      I paid $139 application fee to lease an apartment from ***** Tower of Maxx Properties. That includes a $20 nonrefundable fee and if approved the $119 balance goes towards rent. 2 days after applying i was told I was approved cos I passed background check and I only needed to provide them pay stubs of mine for proof of income which I immediately provided. The next day I was wondering why I never heard back. So I called them but no answer. I called emailed manager *************************************** but she ignored me. I called maxx properties from different apartments building and properties and I was told they would relay the message but nothing happened and I even went to ***** tower apartments but no one there could help me cos the only person working there was a temp with no access to anything. At the time I was staying in a hotel so I was eager to move in an apartment asap so I spent the next seven days trying to get a hold of them to no avail so I finally gave up and applied to a different companys apartment building to which I moved in 2 days later. Two weeks later I finally heard back from ***** tower of maxx properties and told them how they wasted my time and money and I wanted to be refunded application fee of $139 but they refused without making clear a reason why but said it was already applied toward rent which of course I had no intention of moving there after I had already moved elsewhere.

      I have a billing error that has snowballed into a multitude of issues that I have been actively trying to fix since February. After a series of communications including several emails, trips into the leasing, countless phone calls and voice-mails we have never been assisted with any of our issues. My most recent and largest issue of all is not being able to move into another unit I had requested to move in to. I had called the leasing office to let them know I wanted to transfer to a one bedroom apartment and requested to take a tour of available units. I was told that someone would call me to set up a tour at the end of the day. This exact thing was said to me three days in a row after explaining my situation each time. Since I was not able to get assistance from anyone in the leasing office with the transfer I went ahead and applied for a one bedroom in the same complex I currently live in. I paid the large application fee and listed my current unit at ********** as my current place of residence and after a series of phone calls with different staff members I finally was able to talk to ******, my leasing consultant who provided me with my move-in sheet and then my lease which I signed and returned back to her. On 12/01/2022, six days after my move-in date I received a call from ******* the regional manager saying I can no longer move in since I had not gone through the transfer process appropriately and that they would no longer accept my signed lease since I applied online. ******* scheduled me to speak with **** the community manager at 300 so we could go over how to complete the transfer process and fix the errors on our bill. 12 days have passed since then and I have not been able to talk to ****. *** called the leasing office every day since I last spoke to ******* asking them to please get me in touch with someone who can help me. The only thing anyone has told me is that there is nothing they can do and they do not have ******* phone number.

      I have not received my deposit refund back from my old unit in over 122 day. I was originally in unit 302 of this complex. I was basically forced to move because they were unwilling to ********** of my carpet with my items still inside. They told me I had to move everything out of my entire apartment and put it outside so they can work for 4 hours. I did not feel comfortable about that do to the severe homelessness and drug use happing in our court yard. The only option was to leave it and continue having my children step on nails from the carpet coming up or transfer to a new unit and pay a whole new deposit fee, holding fee and several other fees. Fast forward 4 months and I'm in a new unit 204 at the same complex that i moved into the same say i moved out of the old one. They moved in new renters 1 week later yet I still have not received my deposit check back from them. Now this new unit has several more issues. I had water leaking for 3 weeks and it was coming down fast and I called emergency maintenance yet nobody came for 3 weeks until I ran into a Maintenance worker. I have also put in several requests for having exposed wires and mold in my bathroom and all the maintenance request say they were completed yet nobody has showed up. To this day I still have mold in my bathroom and had to do many repairs myself. I have contacted corporate office for Maxx properties and have not had Very good. I have emailed and left messages more than i can count. They contact me only when i demand an update on my return. Every time I get the same answer which is they don't know what's happening but yet they still have not produced my deposit check.

      I signed a three month lease with ***** Tower Apartments (Managed by Maxx Properties) in September of 2020. At the time I made it abundantly clear through verbal communication that I would move out at the end of my lease period. When I moved out, I was charged $1400 because I failed to provide written notice (90 days in advance of my three month lease ending) that I would move out when my lease ended. Apparently this was written in the fine print of my lease agreement. Finding this practice predatory and unreasonable, I had my attorney reach out to Maxx Properties to resolve the issue, and I received written confirmation that they $1400 fee would be waived. I had paid all of my rent & utilities for the three months I had lived there, and I had not recieved any communication from the company since this issue was resolved in Jan 2021. Yesterday I received a call from a collections agency on behalf of Maxx Properties, saying I had failed to pay them $700 for "fees and utilities." I'm attempting to get this rectified with Maxx Properties, but I have little faith in the ethics of this company. I would like to undo any negative changes to my credit that have occurred as a result of my being sent to collections. I'm 21 years old and my credit is obviously very important to me at this stage of my life. I know, based on online reviews, that Maxx Properties frequently attempts to squeeze erroneous money out of their lessees.

      I filed my vacancy notice for ***** Tower in May with the expected move out date of late July (over 60 days notice). I turned in my keys on Friday, July 29th and asked several times throughout the month of time that I would just be charged utilities for the month and not rent. When logging into the residence portal on 8/1, I have August full monthly rent charges due. Additionally, I was charged over 300 dollars for utilities when never cooking once in the month of july and only living in the apartment for a few days. I have been attempting to contact the building leasing office, building manager, and property manager several times over the past several days. I've called ***** Tower over 14 times since Monday, and I left voicemails explaining the issue with contact info at least 5 times, I left my name and number with a temporary employee on August 1st who said somebody would reach out to me the next day, I have emailed twice, and I tried contacting the real estate company that owns the building, Maxx. I have heard nothing back. Each time I call I'm sent to voicemail.
