      I own and live in a condo in ************** which is managed by The Copeland Group, *******************************************************************. Their phone # is ************. Sewage was backing up in my bathroom. The building manager called a *******. He essentially did nothing. The problem got worse. A second ******* was called in. He took an inordinate amount of time and essentially just snaked it. I was sent a bill for $559!!! This was clearly a building related issue. SEWAGE WAS COMING INTO MY BATHROOM. I did nothing to bring this about. My homeowner's dues is just shy of $1,500. Money is being wasted! Things that could easily be done by the building manager are being farmed out at the homeowner's expense. I am alleging that the Copeland Group is mismanaging funds. I am seeking $859 in damages...$559 for the plumbing bill and $300 for my time. I am an Art and Antiques Appraiser. I get $150 am hour. I spent at least 2 hours dealing with this matter. Thank you.

      Greetings:

      I am writing in response to the above-mentioned complaint. We are the managing agent for ********************************* Owners Association. That condominium association is run by a board of directors comprised of volunteers who are elected by their fellow homeowners.We work at the direction of the Board of Direction. In addition, ********************** directly employs an-onsite manager to assist with vendor coordination and oversee the day-to-day onsite operations. That manager is not an employee of The Copeland Group.

      When a resident reports plumbing,or other maintenance issues, a plumber is called to resolve the issue and identify the source. Based on the information provided by the service professional(s), the governing documents are followed in determining responsibility for any costs associated with the issue. That is how this incident was handled. The Association Manager for The Copeland Group who works with ************** sent the following email to the complainant on May *******, communicating the Board of Directors decision regarding this matter.
      Hi ***,
       The Board discussed this matter and determined this was an owner responsibility as the plumber indicated it was a localized clog within 5 feet of the bidet, thus the clog was in a pipe that serves only your unit which means it is your responsibility to pay for.
       The relevant excerpt from the Declaration denoting this responsibility is per Sec??on 11.5.1 of the Declaration: Each Owner shall be responsible for the maintenance, repair or replacement of any plumbing fixtures, water heaters, fans, air conditioning, heating or other equipment,electrical fixtures or appliances which are located in his or her Unit, or which are for the sole and exclusive of his or her Unit, whether located in the Unit or in the Common or Limited Common Elements.

We are just the messenger.       I am rejecting this response because: Sewage entering my bathroom is a BUILDING RELATED ISSUE and not of my doing. I was Charged $559, a crazy high amount, just to snake the problem. This shows clear mis-management of funds...MY HOMEOWNERS DUES IS NEARLY $1,500 A MONTH!!! Simple issues like snaking a drain could be performed by the building Manager, but The Copeland Group calls in an outside contractor who is ripping us off and making our Monthly Maintenance extremely high. This is unacceptable and I will not pay the $559 bill.
