      PAINFUL - (2) years in a row since Valon started servicing our mortgage. We submit our proof on insurance and they do not update their files. Letters come and we resubmit and call over and over. Now again for 2023, it started all over again. Hard to speak to a representative. When you get one, they seem confused and say they now have it. Apparently they don't as the letter and new policy is purchased by them and charged to you. As soon as rates come down, I will refinance with my bank as a locked lender. I read the other complaints... No surprise, as others are as frustrated with them as I am. I don't know how a company can operate like this ...

      They are a shady company. Not accredited company and does not even accept credit card payments. Only through your bank with account information. Strangely enough the survey conveniently would not work for me to leave my opinion.

      HORRIBLE. If I could give them less stars I would. They bought out my former loan policy/mortgage - so had NO CHOICE in working with them. Terrible experience from the beginning. And you end up doing work for THEM that they should be handling (I.E.: having to send them information that should have been part of the transfer on the buy out of prior loan company). Would not work with them EVER if I could get out of it and would NEVER recommend. Awful experience. They are incompetent and lazy and do NOT return messages or phone calls.

      Valon is terrible at their business . As a mortgage company, I feel they should be there to assist and work as more of a team with the homeowner. Not throw them under the bus, making life and home ownership more complicated than need be. Our mortgage was shorted .99. This was indeed our oversight. However, after contacting myself and not able to give me the information regarding the short, they insisted on talking to my husband. After several calls and me letting them know to contact him, they did so. However, it was finally by mail and past the grace ******* He called immediately, paid the .99 and we thought we were ok. Nope. They took this .99 to the creditors and theyve now attacked our credit by 200+ points for this. .99 and a letter that they couldnt send on time. Contacting them now, its protocol and we do our best to contact our lenders. If we had a choice as to who Carries our mortgage, it certainly would not be Valon. In order to get out, wed have to refinance and new rates. And unfortunately, were not willing to loose our current rate.

      If I could leave 0 stars I would! My loan was transferred to this company and have had a horrible experience. I had to jump through hoops to remove PMI and paid my Loan down 5 months ago and still having to call in. They dont return calls as promised and I am still being charged interest. This is the most disappointing and frustrating experience.

      They took over my mortgage a few months ago and I received a bill for $3200 based off their escrow estimates. I paid this amount and they still raised my monthly mortgage. Their customer service representatives are incompetent and cannot answer simple questions and refuse to address the problems I have. I would warn anyone who has Valon as mortgage service provider. They inflate numbers and have no idea how estimate property taxes. I have filed complaints only to be told my complaints are confidential and could not see them. Stay away from them if can and definitely do not go to them with mortgage servicing if you can. I would gladly take a different service provider if I was allowed to. I have never been treated so poorly by any business like Valon has treated me.

      They took over my mortgage about 2 months ago and I'm already wishing they didn't. I've had my mortgage transferred several times since I've purchased my property and Valon is the only lender that has managed to s**** up processing my payment immediately after taking over the loan. My bank has stated that the payment was delivered electronically and on time, yet Valon tells me that they did not receive it and it is currently late. I've already read online enough about this fledgling company that I currently do not have confidence that this will be resolved in a timely manner, and without damage to my credit rating. Aside from payment issues they show up as "Scam Likely" on my caller ID... Yeah, not a good look. They've also flooded my mailbox with 6 page statements and documentation that seem to arrive on a weekly basis, at this rate I'll have to buy another file cabinet just to store all of their correspondence. I'm already dreading when the time comes that I have to provide them with proof of flood insurance. Hopefully they will soon realize that they are not cut out for this business and transfer the loan to someone who is established and who actually knows what they're doing.
