      ***** loan was transferred to them after 2 years of no problems with my previous lender. Was promised in the first email they sent that my automatic payments and escrow would be transferred as well and I needed to do nothing. They then sent me numerous letters saying I havent paid my mortgage. I then receive a letter saying my insurance policy had been cancelled and they were going to buy insurance for me (for a nice high price). I called my insurance company who said this was outrageous. Not even two months in and I can tell these guys are scam artists!! And I hate to say that about a company from where I grew up, sad. Do not use them for anything if you have the option!!!!

      This company acquired my mortgage earlier this year. They began sending notices that I needed to provide evidence of property hazard insurance on my condominium, or they would purchase such insurance and charge me for it. I've had the loan almost 20 years, and both my belongings and the structures have always been insured. There was never an issue before Valon took over the mortgage. Strangely, the type of insurance they wanted proof of wasn't my own insurance, but my HOA's insurance on the structures. I contacted the **** they confirmed the insurance and I thought the matter was resolved. Then, Valon started sending the demand letters all over again, stating they needed proof of this insurance. I'm convinced this is a scam so they can charge borrowers for insurance that has already been purchased by their HOA. I tried to contact Valon, but when you call the phone number in their letter, you get no option to speak with a live representative. My attorney is sending a letter to them today, asking them to cease and desist these misleading practices. If they do not, we will pursue further action.

      I was notified my escrow would be short around $200.00 for the year so they want to increase my escrow by over $900.00 a year. That makes sense right? I have had several Mortgage companies since we bought this house but they are the worse. And we don't get to choose we are stuck with them.

      Do anything you can to not work with this company. You cannot get ahold of anyone, they make it impossible to pay an escrow shortage (theyre required by law to make this an option btw), the system doesnt log payments or send email confirmations. Its insane. I do not understand how theyre allowed to keep servicing loans. Mine was a buy out and I had no choice but I can promise you Im currently working to get my mortgage in the hands of a different servicer and my lawyer is contacting them as I type this review. And Valon dont waste the keystrokes on the generic reply you leave on EVERY 1 star review here as youre not improving and you genuinely do not care that your company is so poorly run. 29 year olds should not be allowed to start and run mortgage companies. Period.

      They mail Statments too close to due date. I received a statement in the mail 5/25 with a due date 6/1. One time it took three wks to process payment. I wrote down date I put in mail. Upon receiving a late fee, I was told it was probably the postal service being slow on the mail. This company is very predatory at processing payments to ****** late fee income. Good luck with the dumb A$$ reps.

      After contacting Valon Mortgage for a refinance quote, I feel like I was given the runaround. After completing the application, it took two weeks to even get a response from this company. Although *** called emailed and text the customer service rep that was given to me. He refused to return my calls text or emails after getting someone finally I was told twice. Oh, didnt you get the email? Why does this company act so unprofessional ? I am looking for another company to provide mortgage services. Please beware of their practices. **************** deserves an F rating!

      My mortgage transferred to Valon 2 months ago. I use bill pay thru PNC to pay it. It leaves my bank account but Valon doesnt credit account for days later. Ive called multiple times with no real answer why. They take my money but take days to credit account. Every other mortgage company and credit card company credits you the day its received. This company is bs.

      I have not seen a single positive review here and with good reason.They used ******************* and they have cost me three checks two stop payments and many WASTED hours talking to their poor reps. *** once did they apologize for the inconvenience. The last guy told me I could refinance with another company if I did not care for their service.

      ******* My loan originated prior to 2016 and now since Valon has taken over my loan they say the are required to escrow my FEMA Flood ins. That is only applicable to loans after 01/01/2016. I pay all my own taxes and ins.My FEMA policy cost was $761 which I have already paid and they have the copy but yet they are creating an escrow of over $4,000 @$340.56...just for a FEMA policy. They keep kicking me back and forth to their OSCIS ins department that today when they transfered me, that office had a voice response @ 12:55pm Central time, they were temp closed for an emergency staff meeting. I will be prusuing legal action on them. They are not even a 1 star.

      BEWARE! My loan was was bought by Valon two months ago. I was told my escrow account had a shortage. I paid the shortage, they took my money and still raised my fixed monthly payment. All they do is say how sorry they are that you don't appreciate their crooked dishonest practices. This is the worst mortgage company. I will not stop reporting this company. They are stealing consumers funds in a time when inflation and daily living is tight. I hate liars and thieves. Valon Mortgage is Garbage!!
