We were feeling trapped with a timeshare, that we had previously loved, and used every year, by trading for other locations worldwide, as we lived in other countries for years. Unfortunately, when we tried doing this in the **, the inventory and the restrictions made it useless (we had never gotten it to return to the same location yearly). Selling prices were ridiculously low, and then we found RedWeek. The ease of renting our unit, covering the maintenance fees, and not having to find a renter has eased a huge burden! They are so efficient, and their system of handling things is excellent! Highly recommend, if your looking for a vacation spot, or to rent your own!

After almost 20 years of using Redweek to rent our villas and units, we will no longer use them. The company now plays the middle-man and uses your hard earned money to invest etc, they now pay the owner of the unit 2 days AFTER the renter checks in. Renter pays upfront upon agreement, but now Redweek as the middle man, will not pay the owner until after check-in! Absolutely and blatantly taking advantage of the very people keeping the rental business IN BUSINESS. **************** seems in full support of the Redweek policy changes, how sad that they have to defend the blatant abuse!Looking for other avenues to rent out some fabulous vacation units, would appreciate some feedback!

I have rented my timeshare through Redweek for the past ten several years. I have also rented units through Redweek many times. Just today, I tried to post my timeshare through Redweek to find they have changed their policies which now cost a lot more for those posting and those renting. Through all these years I have successfully posted and rented my timeshares many times and also I have rented from others and I have never been scammed. I do not accept the reasoning that Redweek says their change is policy is protecting us from scammers. At least in my experience I have never been scammed nor have I scammed others.

After many years of providing a cost-effective timeshare listing service, Redweek has changed their options with regard to guest payments. In the past, direct payment from guests to owners saved the guests hundreds of dollars in unnecessary Redweek "service fees" and other costs. Redweek now requires all guest payments must be made via Redweek payment processing, thus guests must pay hundreds of dollars more than when their payment could be made directly to the timeshare owner. Redweek claims that: "we are operating within the law and simply providing the service that the majority of our owners and renters demand." However, there is no "law" that requires Redweek to collect guest payments. And there are few, if any, owners or renters who "demand" that Redweek process all guest payments. Redweek processing of guest payments has always been available to owners as an option to simplify payment processing. And Redweek payment processing has always been available to guests for timeshare units that provide option available. The changes Redweek made will give Redweek more profit per rental, but only when an owner is willing to list their timeshare unit with Redweek. I suspect that many owners, like me, who have been very happy with Redweek in past years will no longer list their units with Redweek. There are other listing options available. Redweek's big advantage is that Redweek has a very large number of people coming to their listing service to find rentals. As other listing services begin to have more listings, those services will gain more visibility. In the long-run Redweek is jeopardizing their biggest advantage to gain temporary profits that will erode as other listing services move into their territory. Using their "muscle" to force owner to use Redweek payment processing that will cost guests hundreds in additional costs will provide temporary profits. In the long-game, Redweek will have lost both customers and profits.

    Hi ******,

Thanks so much for sharing your thoughts! The vast majority of renters are now demanding the protection that our online booking provides. Most owners don't realize that aside from renters being scammed, we've seen the scammers focus turn to owners and we feel that our Verification and Online Booking protect both parties and also brings many more renters into our community.

It's now common place in the vacation rental industry for the advertising forum to manage the rental transactions and pay owners after the renter check in. Managing that transaction does cost considerable labor expense. We believe that it's the best decision for the RedWeek community.

Thank you again for your feedback!

The biggest problem with the new RedWeek timeshare listing service is the up-front payment *************** may ask: Historically, there was always an up-front payment requirement, so what has changed? The big change is that in addition to the $49.99 up-front cost for the self-service option, there is also a $99 fee charged to the owner when the timeshare is successfully rented. Why must timeshare owners pay both an up-front fee to list a rental, and another fee when the timeshare is rented? If RedWeek is going to charge a $99 fee to the timeshare owner upon successful rental of the timeshare, as well as an approximate 10% service fee charged to the renter during RedWeek payment processing, why should the owner be forced to risk a total loss of the up-front $49,99 fee is the event that the unit is not successfully rented???If RedWeek is going to charge the $99 fee for successful self-service timeshare rentals, there should be no up-front fee to list the timeshare.Other listing services are satisfied with the fees they collect when a timeshare is successfully rented, and do not charge up-front listing fees.Other listing services are happy to offer a free listing service in their (now successful) efforts to draw customers away from ************************************************************************* so arrogant that they think their current visibility advantage will persuade owners to continue to pay up-front fees to list with RedWeek? If so, RedWeek is ******** the past, my timeshare location frequently had 20 to 30 active listings at a time on RedWeek. When I now check that location, there are only 2 current listings.

As a timeshare owner, I love the functionality of the RedWeek website, but more importantly I appreciate the dedication, timeliness, and great customer service from their support team! I have used RedWeek to rent my timeshares for the past 3 years and hope to keep doing business with RedWeek for many years.

Seller or buyer beware. A year after my timeshare sale was stopped by first right of refusal with Marriott, Redweek now sends me an invoice for a sale to their client that never happened. Even after explaining to them, they doubled down. They want paid for a service they couldn't complete. Will avoid doing business with this company at all costs.

    Hi *****,

We are sorry to hear of the misunderstanding of the terms of your sale. Per the resale contract:

As the Seller, the Seller understands and agrees that RedWeek **************** will retain compensation for its services and seller hereby authorizes RedWeek **************** or its agent to disburse funds in accordance with this agreement upon the sale and the subsequent closing thereon. Should the resort choose to exercise their right of first of refusal and buy back the property, the undersigned Seller agrees to the full payment of the full sales commission upon transfer of the property and requests and authorizes the resort or closing agent to pay the full commission due in the amount of $399.00, directly to RedWeek **************** at closing.

As our team explained, because Marriott exercised Right of First Refusale on the resale, the contract terms remain the same and the only thing that changes is the buyer. Your timeshare did successfully sell and the only difference was the actual buyer.

We hope this helps clarify things and congratulations on your sale!

RedWeek provided a relatively easy process to list my timeshare unit for someone else to rent through them. It worked and most of their processes were easy to follow. I'm happy to have gotten a renter in a timely manner and that RedWeek works to financial process to confirm the renter has provided the rent cleared through the system so I know the money (thus the rental) is completed and will be deposited once the renter has checked in. And, once confirmed with the renter then it is committed and I'm assured of getting my payment.
