I invested $500.00 in July of 2020 and have only made $32.32 in returns. I was told in 5 years I would be able to withdraw the totality of my money. It is currently one month away from that 5 year deadline I am still only able to withdraw only $32.32 from my portfolio despite being told by the Diversyfund support team that I will be able to withdraw more money the closer I arrive to the 5 year deadline. Any attempt to be able to withdraw more money via contacting the support is always met with the same response that being I would be able to reclaim all my money that I invested back in 5 years. Now I have been told that the earliest I would be able to reclaim my investment is December at the end of this year. I just want my money that I was told would be available to me by now.

    Business Response

    Date: 06/26/2025

    Hi Amaechi,

We understand the frustration, and want to clear up a few key details:

When you invested in July 2020, you agreed to a 5–7 year hold period, which is clearly stated in the offering documents. That range was never guaranteed as a fixed 5 years — it depends on how long it takes to sell the properties in the fund. Real estate, especially private market real estate, doesn’t operate on an exact schedule.
To be transparent: the liquidation phase is scheduled to begin in December 2025, which is in line with the original 5–7 year investment window. No one is holding your money beyond the agreement — we’re simply following the plan outlined from the beginning.

The fund focuses on preparing properties for sale.

If you haven’t received recent updates, please check your email or reach out again to [email protected] and request a call. We’re available, and we want every investor to understand exactly where things stand.

Let us know if you’d like us to resend the original agreement showing the holding period — we’re happy to provide it.

I have reviewed the response made by the business in reference to complaint ID 23519856, and find that this resolution would be satisfactory to me.  I will wait for the business to perform this action and, if it does, will consider this complaint resolved.

I invested in the *********** fund 1 in February 2021. According to the *** agreement, dissolution was to occur on December 31, 2024 but Diversyfund refuses to return any funds to investors. I have contacted Diversyfund about this repeatedly and Diversyfund claims it "aim[s] to begin dissolving Fund 1 around December 31, 2025". This violates the *** Agreement as Diversyfund did not issue a notice of an extension and Diversyfund does not even claim to have adhered to the *** Agreement. Even if dissolution in December 31, 2025 was acceptable (and it is not), this statement has several ambiguities that allow Diversyfund to stall even longer (e.g., "aim to begin" "around December 31, 2025" and "each property within that fund has its own timeline").

    Business Response

    Date: 06/25/2025

    Hi Robert,

First, it's important to clarify that the original agreement you signed included a 5–7 year hold period, not a guaranteed 3- or 5-year return. This window allows for flexibility in managing real estate assets through changing market conditions, which is critical to protecting the long-term value of the investment. The targeted dissolution timeline of December 31, 2025 is within that agreed-upon timeframe.

We have been clear and consistent in our investor updates—delivered via email and webinars—that liquidation is expected to begin around that date. The language used ("aim to begin" and "around December 31, 2025") reflects the reality that each asset sale may vary in timing, which is standard in private real estate offerings. This is not a delay tactic—it’s aligned with the terms you agreed to and ensures assets are not liquidated at a loss simply to meet arbitrary deadlines.

That said, we also take your outreach seriously. A member of our investor support team will contact you within 7–10 business days to address your questions directly, walk through the relevant sections of your agreement, and provide any supporting documents you may need.

We remain fully committed to transparency and delivering returns in line with the structure and strategy of the fund.

In May 2020 I invested $1000 with Diversy Fund. The last activity was a dividend notice in Dec 2022. Nothing further in almost 3 years. There is no valid contact info on the website, there is no update on the properties held for investment in years. Such a lack of communication is usually a sign of malfeasance. I am going to pursue legal action requesting a receiver be appointed by the court if I do not hear from a representative of the company within 45 days.

    Business Response

    Date: 06/24/2025

    Hi Robert

We understand your frustration, but it’s important to correct a few serious inaccuracies in your complaint:

First, there is a valid and monitored contact email listed on our website ([email protected]). Every inquiry is tracked, and investor requests are regularly addressed. If you haven’t received a response, please ensure you’re using the correct address and that replies aren’t being filtered to spam.

Second, we’ve sent consistent updates via email over the past year and hosted ongoing investor webinars over the past few months year, all of which provide detailed breakdowns of fund performance, asset timelines, and the path toward liquidation.

Finally, we have been fully transparent: the liquidation phase begins December 31, 2025, and all communications to investors have reinforced that timeline. There is nothing hidden, the strategy has always been long-term, and we’ve made that clear at every step.

A member of our investor support team will attempt to contact you by phone in the next 7 business days. Please look out for our call.

    Thank you

I have tried multiple times to contact anyone at this company with no success. It is my understanding, and that of many other investors, that this company has stolen money under a pretense of investment.

    Business Response

    Hi ***,

We're sorry to hear you've had trouble reaching us. Please know that our Investor Support team is actively working through inquiries, and we are committed to improving communication.

To clarify your concern: DiversyFund is a long-term real estate investment, as outlined in the offering circular signed at the time of investment. Funds are allocated to property acquisitions and improvements, and returns are distributed once those properties are sold, typically after a 57 year holding period. This structure was made clear from the beginning.

We understand the frustration that can come with long timelines, but we assure you the investment is active and progressing toward its expected exit phase. A member of our team will reach out by email in the coming days to follow up directly.

I'm sorry to hear you're having trouble getting customer service. We recently updated our website and it seems the contact details are incomplete.

I would like to personally let you know that FUND 1 will begin liquidation in December 2025, and returns will be distributed accordingly. However, we are unable to provide early refunds due to the fact that your investment is tied up in real estate that has not been sold yet.

DiversyFund is an investment company with whom it impossible to reach and communicate with. My original investment was made October 2020, a total of $6,000, with a hold time of 5 years. There is no accountability to their investors and I have tried multiple times to reach anyone in the company to discuss tax documents, performance and also disbursement policy. You cannot conect with them by email, message or phone. The communication form automatically goes to an investment form. This does not seem like a legitimate company. I have grave concerns about my investment.
