificent and didn't mention of the fine print that I would find out at the end of this contract. I fulfilled my 6 month obligation with them as promised in the contract but the trickery begins when I learned they auto renew the contract and don't allow you to cancel for 35 days even after your contract has been fulfilled. I am appalled at how they continued to charge my card even after contract expiration date. And not to mention the service they provided. They promised quality seller leads. Half of the leads did not even have a phone number. The other half of the leads did not reply to emails. I did not get one listing from the service. I have had Market Leader services for close to 1 year now. I originally agreed to a 6-month agreement. Every time you make a change to your service they extend your 6-month contract an additional month. I played by their rules even though it is a very gimmicky and dishonest way to operate a business but its OK because I agreed to the terms.HOWEVER, my final 6 month commitment was supposed to have come to an end when I made my FINAL payment on October 1st, 2024. On or around October 2nd I called Market Leader to cancel my services. I was then told by a company representative that I could NOT cancel at that time because they had to bill me one more month. I have an email FROM THEIR COMPANY STATING THE EXACT OPPOSITE. Furthermore I was told that I was going to immediately receive a cancellation document that I could sign to officially terminate my services. It has been over a month and I have yet to receive these cancellation documents. I feel as though I am powerless and that Market Leader is attempting to defraud and take advantage of me. I requested to cancel my contract with the business because the were to help me with leads generation for a "targeted area". They have not focused on the "targeted area" at all. The leads they are sending me are not from the area that I am paying for. I requested ******, ***********, ***********, ****, ******. They are sending me people from other states. Not from the agreed upon areas I am paying for. The closest response I have received is from ******** which is about an hour away from my home and from the targeted area. I placed an ad on ******** myself to see if the response would be differently to test their marketing. I actually got a better response for about $10.I would like them to refund the payments I have made and I would like them to cancel my contract. I am paying $420 a month. I have paid for one full month and a set-up fee. I do not believe they are using my location to send out any advertising and/or marketing. I am writing to express my deep dissatisfaction with the services provided under the Market Leader Agreement. I have been paying for targeted leads within specific market areas, yet I am not receiving the quality of leads I was promised. I am not getting the value for the significant amount of money I have invested.
Attached, you will find a copy of the Market Leader Agreement, which outlines the targeted areas that I am paying for, as well as a map for further clarification. Despite this, the leads I have been receiving are from locations outside of these designated areas, including several from ************* I am not licensed and do not livealong with others from *******, ********, and *******. Additionally, while I have received some leads from the ******/********** (***) area, the DFW metroplex is vast, and many of these leads are still outside my specific target zones, requiring me to drive long distances. Furthermore, many of the leads do not include addresses, leaving me to rely on area codes, which is an unreliable method of determining their exact location.
I have now paid over $1,000 for this service, and I do not believe the leads I am receiving are in line with the targeted areas I agreed upon. Many of the contacts in the *** area have already blocked me, and the majority of the people contacted either do not respond to my outreach or to the communication attempts made by Market Leader. This lack of engagement is extremely concerning and adds to my frustration.
I feel as though I am not receiving the value I was promised and that this situation may amount to being misled or even scammed. I would appreciate your immediate attention to this matter. I am requesting the following actions:
1. Please review of the leads I have received, specifically checking whether they match the targeted areas I have paid for.
2. Please provide a resolution to refund me for the services that have not been delivered as promised.
Please help me. I would greatly appreciate a prompt and satisfactory response, as this situation is having a significant impact on my business.

Market Leader creates ads specifically designed for the customer on social media platforms, consumers who click on the ad have the option to submit their auto populated contact information from the social media platform. Consumers who submit their contact information for more information about a property and/or opportunity to view all homes on the market become a lead and are routed to the customers contact management system.
This customer is still in a contract term, and is not currently eligible for a refund or cancellation until after March 1, 2025. Market Leader did try to assist the customer with adjusting their subscription on October 30, and the customer did not accept the assistance offers at the time. I am happy to coordinate a call between the customer and a senior member on **********************'s ****************** team to assist customer with adjusting their subscription to better accommodate their needs. If customer is interested, please respond with multiple dates/times of availability. Market Leader also has an account review policy where customer can call in and request to have lead products reviewed after their initial six month term to ensure customer has received the lead delivery they signed up for.

I have no interest in continuing a relationship with Market Leader. It is a complete waste of my valuable time. I want to cancel my contract as they have not targeted the areas in the contract.
Market Leader frequently posts images of homes on social media, distributing them widely across various platforms. However, they fail to only target the specific areas outlined in our contract. When a consumer clicks on an ad, it would be beneficial for Market Leader to inquire about their desired "target area" and ensure that the relevant listings are directed to the appropriate customer. Unfortunately, they do not currently ask for this information.
I am paying Market Leader to focus ads on my designated "targeted area," and they are not fully complying with this aspect of the agreement. If Market Leader simply added one additional question to determine the consumer's preferred area, it could significantly enhance customer satisfaction. This would allow them to match me with potential clients who are specifically interested in the areas where I operate, while ensuring that my ads are truly targeted as per our contractual arrangement.
If I were simply looking for indiscriminate social media exposure, I would manage the ads myself. However, I am paying for precisely targeted advertisements in line with the terms of my agreement.
Please see the attached. My contract says the target areas are: ******, ***********, ***********, ****, and ******. The attached sample ads are on the website that show me what they are sending out on my behalf, one of the ads is for **** the other is for Argyle. The ad for Argyle is not a "targeted area". I am not getting what I am paying for. It is a waste of my time and money. Plus, I have no clue where they are blasting those ads. I should not be getting leads from other states or other areas. I am only licensed in the State of ******

This company claims to provide valid leads for real estate buyers. Ive spent almost 500 dollars a month for the last 5 months with zero actual leads. Every lead I have gotten say to me why are you calling me Ive never looked into buying a home and Im not interested. I have asked them about this issue with either no response or just an automated response saying they will get back to me. This is my last month of service and my debt card was lost and immediately started threatening to take me to collections. The Network Boost package the Customer agreed to includes exclusive leads generated through social media, a lead capture website with IDX integration, and a CRM with marketing automation that helps follow up, nurtures leads, and grades into categories.
