      TERRIBLE!!! They have truly gone downhill!!! I've been with them for 4 years! I'm not even giving them 1 star!!! They take your money and when it comes time to make repairs they say are covered in your contract, they find ways to get out of it!! They tell you they will email you the report and don't or say a manager will call and never do. I requested a different pool repair company to come out and nothing!! The vendors they use are TERRIBLE!!!! DO NOT USE LANDMARK!!! THEY USED TO BE GOOD BUT NOW THEY ARE TERRRRRRIIIBBLLLLEEE!!! SO MUCH FOR CUSTOMER SERVICE. YOU CAN'T EVEN GET A MANAGER ON THE ****** WHAT'S GOING ON OVER THERE? CLEARLY THEY DO NOT KNOW HOW TO RUN A BUSINESS----PEOPLE 1ST OR YOU WON'T HAVE A BUSINESS!! **************** IS CANCELLED!!! WAY TO STICK IT TO PEOPLE WHO PAY FOR A SERVICE THAT DOESN'T PROVIDE!!

      This company is a joke. I've been with this company for 5 years and they've never covered ANYTHING. I've just been dishing out money to them every month for nothing. The things they say are covered in my contract are the only things I call about and they always come up with some type of excuse not to cover it, so I end up paying them monthly PLUS still coming out of pocket. This company is a scam. DO NOT sign any contracts with them or you'll be sorry. They've definitely lost my business.

      The company is Dishonest and rude, Changes the cash-out price at the last minute and says it was due to an error, they don't honor their word or what's in writing. I spoke to a very rude and incompetent lady by the name of ************************************* she was extremely rude had no remorse for her personal error, did not allow me to speak to a supervisor, and spoke for her supervisor and said too bad the supervisor going to say the same things, Landmark emailed me a payout which we accepted the same day and said email whether we reply back or not as of Oct 5 today they would still send a check vs repair since it was going to take ***** weeks for a part. But low and behold we got another email but a reduced dollar amount while what we thought we already had an agreed term for the replacement of our refrigerator. Never will I recommend this company ever again waste of money to be treated this way. Stay AWASY and far away.

      How is this company still in business with the **** they run!?? This is literally the WORST COMPANY! You never get to talk to a supervisor by waiting on the phone or waiting ***** business hours. My air conditioner broke on 9/26/23, I had to call the contractor to get a service time, I had to call to get constant updates, I had to call for EVERYTHING. I keep getting the run around and being told someone will call you in ***** business hours. This has literally been told to me for 5 business days now. Its 10/5/23 and there is not solution. Literally my work order is in limbo. The contractors they sent were HORRIBLE (not the technician) too. The people in the office do not do their job and try to make you sound stupid and put you down. They pick shady contractors because they are a shady company. DO NOT USE THEM! Will be cancelling as soon as we can! We are just going to fix this on our own because we are ready for our AC to be fixed.

      Dishonest company! We live in ***** and our ** has been out for almost three weeks. After calling almost every day and being told different things by different people, I finally received a call from Landmark denying our claim citing faulty maintenance on our part as reported from the sham contractor they sent out. I reviewed his website and he had all negative home warranty reviews all by Landmark customers. He stated my issue was due to dirty ** condensor coils. We have had our ** tuned up every year for the past 4 years either under a contract with either Landmark or One Guard. Per my contract with Landmark, they send out a contractor who is reponsible for numerous things to include cleaning the coils. Per the **'s manual, my reponsiblity as homeowner is to change filters routinely and keep grass/weeds away from the ** unit. The Landmark rep had the audacity to tell me that it was my resonsibility to also clean or pay someone to chemically clean the coils. SERIOUSLY??? She told me it was my responsiblity as a homeowner to ****** what was necessarily to properly clean condensor coils and not to depend on what a contractor tells me or does to my unit. She also said homeowner's were required to have a minumum of two tune-*** completed before they would consider proper maintenace had been done. Posing as a potential new customer, I call ******************** and specifically asked this question and was told there was no such requirement Only a 30 day wait period. They will use every excuse to include lying to refuse paying for service. Would leave zero star if I could.

      DO NOT USE. They hire terrible service providers - avoid replacing equipment at all cost and CHARGE A CANCELLATION FEE to end your warranty with them.

      Horrible!!! I hadn't had any major issues with Landmark, but recently my water heater went out. I've been with Landmark for about 5 yrs now. I made my initial call on 07/09/2023. Ever since it's been a joke. They haven't replaced anything yet. I call pratically everyday, and nothing gets resloved. I've asked several times to speak with a Supervisor, and yet they tell me that they can only contact a supervisor by email. A supervisor will call me back within ***** hrs, but no supervisor or anyone from Landmark has called me to this date (08/07/23) They keep blaming the contractor when it's Landmark's fault at not moving forward. The contractor has been in communication with me constantly, and he has aslo called Landmark. I'm close to a month with no water heater, and they keep saying that it's being taken care of! That's a joke, because nothing is being done. I would honestly recommend everyone to stay away from them! It's not worth your money!!!!

      If you wanna know that landmark home warranty is lying, their lips are moving. Our AC unit went out in late May and it took 9 weeks for it to be fixed. Landmark will find a contractor not anywhere near your house and if you're looking for any part, they'll find 3rd party to locate it and you will be given absolutely no information about tracking the parts down for the repairs to be done. What they will do is find a company that has *************** the order, and then 2-3 days later claim it takes too long for it to be delivered in time for the repairs to be done and do this until you quit and pay out of pocket. We fortunately live in ******, so we survived by buying a portable AC unit but for those in ** and AZ, it's gonna be hot. By some miracle I was able to track down the compressor and literally beg the guy to put it on the truck for it to be shipped to the company doing the repair. Throughout this whole process they won't communicate with you about any of this unless you call Landmark and want to wait on the phone for an hour to get this info. After every phone call they will send you a generic email saying, "Please allow 3-4 business days for repairs.' They will never respond to your emails/phone calls. These people are in *************** too, so best of luck. We even got our local insurance abuse fraud representative to call landmark, and still no phone call was returned. I honestly think the only reason why our A/C was fixed was because I was able to track down the part through ****** and the gentleman said he would help me out and play dumb if landmark decided to cancel the order and put it on the truck regardless. Even cancelling was an absolute pain. They will claim the retention center is closed and offer to call you back but they don't. I'm honestly surprised they even covered my claim, however, if your A/C unit goes out, your chances of it being fixed in under 2 months is right up there with salvaging the Titanic from the bottom of the Atlantic.

      TERRIBLE! Our AC broke on 7/21/23. I submitted a request on line as well as called in as it was Friday in ****************, **. It was 118 degrees that day. We are in a heat advisory! They set me up with a contractor in ********** ** 3 hours away who could not come look until 8/5/23. I called again and finally talked with someone on Monday 7/24/23 who assigned a different contractor, locally this time who came out on Wednesday 7/26/23 and found a coil to be leaking. I received an email and a call on Friday 7/28/23 that my out of pocket cost will be ******* and that they will be mailing the parts to the local contractor. Today is Wednesday 8/2/23. The parts have not been shipped. I have asked for expedited service but was informed they do not do emergencies and that they are working on it. Will never renew my contract again!

      Our A/C has been out now going on 2 weeks. We are in a HEAT ADVISORY here in *****. Living in a small county I know it is hard to get people out. The customer service reps are a joke and laugh at you. I have now had 2 separate A/C companies come out and do a Diagnostic and they both said the same and have paid them both at about $190.00. We then had to go and purchase 2 window units that were over $1000.00 together. When you are told you will get a call back from their representatives within 24 hours and here nothing for days that is a complete JOKE!!!!. I called today to have them refund the $70.00 service fee that they charged and to cancel my account. When I explained to the representative (who barely speaks English) didn't even know the address to the Headquarters, how do you not know that information. I was then transferred to a lady that works from home in ******** (they never tell you their names now I know why). She asked why I wanted to cancel this horrible warranty and I explained to her and of course I was not happy and told her exactly how I felt she hung up on me. GREAT CUSTOMER SERVICE.....NOT!!!!. Please do not waste your money on this horrible company. Such a waste of 12 years that I have been paying for this.
