    **************** depends on the current mood of their representative. I was even told you dont know what are you talking about when I made inquiries to which they did not feel like responding. They meddle in association business too much and refuse to provide documentation when requested, or they provide partial documents to quiet you. If you ask again, they say they already gave it to you. This company is a joke. It should be investigated.

    While its difficult to comment on this review in detail without knowing the circumstances surrounding the inquiry to our company, we take all requests received seriously and work with the association board to respond to owner concerns within the realms of civil code.     We don't know any of these people, who wrote these negative reviews, but we believe what they say because we lived it. Homeowners are blind-sighted by their mistruths. Run-away fast from this crooked company, If ************ had a management company - they would be far superior.

    We ran a global search for any homeowner on our system named Tricia Cagney however could not find a homeowner record under this name. It is not clear from the review where Tricia lives, and we require this information to research concerns she may have. We want to look into this further with Tricia however need property address information to do so. Please provide.

    I would give a zero if it was available. This company is in violation of numerous CA civil and corp laws since they were "hired" (by a new Board, without notice or knowledge to the **** over the last 3 years. Under their "management" the property has shown significant decline, failure to maintain the property and values, and failing to instruct and inform the Board of their duties and responsibilities, leading them to violate numerous requirements of governing documents and CA law. We now have multiple special assessments and dues increases without substantiating documents being provided as requested by homeowners and required by law. We (homeowners) do NOT recommend this company to manage an HOA.

    Civil Code clearly states to which documents a homeowner is entitled but Carol continues to make requests for documents that either she is not entitled and/or are documents from prior management (XXXX) that are not available. With regard to the maintenance of the property, the Board of Directors continues to work diligently to address all deferred maintenance issues as funds become available and all regular and special assessments were assessed pursuant to Civil Code and all homeowners were notified accordingly.

    Simply not true. I've requested documents as allowed by Civil Code 5200 for documents - minutes, contracts, invoices, etc for the past 3 years. The prior management company confirmed sending their management documents that they managed for 25+ years and included records from 2020 which I'm allowed. The records ARE available. they simply refuse to comply with the law.
