I applied for a HELOC. I gathered up all the paystubs, tax returns, and bank statements requested. I waited for over a week to hear from someone at Valonto return my phone calls about this HELOC, just to be told, via email, 'we do not offer this in *************'. I firmly believe if you cannot do loans in ** this should be stated on the application page. I spent time gathering documents I was told were required. I physically spoke to someone from Valon who did not mention any restrictions in this state. I find it very curious that you cannot help your mortgage customers in this state, and wonder why you do not have the required license. Please state 'WE CAN NOT HELP YOU IF YOU LIVE IN *************' prominently on the your website. No excuse for letting people go through that for absolutely nothing. Even better, every month when I go online to pay my mortgage, I have to close a pop-up that tells me how much equity I have and pleading with me to contact Valon to use that equity.

Crooks plain and simple. Dovenmeuhle sold my mortgage to them. My mortgage was automatically paid each month. I was told everything would transfer and I wouldn't have to set anything up. after the transfer my automatic debits picked up as promised, but somehow there was a $41 'late fee'. they blame Dovenmeuhle so they can't get rid of it, yet they are trying to collect a late fee that they say belongs to Dovenmeuhle.Valon Mortgage Inc

They bought my mortgage, sold my mortgage. And then filed a report to destroy my credit claiming my 0 dollar payment is delinquent. I have never missed a payment. Their customer service told me its my problem, despite them claiming I dont have any payments with them so theres nothing theyd do to fix. It should be illegal for a company to operate like this. Flat out report fraud. Now my wife and I need to file 6 individual reports with credit reporting agencys to dispute this racquet run by Valon. ****!Valon Mortgage Inc

If I could leave zero stars, I would. Unfortunately, my mortgage was sold to Valon by my previous lender in March of this year. This has been a horrific experience to date. Upon taking ownership of my loan, they proceeded to do an escrow analysis that is not due until October 2025, and informed me that my payments will increase substantially. My escrow analyses are always done in October of each year. It has been that way since I purchased my home. I was then told that they needed my homeowner's insurance policy to reflect Valon Mortgage as the mortgagee, and when they receive that, my payments will go back to normal. That was completed, received, and a temporary return to my normal payments was sent to me. The shortage identified with my escrow analysis done by my previous lender in October 2024 led to my mortgage being adjusted for the shortage. They are now trying to collect for policies that have already been paid, and my monthly mortgage is currently adjusted for the escrow shortage. I have been going back and forth with them. I even have an email from a representative stating they adjusted my mortgage back and that my next analysis will not be done until October. However, they did another analysis a couple of weeks ago. I just ended another call with a representative and was told the increase was due to "expenses". I asked what expenses I am responsible for due to their purchasing my loan. Because they have not had to pay my property taxes or homeowner's insurance. Those were paid in October and December. I am extremely frustrated with them and my previous lender for this entire debacle of a transfer. If this isn't straightened out, I will most likely have to refinance somewhere else. Even with the current interest rate. This company is terrible, and I cannot understand how they even have a B rating.Valon Mortgage Inc

At the same time my mortgage was switched over to them a tree fell and destroyed my house. I had to wait 15 days to send them the check to pay off mortgage. This tree fell on 04/30/2025. Once they got the check ( which I was required to over night to them) it only took a few days for them to deposit it and pay off my remaining mortgage. However I have still not received my portion of the money. I I have called them twice and been assured twice that the check was in the mail. Obviously the first time the check was not in the mail, the second time I was told on the 10th the check had been mailed. Additionally they're sending the check via regular mail not overnighting it. They are also sending it to the address of my old home which is structurally on sound and cannot accept deliveries. I specifically asked them to mail it to the address I am currently living at. They did not do this even though they showed me they would. This is assuming the check has been mailed. This is putting my life on hold, as I lost everything. I do mean everything. I can't have my house demoed as part of the check with the money I'm waiting for was for the demolition.I feel like they do not care. They have their money. I found it very concerning that they would not mail a check with signature required along with another documents. They certainly had no problem with me having to pay 31 plus dollars for an overnight delivery of the check.Valon Mortgage Inc

I have contacted your customer service twice and was given two different dates the check was to be mailed and assured it would be mailed to the address currently residing as my house was destroyed. It was sent to the old address and standard mail. So, it can't be tracked. You required me to overnight it to you which cost me $31.00 + dollars. So, my life is pretty much on hold due to your policies. I would think best practice would be to send the check with signature required.Review fromCynthia J

1 starValon mortgage took over our loan in March 2025 and it has been nothing short of horrid. They paid our taxes LATE. They then notified me of an escrow shortage and their math of the increase on our monthly payment was incorrect - the math was not mathing. Verified that I could just pay the shortage and not have my payment go up. They then raised my monthly and cut me a refund check for the excess because they want to raise my monthly instead of letting me have enough funds in my account. This is highly deceptive and a great way for them to put undue burden on people who have a strict budget. The customer service is an absolute joke, good luck reaching anyone who understands math. I have never had an issue with a mortgage company like this. This practice of selling loans that the customer has no control over is horrible to begin with, put to have a company like Valon deliberately trying to scam homeowners is AWFUL.Review fromMae B
