AmeriHome Mortgage created a mess for our escrow account. They fail to input the correct amounts for each component of the property taxes putting our escrow account in a severe shortage. Our mortgage payment jumped significantly in less than a year due their mistakes on the escrow account for the property taxes associated with our home.
Our mortgage has now been transferred to a different service lender, and the escrow account shortage is calculated to close to $8,100 by the end of 2025.
Documentation attached to this complaint shows the incorrect amounts listed for each escrow account analysis. Documentation shows the payments made for our property taxes listed on the account and with the new service lender.
Due to these mistakes, we are in danger of losing our home because we did not anticipate our mortgage payment increasing in 2025, and it will increase further because AmeriHome did not properly input the correct payment amounts into the analysis when the mortgage was transferred to a new servicer.
Requests made for contact VIA EMAIL have gone ignored by AmeriHome. They called me on June 21, 2025. I tried to contact the number THREE TIMES, and it disconnects me since my mortgage loan is no longer with AmeriHome. It says "Your mortgage has transferred to a new servicer. Please contact your new servicer for anything regarding your mortgage."
ServiceMac is not at fault about the mistakes made by AmeriHome. They correctly have listed the payments for the property taxes for the correct entities due in December 2025.
We want AmeriHome to fix their mistakes by making a escrow account deposit in the amount of $8,100 for the substantial escrow shortage, an apology for the mental health and anguish put on us to find ways to make our mortgage payments on time to cover their mistakes, and another $3,000 to prevent this mistake happening again in our escrow account to our new servicer for our mortage.Business Response

My mortgage company, Amerihome Mortgage is showing my May 2025 payment paid 30 days late, which it was not. My mortgage was sold from Amerihome to a new company called Service Mac and while my payment was paid on time, it did not post until after the loan was sold to the new company, which now shows a 30 days late payment, causing my credit score to drop over 100 points. I have attempted to reach Amerihome Mortgage multiple times, but the call is forwarded to Service Mac, who has no record of my late payment, but it shows on my credit report.

Some time around March 17th I received a call from my current mortgage provider(amerihome) that I was eligible for an interest rate reduction and could refinance my current mortgage at a lesser rate. She said I was eligible for a "free loan" that wouldn't require an appraisal and wouldn't have any additional closing costs or other fees. We began the refinance process. After a few days of going over details they then tell me that I will need an appraisal that I'll have to pay for but they would credit the appraisal fee ($650) back to me during closing. I paid for the appraisal via credit card. The appraiser found something in need of repair before the loan could be approved. I had the problem fixed and had to schedule the appraiser to come back and verify it was repaired. He did so and I paid an additional $200 that again was to be credited during closing. At this time another loan officer from amerihome calls me and tells me they need bank statements showing 3 monthly payments as well as the cost to close, total amount estimated at $8100. This was not mentioned at all during the numerous phone calls up to this point. I didn't have $8100 in cash So I used credit cards for every day life while saving as much cash as possible. When I was finally able to provide the statements they sent me documents that my payment would increase over $200 per month when originally it was going to drop $200 per month. I told them that was unacceptable to fix the problem. They got me a lower rate and reduced my payment to what they originally told me it would be but then asked for over $5100 at closing to cover costs when they previously told me it was a free loan. The credits from previous documents were removed. Including the $850 I had already paid for appraisals that I wasn't supposed to have in the 1st place. I told them to cancel the refinance and I'd take my business elsewhere.Business Response

I sold my property located at **** **** *** Portage, Indiana 46368 on Feb 28, 2025. Amerihome received the payment in full and closed the loan on March 3. On March 4, I was charged $96.34 out of my escrow account for private mortgage insurance. On March 5, I was charged out of my escrow account another $96.34 for private mortgage insurance. This was an extra charge and they refuse to put the money back. The private mortage insurance has come out once a month for the entire duration of the loan. On Feb 3 i paid for Jan and on March 4 that should have been the payment for February. The extra money they took out on March 5 was in error. I am just asking that the error be corrected and the funds put back into my escrow account before the check is cut and sent to me out of escrow.Business Response

In January I received a check from amerihome refunding my payment because it was a couple hundred dollars short. I tried to cash it, but their bank stopped payment, the service specialist was unsure why.
I called and they gave me an option to put it into escrow. I said yes. We reviewed what my monthly payment would be starting March. Escrow should have been updated by 2/27. I made my new payment for March and they returned it back AND charged me a late me.
I've called at least 3 times to get this rectified but nobody seems to know how to rectify the situation. Their customer service specialist told me "you don't know the process". It doesn't take a rocket science to know I am owed $4,400 total in credits to My account. They are also wanting me to repay my March payment although I have already made my payment.Business Response

This is the second time AmeriHome Mortgage is acting in bad faith, concerning my home and funding assistance. The first time admittedly their fault by the President's office concerning my modification and now this time. I have been working with my attorney to get a single document to provide funding over to them regarding my mortgage payments. I was advised I would have the document in 7 days. I have yet to receive the document in over 30 days. This is an intentional attempt to keep me behind my mortgage payments and take my home. We have faxed and called their legal counsel and research dept several times and the issue of receiving funding to catch me up on payments is strictly their owness as they are intentfully delaying or ignoring the request for proper documentation by me and the funding organization.Business Response

1. Accounts website is down for more than week, I always see the error: "Sorry , something happened"
2. 1098 was not sent in time, deadline is missed
3. Property taxes were supposed to be paid in November 2024, have not been pain in March 2025, deadline is about to be missed.

I have been working with Amerihome Mortgage since august 2024. My wife had left her old job and started a new one. Due to the fact she was not making money she was promised she would make. I reached out to Amerihome to let them know I would not be able to make my monthly payments, and they said no problem. I missed three months of payment, and they said they could modify my loan so those payments would be deferred to the end of my mortgage. They keep using my payments to pay off my months they told me were deferred and now want me to sign a promissory note. That would make me pay 70000 at the end of my mortgage. When I called to ask about the 70000 no one there could give me a straight answer why it was so high and why it didn't just cover the amount i missed. I am very disappointed in this company. I want them to stop reporting to the credit bureau about being late even though we have solved this issue.Business Response

I wrote this email in the Amerihome portal on 2/11/25 and there has been no response to date. (2/17). I have spoken with the escalations team regarding these issues with no positive outcome. This is a serious matter that requires attention by a Supervisor or greater.
"I will be filing a complaint through CFPB, Consumer Financial Protection Bureau. I cancelled the "Repayment Plan" before it started, you may check the numerous calls.
Since it did start , beyond my efforts. I was told it would report the 30 dats late. Now I find out it is through all 3 trial moths as 90 days late.
Then, my most recent blunder was having 2 mortgage payments drafted for Jan 30th payment. I expect a supervisor to call me to resolve these matters before you receive communication from my real estate attorney. Thank you. "

I am writing to formally express my frustration and dissatisfaction regarding the assumption process for 1250 Carlson Dr. that my aunt and I initiated in August 2024. As of today, February 2025, the process remains incomplete, and we have encountered repeated delays, poor communication, and a lack of clear direction from AmeriHome Mortgage.
Despite our diligent efforts to provide all necessary documentation, the assumption process has been stalled for months. The assigned representative, Yolanda Jones, has been unresponsive, only replying to our inquiries approximately once every two months. Additionally, our finalization date has been changed multiple times without proper explanation. When either my aunt or I attempt to obtain information, we are met with conflicting responses about who can receive updates.
Our concerns include, but are not limited to:
Lack of Communication – We have received minimal updates, often waiting months for responses.
Repeated Unexplained Delays – The assumption process should have been completed months ago, yet the finalization date continues to shift without clear reasoning.
Inconsistent Information & Poor Customer Service – Representatives have inconsistently stated who is authorized to receive updates, making it difficult to proceed.
We have gone above and beyond to comply with all requests and provide necessary documentation. At this point, we need immediate intervention to resolve this matter. Therefore, I am requesting:
A detailed written explanation of the delays and what is required to finalize the assumption.
A dedicated point of contact who will provide consistent and timely updates.
