Cleary Building sells and manufactures custom steel buildings My wife and I began working with a Cleary service ***/salesman *********** in summer 2023, through the ********, CO satellite office. ********* moved us to another service *** for 2 design meetings. The second service *** quit, and we were back with ********* We signed a contract for a custom garage on August 15th, 2025, and submitted a deposit of $9,758. Construction estimated for Sept/Oct of 2023 SEPT/OCT 2023: Did not hear from Cleary for over a month, client called **************** told the original service *** *********** was fired. WE WERE NEVER NOTIFIED OF THIS. Met with service *** ***** (from another office) twice, didn't hear from him for a month or more. Called the **************** informed that ***** quit. WE WERE NEVER NOTIFIED OF THIS NOV 2023-APR 2024: Met with ****** from *******, ********* twice. Did not hear back from ******. Called *************** and informed that ****** quit. WE WERE NEVER NOTIFIED OF THIS APRIL-MAY 2024: Met with ******* ***, new service *** in ******** office. Spoke with ******* Cleary in ******, ** HQ to discuss difficulties. Requested compensation/discount to make up for wasted time and unfulfilled promises. Informed that cancelling project would cost ~$5,500.00. Told that we *may* get a discount when project completed June 3, 2024: Met with ******* ***, signed stamped plans dated October 19, 2023. ******* indicated verbally that construction could possibly begin in September July-Nov 2024: Submitted plans to county for building permit. 5 attempts from ******* before correct plans were available.July/Aug 2024: County required site plan and engineered foundation plans (we weren't informed of this)Foundation completed Jan 13, 25. It is agreed that employee turnover and permit delays caused a the delay of the project, and frustration for all involved. And to clarify, the permit is to be obtained by the client per the terms of the contract. We have dispatched the Region Manager for the area who has since met with the client. I regret having to file a complaint, my Cleary experience has not been a good one at all, but customer service after the sell is very poor and my 2 issues have not been addressed after multiple inquiries with local and national Cleary personal, ( reached out to owners son and did not even get a response) its going on 2 years after the original complaint was brought to attention of salesman, the issue of mismatched metal was brought to the attention of the salesman *********************************************** dec of 22, spring of 23 they tried to match the metal and failed, brought to attention of local salesmen mid-summer, late summer, late fall of 23, in year 24 asked if we can solve my problem again in spring, summer and fall and now ****** at the ****************** does not even answer my calls, very disappointing on such a obvious mistake, there is two mismatched panels on the roof, and on the porch the metal is mismatched also, in my eyes there is no option except replacing the whole roof to get all the metal the same color and or sheen, the other very obvious problem that is easy to fix but not acted on after multiple attempts to correct is blow in insulation depth, i paid for R-44 thickness per contract and only got 6-7" and not the *****", this is one that is a head scratcher for not getting corrected right away, its as easy as calling sub that blew it in and have him blow in correct depth, but again its going on past 2 years from letting Cleary know about the issue, these are my two issues i have right now, there are many more, but for now these are the two main ones, unfortunately my build was caught in the middle of a Cleary manger over charging for sub work and taking extra money from Cleary he got fired and my build got shifted over to ***************** office and from day one could tell he could care less about my build, never seen him all build long and let broken contracts happen and not be there to protect me, very disappointed with Cleary so farBusiness Response

Yes Cleary Buildings has contacted me about mis-matched metal on main roof and on porch, but no action has taken place on the subject, on the subject of blow in insulation being shorted 9-10" that has been resolved, its good enough, i do not want that dishonest ***** of a sub for blow in insulation around my place anymore, he showed up with just 5 bags of insulation and only shot it around only 10% of the ceiling, had to contact ****** with Cleary Buildings Scottsbluff about the c*** he tried to pull, not sure if he thought i would not go up there and check, fortunately ****** and the blow in insulation sub had a meeting and finally the blow in insulation sub got it close enough, you can tell he was running short on insulation towards the end of the job and its a bit thin for 10-20% of the ceiling, i will just take care of it myself on the last little bit that did not get full 15", i rather not have that sub back on build, still waiting on action on the mis-matched metal, i am afraid there is no way around it for matching the metal, full new roof is only option in my mind to have all the roof metal matching,

I signed a contract for a 43x30 pole barn in 11/20/23 and paid the down payment fee at that time. The initial tentative start date for my building was March 2024. The site was p***ped by the end of February for the build. I never heard anything come February. A month or so went by and after I contacted the salesman, a "change order" was done that had to do with a building permit that we had initially spoken about not needing, that indeed was not needed, but it changed the tentative start date to May 2024. All over May passed, then **** I was told the materials would be delivered. **** passed, then July passed with me being told they would be there the week of July 20, 2024. Materials finally delivered ****** 1st 2024, at which time I paid in full about 50% of the contract value. ****** passed by with my materials sitting on the ground, the sales *** did come out and put some plastic on it and picked up someone else's materials that was dropped at my property with my materials. I heard nothing, so I started contacting my sales ***. ******* had two workers show up September 13th, 2024, a Friday. There was an issue with the concrete slab thickness on one edge. The following Monday it was decided the edge should be cut off and ***oured to a thicker edge. I was told they wanted it poured by that Thursday to continue work the following Monday. The edge was poured by Thursday. Come the following Monday I was called by the job ******* who said he would be there later in the week to start work again. He was a no show no contact the rest of that week. I contacted the sales *** the next week and was told he was sent to a different job. We are nearly 11 months into a contract that I have paid 2/3 of, all materials sitting on the ground drawing moisture for over 2 months now, and not really even a start on my building that had an initial tenative start date of March 2024. It is now October 2024. I have paid everything on time and I feel like they have not honored the contract.Business Response

It is agreed that there certainly has been a delay in completing this project. Which started with an issue of the client's site had issues that the job had to be stopped to be corrected. Which caused our building crew to move to a different building project. This project has since restarted now, and we expect to remain on the project until the final completion. I have been working with Cleary since 2021 to build a building on my property, signed a contract in 2023 and paid a down payment of $26990.00. We met with and re-planned our building with 4 different project managers because the company kept hiring new employees. I was very aware the challenges of building at this time but each time, we were told that this would be it and they would build our building. We were never given a schedule and eventually all managers just stopped contacting us. Again, we were understanding but there came a point when we lost trust in the company and their ability to build our shop. Finally, we requested to stop the contract and they refused to return our deposit knowing that they have not provided us with a plan set, materials or a constructed building. Trying to reach out to the company, they again refused to be communicated and return calls. They then blamed us for their time being wasted, materials ordered (which I offered to take ownership of, and they refused), the site not being prepped which they also knew about and said that they would work with us on that. I am fine with paying for engineering work but they are unwilling to layout how much that exactly is because they don't track hours. I would be paying for drawings that do not meet permit due to errors on their part. They sent me a generic email saying they will only refund $11706 of my deposit which is a specific number, but they will not provide me an invoice detailing what that equals. It has been 3 years and I still do not have a building and they want my deposit while providing me with nothing.Business Response

The continue to offer the same resolution without justification are continuing to push the issue aside without any real resolution.
As I have stated many times, the resolution that Cleary proposes is not acceptable to me. In fact, I find it difficult to imagine that any customer would find it acceptable. I have reached out to various levels of Cleary management only to be given the same response and then to be directed back down to lower management who wish not to be placed in the position of authority to resolve this matter. They continue to fail to address the issues at hand.
Once again, we entered into a two-party agreement for services. For my part, I provided a downpayment, however, Cleary failed to provide services in a reasonable manner. After dealing with this issue for nearly three years and not seeing any movement with the build, I elected to cancel the contract. In response, I received a generic *********** email stating that they would not return $15,000. No invoice was provided on what that money was used for. I have only been given, general statements such as, "engineering services, material orders, time wasted....". It is clear that nothing has been documented. I have no materials onsite, no approved engineering drawings, and limited communication from the company.
Closing, I signed a contract, provided $26,000 but have nothing to show for it. I find it difficult to believe that anyone would be happy to give away $15,000 for services not rendered. I am willing to provide some reimbursement, as I have stated previously. I however, do not agree with Cleary taking the majority of the downpayment and then also not having to justify their expenditures by showing a valid invoice which any long-standing company should be able to do. I am willing to pay up to $5000 for the engineering work that has been done so far even though that work does not meet engineering specifications for the build site.

On aug 8 2024 my wife went to Cleary building corp to start the process for an out building. At that time she wrote a check $4591 for a deposit, and was told by the salesman, that cancellation within a couple days would result in a full refund, but after work orders were assigned, they could keep a couple hundred dollars. On 8-15-2024 we emailed the salesman to request a cancellation, because our county informed us of a zoning issue. So we wanted to get a refund as quickly as we could, to reduce penalties. Mind you it had only been 5 business days. We received an email from the salesman from Cleary, that they are keeping $1833. That is NOT what the salesman told my wife when the deposit was given. The only response from Cleary has been a notification of them keeping over $1800 of my deposit, without giving a detailed itemized statement as to why. Was told estimates were free, on site consultation was free, and salesman stood in my driveway and told my wife and I that no materials will be ordered until building permits are issued, so I want to know how Im being charged over $1800 over a 5 day period?

I purchased a pole barn from Cleary Builders on 8/3/2023. Initially there were some permit issues, which were resolved in 11/2023 at this time we revised the plans with a tentative build date of 01/2024. Shortly after this my salesman called me to let me know that he was leaving the company, and that his superior would be reaching out to me in the next couple of days. A few months later, the branch manager at new branch they had me dealing with finally reached out. He called me a few times but never took the time to drive the almost 2 hours from their branch to me. A few months later I receive a call from their new salesman (which is now my 3rd contact with the company). I let him know that my site is ready and prepped for them to build, he comes and looks at it. After he leaves the branch manager calls again and says they need a lift to safely work on my site, at this time I agree to pay for 50% of the lift on top of my contracted price for the pole building. When the contract was revised 11/2023 supposedly accounted for the deeper postholes & longer posts. Finally 7/24/2024 almost 1 year from my down payment construction begins. Fast forward to 7/2024 they worked a half day the first day of drilling post holes, and a little under 8 hours the second day. They took a little over 3 weeks to complete the building. There were a few minor flaws, which I had hoped would be covered under warranty but at this time do not feel confident with their customer service. 8/12/2024 the new salesman came to do the final walk around and collect the final payment. He requested an additional amount just shy of $5,000 on top of my contract fee and the lift due to "the excessive hours they didn't account for drilling holes" and "They were losing money on my building." I thought Cleary was a reputable company, built on customer service. At this point I can say that our entire experience with Cleary has consisted of terrible & unprofessional service with a lack of basic communication.Business Response

July 2024 Concrete slab was poured for driveway of pole barn. It should have been done in 2 sections, but we were trusting Cleary whom we hired for the work(they then contracted it out) to manage the job. We came to see the driveway that evening after several other contractors contacted us(we are having a home built near the pole barn). The driveway had very large broom strokes horizontally in 8 different sections all the way up and down the driveway. You could also see some unevenness but we hoped as it cured it would settle a bit. The next morning we looked at it again and it had dried and looked extremely roughlike a practice run for a guys first day on the job, it had also began so crack-in almost every section. The cracks were hairline, but this was only day 2. We called a meeting with Cleary and there concrete vendor the following morning. We all agreed that it did not turn out as good as it could but no one was really willing to admit to any wrong doing ect. My husband has had several phone calls with the local, regional(i believe) and vice president of the company. As the concrete agesthe cracks have gotten considerably bigger and there were more every day. 3 weeks ago there were ******************************************************** The concrete companys engineer has determined that although extremely unsightly, it meets the industry standard for concrete which is grey, 4 in thick and 4000 psi(i believe). Our complaint it that Cleary themselves are taking no accountability for the poor workmanship. They have gotten there concrete vendor to take less money for the work, but they still want there full amount. I am happy to pay the full amount to both Cleary and their concrete vendor, i would just like for people to not gasp when they pull up to the driveway for how poorly it looks. So ultimately i want to pay the full amount but for concrete that meets industry standards and is slightly.Business Response

Cleary threatened to put a lien on the last $5000 that were owed of the $150,000 we paid. We are in the final stages of closing on a home loan so not paying Cleary, even though we found there workmanship unacceptable was not an option for us, therefore we have monetary leverage to use towards retaining concrete that meets industry standards. Meaningless than 50 plus cracks, broom marks that look like waves, and areas that are not level.

In 2006 I met with Cleary Building to have a pole-building built on my property located in ********, **. Cleary assured me the company was all about "service after the sale." There was a verbal agreement with any concerns about exterior paint during warranty, Cleary would repaint. A 15 year paint warranty came with metal exterior paint. During warranty exterior paint on roof of pole-building had excessive paint fade. I contacted Cleary to have exterior roof repainted as part of warranty in early 2021. A paint specialist confirmed while under warranty in 2020 that there is excessive fade with paint on exterior roof. In 2021 a local paint company confirmed excessive paint fade on exterior roof. Cleary Building Corp. committed to providing service with warranty of pole-building. I have written several letters to **** Cleary who is in a position with Cleary to help me with exterior paint issue of pole-building. I was also assured by Cleary Building Associate that a re-test will be done for roof and this did not happen. I paid Cleary over $40,000 to put up pole-building on my property. I plan to keep the building for many years and if excessive fade on roof is not repainted, there will be damage to structure of exterior building. I want to resolve this warranty matter with Cleary and avoid this going further. To be fair, I request Cleary pay me half the amount for exterior paint warranty work to be done in amount of $1,100. The total amount to paint exterior roof is $3,200. I have been respectful to **** Cleary with letters written. I'm requesting BBB help resolve warranty matter. I paid alot of money for my pole-building with Cleary, I was assured service after sale, building was under warranty, no other claims were filed under warranty with Cleary. We have followed up multiple times with ************** in regards to his paint claim on the roof of his Cleary building. The steel/paint supplier has inspected the roof, the degree of fading has not met the levels necessary involving fading to require a warranty claim at this time. Cleary Building has answered that, "an inspection will take place this year," I would like to know exactly when this inspection will take place of roof so I can make arrangements to be there when inspection takes place. The inspection needs to be tested by paint supplier company with computer input results of paint. A confirmation from Cleary Building to this is necessary. The expectation is that the building inspection will take place during the fall of 2024. Approximately September. We will certainly make sure ************** is aware of the timing of the inspection and give him minimally a 2 weeks notice so that he can be present. Testing and test results will be done in accordance with the industry standards and we will make sure ************** is well aware of the results. It is beyond comprehension how this company has earned and maintained an A+ rating with the Better Business Bureau. The average of 25 reviews is ONE star. (So sad!).We signed the contract in March 2023 and were told the shop should be completed by late July. .Many excuses, lies, and broken promises later, materials were finally delivered in October. The work on the shop was finished in December. The crew left holes where they attempted to attach the roof but missed the truss, removed the s**** and tried again. We identified one at the time there were many others. They also damaged a panel on the back of the shop. .The few things identified at the final walkthrough were addressed and repairs scheduled with one exception. We selected a color for the shop based on the samples we were given back in March. The name of the color was the same but what they installed was not the same and does not match our house. .Final payment was reluctantly made January 4th. After which, they apparently turned out the lights, shut the doors and closed the office. January 23rd of 2024, I sent a picture of my car parked in the shop covered in ice. Everything was covered in ice from one end of the shop to the other. I got no response from the pic, no scheduling of additional repairs, nothing. They didnt provide the name and phone number of who to contact if there were problems. THERE ARE PROBLEMS LOTS OF PROBLEMS. .In December we ordered trim pieces for a third garage door we are having installed. It should have been with the materials delivered to replace the damaged panel. It still has not arrived. .After the first of the year the price of materials to finish the shop increased significantly which only means the cost to finish the shop has increased. And on top of that, we cant have concrete poured or finish the interior until the leaks have been repaired. More delays?Business Response

We have since made contact with this client after now being made aware at our corporate office of any service issues needing repair. Our region manager has had a discussion with the client to discuss any repairs needed and did schedule a site visit for an inspection. Unfortunately that inspection was cut short due to the client's decision to not behave in a civil manner.
We are reaching out again to the client to try to have an understanding of the necessary conduct required to have a proper meeting. And then we will preferably conclude any open actions that are needed. Thank you.

I personally did not speak with the ******* manager from *****. My business partner did, and it probably could have gone better. Keeping in mind that my partner was extremely angry about the issues we knew about at the time. We have found recently that there are two different color panels along the sofit on one side of the shop. This is not quality work. I have attached a picture of this.I will agree meet with the manager myself and go over the problems, hopefully working toward a reasonable resolution.

I contracted with Cleary Builders to build a pole barn on 11/18/22. Start date was set for January 2023 at the earliest, February being most likely and March 2023 being the absolute latest. This job was to be a 4 day job - start to finish. On April 12, 2023, the materials for the barn were finally delivered. My materials sat on my property exposed to the elements until work began. After numerous delays, work on my pole barn finally started on May 22, 2023. I had workers show up for exactly 1 days. No one showed up again until 3 weeks later, on June 12, 2023.When asked for an update, I was told workers will be coming soon yet they never showed.The trusses were finally installed on June 26, 2023.My dream of having a pole barn had been turned into a nightmare. On July 10, 2023, the pole barn failed inspection. The barn looked as if the Three Stooges had built it while drinking whiskey. Cleary lower and middle management have been provided with numerous photos of the barn. Every attempt I made to get my barn up to code, I was met with resistance. Lower and middle management of Cleary pushed back and argued every step of the way. No one at Cleary Builders was interested in bringing my barn up to code. I had the sympathy of the Franklin County Building Department and I ended up having to hire an attorney at the cost of $450. From the time the barn failed inspection on July 10th, it wasnt completed until October 16,2023. The final insult was regarding the backfill. The subcontractor informed me that he was unavailable to correct the backfill/grading issue because Cleary Builders was sending him to other projects. Instead of righting one of many wrongs, the subcontractor was being sent elsewhere. So, when Cleary demanded the remaining balance of $6,913 on October 16th, I told him no. I am asking for Cleary Builders to waive the final 10% of the cost for the anguish of this entire process. I do not believe this request is unreasonable.Business Response

Cleary Building Corp. and ************ were under contract to construct a post frame building. That building was completed back in July of 2023. Admittedly, we did encounter a few workmanship issues during the build in which we rectified and finished the building bringing it up to the clients expectation and up to our tolerances. While we try to be perfect, we are not. When we do have issues, we own those mistakes and we make things right. We strive for excellence in doing things right the first time, and when we fall short of perfection, we correct any problems that exist. This client did end up paying the full contract amount in October of 2023 after we corrected the workmanship issues that took place during the build. We offer the best warranties in the industry and we back those warranties fully. Something that many of the other post frame builders out there can not hold true. We are entering our 47th year in business and have built over ******* buildings during this time. A clients perception is our reality.
