      I've had a policy with Landmark for 6 years and they used to be excellent. However, recent ownership and policy changes have made this home warranty a losing proposition for the homeowner. They have raised my monthly premium, outsourced to foreign customer support, pushed sub-par and dishonest repair shops on me, and reduced the policy coverage so that it will not cover the cost of the repairs or equal replacement. By the time I subsidize the repair or replacement, pay my service fee, and cover my monthly dues, I have lost money compared to just paying directly out of pocket. I canceled my policy today and they informed me of a $75 cancellation fee.

      We had a terrible experience with Landmark Home warranty. Our fridge broke in January and they had no sense of urgency getting us a repair company, the first company booked out 3 weeks. They finally assigned us to a company called Appliance Repair Tech that had no website, never picked up the phone and never returned call. It seemed like a scam. The repair company came and said they had to order a part, they came back again, fixed it but it broke the next day so they ordered another part. It was a month of no fridge and continually having a repair guy come back and forth. It was finally repaired for 3 months and broke again. The same company came out and is recommending the same part to be replaced. It drove me crazy! I cannot seem to get through to anyone in customer service, they have 'escalated my ticket' but I have not heard back. Its been 3 weeks without a fridge again. I am pushing for the $1500 replacement (which does not cover the cost of a new fridge). Landmark offered me $400 which is weird. Once this fridge situation is fixed I will cancel my home warranty. NEVER use this company.

      I am leaving a review here hoping it might help make some change. I have used landmark on more than one occasion, and this time has been awful. We had a wax ring blowout and cause water to leak out at the base when we ran a substantial amount of water.(wash dishes, take showers, wash clothes, flush toilets) when we first noticed the issue it was "clean" water, and we made the service call Friday March 31. After being passed off by two plumbers we finally landed one, but didn't get them out here until Wednesday April 5th. While waiting ,Sunday April 2nd, the plumbing had bubbled up all of the nasty sewage through our downstairs bathroom, and flooded it with sewage water. I relayed that message to our plumber. When the plumber arrived(April 5) they never stepped foot inside to look at the toilet, instead just poked around with the shovel in the dirt looking for the cleanout. Locating and building the clean out is not covered, so I had to pay that out of pocket. We are now scheduled for April 11 IF THE CONTRACTOR CAN GET A CAMERA, 11 days out from the 1st service call, and when the plumber comes to finally find the clean out we will then have to put in another service call to get the original service call taken care of, THE TOILET. By the end of this will be close to 2 weeks if not more of not being able to take showers wash clothes do dishes. I have a 15-month-old and pregnant wife stuck here all day. While the only response we get from Landmark, continuously is they cannot do anything. This is an emergency, and they cannot do anything.....This is unacceptable!

      Let me tell you chronology of my recent experience with Landmark Home Warranty to show you the way how do they worked with my recent request # *******:- I created claim on 03/13/2023 - Contractor ************* were able to come on 03/15/2023 Technician told over the phone with Landmark Home warrant and told that replacement of Drain Valve of water heater is not covered by Landmark, and contractor send e-mail to me with itemized bill for $515 for the service - I called Landmark and they initially told me that it's not covered, I asked to provide written explanation for my further reference what exactly is not covered, based on my contract - 03/16/2023 they confirmed that there was a mistake in valve naming and it's covered by my warranty. They told that they will contact ******************* with confirmation that issue is covered/- no information from contractor for several days - 03/21/2023 called Landmark again - they asked me to wait on a line and confirmed they they again told to contractor and contractor should reach out to me shortly; and that work is completely covered by Landmark (no payment is required from me)- 03/22/2023 I decided to reach contractor. What do you think? Contractor told me that there is no information from Landmark as of yet, and in their system I'm still responsible for $515 payment to fix the issue. I explain situation and they told me to reach Landmark. I called 3 times 2 hours apart to contractor - no information. Technically, it should be Landmark to push till contractor dispatching, not me even reaching contractor. I called just due to no solution for a long time.- It's been 10 days of Water heater leaking and my contractual relationship with Landslide didn't land on any actual work happen to fix it (with initial or any other contractor).I don't know how long it may take Landmark to actually help to solve this issue.I'm extremely disappointed.

      I can confirm that there was a very professional handing situation by Landmark representative on 03/23/2023 in the morning, she made 3-way call between me, Landmark and contractor (*************), that help to avoid contradicting information which kept for a week between 3 of us. Eventually contractor fixed the issue the very next day, on 03/24/2023. Thank you for helping. But I'd appreciate if such repairs would not take total 11 days since creating a claim till being fixed just because of 'broken communication'. Thank you.

      Trying to get a dishwasher fixed has been a difficult experience. The tech came out quickly enough and diagnosed the dishwasher as unfixable. He let Landmark know but after several days I called them to follow up but they said they were still waiting on the technician to submit his report. After several days of phone tag I got the technician to submit the report again, but then after another couple days of nothing from Landmark I had to call again just to find out that their Authorization Team and ********************* would need another ***** business hours to see if the needed part was really unavailable or not. It will have been two weeks feeling like Im having to fight with Landmark to get them moving. Just awful.

      This company has been an absolute nightmare to work with. We submitted a claim for our refrigerator back in September. It took some time for the repair person to get out, but they came and "fixed" our issue. They also said it could be another issue with the seal contributing but that wasn't covered, so we paid out of pocket for that. The issue wasn't fixed with the repair done OR the new seal that we bought, so we called Landmark to have them send someone back out, and paid another fee, because even though it was still the ice maker not working, it was a "different issue". Maintenance guy came and said they needed to order a part and would come back to fix. We called about 6 weeks later because the water has also stopped working and appears to be part of the same issue. Landmark seemed confused, and said they had noted that we were going to fix it ourselves. Now they want us to pay another fee. The rep became argumentative, so since we weren't getting anywhere, we asked to speak to manager or someone that could help, they said one wasn't available and they would have to call us back "within ***** hours". It's been almost a week, still no response. Over the weekend the part for our refrigerator magically showed up at our house so we called again since this was past the original promised timeline. We asked for a manager again, the rep refused again, and said someone will call us back within "***** hours". We didn't want this because this is why we are calling back, but the rep just repeated this for several minutes "I can't give you a supervisor, someone has to call you back in ***** hours" until my husband had to hang up. It's been almost 6 months, and we have yet to receive a call from Landmark on our issue, or a fix after repeated follow **** Similar issues with a fix on our dishwasher that we gave up on. I doubt we will get a call back this time either.

      I filed a claim on a sat, my heater went out. ******** Mechanicals came out that day diagnosed the problem and said theyd put a work order in. I called Monday the dispatcher had no I idea who and there was no work order in. Now to wendsday still no wrk order. I called landmark and requested a different company to take over my claim. I am not happy with ******** mechanical. So I had pay another $65 to open a new claim to have a different company. I feel I should have not had to pay another $65 when the company before was so incompetent. I also asked to speak to a supervisor several times and was told there was none available. I should of not been charged twice

      Previous to current central heating issue, we have had no problems with Landmark. For this issue, their assigned contractor came out and stated it was a pre-exisitng issue. We called another contractor (who came free of charge to assess) who told us it WAS NOT preexisting and normal wear and tear on the system. Landmark said they would send a second contractor out for a second opinion and we would hear back in 48 hours (their own guarantee as stated on their web page). As of today, that was two weeks ago, and I am on my third ***** minute call where they keep saying, "as of today it has been submitted and you will hear in 48 hours." After three calls and being read the same scripted response, I am extremely frustrated as our unit has been broken and leaking water for over two weeks now. No sense of urgency by Landmark and no way to escalate the issue or call anyone else for help. I will NOT be renewing this warranty and will be selecting a different company with better reviews.

      I purchased a home warranty from Landmark Home Warranty 5.5 years ago. Over the following 5+ years we had to call LMW out a few times for repairs' Never fixed in a timely manner & constantly refusing to fully cover any of the repairs. Very poor service from this company. 1) The first repair was the summer our ** stopped working. This was during a 100+ degree month. I had to buy window ** unit. It took 3 weeks for LHW to replace the ** unit. But they would not cover coolant for the ** to make the system work. This cost a few hundred dollars. 2017 2) The Grinder pump for our sewage system failed. The repairs took several days to get repaired. Had no working plumbing during this time.2018 3) Our garbage disposal failed. Refused to replace the disposal unit of a loose base mounting bolt. It wasn't leaking, the disposal failed. 2019 4) Grinder pump would not shut off. LHW sent out a plumbing company for the repairs to the grinder pump. The replaced the float for the grinder pump with a 110V float. The system is 220V, so the new float fail. The same plumbing company came back and said that I need a electrician to replace a panel for the grinder pump system. There isn't a panel in our system. Another plumber came out and replaced the float with the 220V float. This took 3.5 weeks for the repair. I had to manually turn the grinder pump on & off from our power panel. I had to argue to get the cost covered. 2022 5) The grinder pump was working OK but it was leaking. LHW sent out a plumbing company. This plumbing company took a quick walk around, look at the sewage lines, the grinder pump basin lid (not the pump), and the leak. Wrote an invoice stating the grinder pump basin was cracked. Sent an quote for $18,750.00 to replace the whole system, for a leak. LHW refused to make any repairs, even though I have grinder pump & outdoor plumbing coverage. I had it repaired for $752.00 which was refused to be covered by LHW. Over all a VERY VERY POOR experience with this company.

      Landmark will do everything they can to avoid paying for catastrophic failures. If they tell you they don't cover something due to "Not normal wear and tear", you know they're lying you. They said that exact phrase every time something that was listed as covered, failed. Additionally, the contractors they sent to check it out, will tell us this is normal, they see this all the time, one actually said "Normal wear and tear", to which Landmark directly contradicted when they denied that claim. They don't listen to their own contractors.Avoid this business. It is a scam.
