My experience with Market Leader was shaped by high-pressure sales tactics and verbal promises that were completely contradicted by the contract. Im posting this to help other agents avoid the same trap. The sales *** told me my quote would expire on April 28, which created a false sense of urgency. When I questioned it, she called it a typo yet the actual quote said Valid Until May 1. This pressure prevented me from taking time to properly review the agreement.I also asked directly: How many deals should I expect to close based on the leads you provide? I was told that agents typically close 1 out of every 6 leads. That sounded fair. But this claim was never put in writing, and the contract makes it clear they do not guarantee lead quality or ************* fact, heres a breakdown of what I was told vs. whats actually true:Claim: Your quote expires April 28 act now.Truth: The quote itself says Valid Until May 1 confirmed in writing and verbally on a recorded call.Claim: You should close 1 out of every 6 leads on average.Truth: This is not guaranteed in the contract. Lead quality, readiness, and conversion are explicitly not promised.Claim: Leads are exclusive and ready to transact.Truth: Contract says leads may NEVER respond and no exclusivity is promised.Claim: Youll get 10 leads/month reliably.Truth: Appendix A only states an average monthly volume with no fixed number guaranteed. This kind of sales approach, when combined with vague contract language and contradictory verbal claims, raises serious concerns under California Civil Code 1689 (mis***resentation) and ********************** Code ***** (false advertising). If youre considering Market Leader, read everything and record your calls. I regret moving forward without seeing how much the verbal sales pitch contradicted the actual terms.

Garbage garbage garbage. They lie about absolutely EVERYTHING. Tell you nothing beneficial. Blame you for not "working" the (phony) leads. Send "leads" from other areas that aren't pertinent to your market area. Impossible to reach when you attempt to get help. **** a cancellation clause in tiny print. TERRIBLE TERRIBLE TERRIBLE. SCAM ARTISTS and NOTHING MORE THAN SCAM ARTISTS

I RATE MARKET LEADER (0). Market Leader is a Scam, they make promises and not deliver. Every lead I received from them were not ligete. The leads HORRIBLE, they are not good, true generated leads. 99% of the leads had no phone numbers to be able to connect. The leads customers never responded to email sent to them. I promise you, this company is only collecting our money and not giving anything in return. Their system does not work. Market Leader wants you to spend a lot of time babysitting their system. This is a very expensive system to use, and not be able to get results, to be able to make money. I received over 50+ leads, I haven't converted Not One lead to a sale. I Am Very Stressed About Spending Money and Not Making Any in my business. I thought this was the answer to my problem, It's not.

Been using ML for many years as a CRM. I Finally decided to try out their leads . DONT DO IT!! They are worthless leads, Most , if not all are non working phone numbers, invalid emails , etc. They do send you names, emails and sometimes even include phone numbers. But they didn't match a single name, address or phone. The house value leads are even worst. Most names didn't match home owners of record. Despite all of this they would never even consider replacing or refunding a single lead. 6 months of wasted money and time. Don't waste your money .

I wish I could leave no stars!! Market Leader is a total scam! I paid for seller leads that were "screened" by their questionnaire and then sent to my website created by them. It appears most of the leads are AI generated or just made-up names and emails. Many of the properties I was supposed to give a market analysis report for do not exist. They have an antiquated CRM and email system. Recipients will only get the emails if they are using a Gmail account. After becoming suspicious of this and complaining to their "tech support" who's only response was "It shows it was sent out from our system",I set my wife up as a potential lead and ALL of the emails went to her spam folder because she does not have a Gmail account. With no way to contact potential clients and tell them to check their spam folder, I resorted to directly emailing them from my personal email outside of the Market Leader CRM. Out of over 35 potential leads that I emailed ZERO responded. I had phone numbers for about a dozen leads and texted them my digital business card, and a follow up message. I received one response that reads like an AI bot. What are the odds of nobody responding to anything? The leads are made up!!The most telling lie from their system was a text alert I received that said my wife was "browsing my website". This was/is a TOTAL LIE!!! My wife was at work and not online in any way shape or form. I stopped paying them because they failed to provide the agreed upon service as promised and described, but now I have been threatened with collections. So, not sure where this will end up.STAY AWAY FROM MARKET LEADER!!!

Before decided to work with Market Leader, I had a conversation over the phone with one of his representatives. I asked him how they selected the prospects. He told me that they send them a questionnaire to filter them. Thats not true. In summary, they accept any individual who goes into their website to get an idea of the value of his/her home (or someone elses home). And I've confirmed that because, to test it, I have entered my own information as an interested person 3 different times. As soon as I entered it, I got the leads, the 3 different times. In fact, they send a questionnaire, but they dont care if the prospects respond it or not.

This is a scam lead generation site. They promise convertible leads and what you really get are people that are just browsing or fake numbers and email addresses that go to no where. When you complain they tell you you are not following up correctly. Anyone one I spoke to was not looking to buy or sell and hung up. If Market Leader was a good business they would stand behind their product and allow people to get refunded when it doesn't work out. They know the leads are not good that's why they don't let you out of the contract. Do not use Market Leader!!!!!!

I wish I can give a 1/32 of a star because I would. Market leader is a company setup to take real estate agents monies by providing website generated leads that are not exclusive and are not quality leads. Worst 6 months investment I've made with no positive outcome.
