    Hello,I recently rented a property from Evolve in *********, ** for June 27th-29. Their property was not cleaned at all. The baseboards were dirty, bugs and spiders were all throughout the property. They only had a half of roll of toilet paper combined for our family of 6 for the entire weekend. Their were laundry facilities on site but no laundry soap. The bed linens only consisted of one blanket per bed with no sheets. The linens all smelled musty like they didn't clean it which is evident because there was no laundry soap. They had white dishes in the cabinet with yellow rings in them. Their AC vents were super dirty and looked like they had never been cleaned before. There also were no trash bags in the property to refill the bin after we took it out. In grown weeds were growing up through the concrete as we walked up the walkway to the property. My husband called to get a refund on the cleaning fee since it was clear the property wasn't cleaned before we came. They told us no since we didn't take enough pictures to prove our claim. Had they sent someone over to confirm our complaints they would of saw that they were valid. There are already several reviews about this properties cleanliness on both their website and VRBO so we aren't the first ones to complain about this and I'm sure we wont be the last. Evolve is a terrible company to work with and they have ghetto terrible properties that they rent out to people. Be aware don't rent any property from Evolve!! Don't let the rehab photos fool you they just put some modern furniture in but its clear its a dump!!!

    I rented an ****** from someone who uses evolves as their rental ****************** and the service was incredibly bad. Whenever I sent a message to evolve I received a response from someone called my mood who wrote like he was an AI bot. And nothing ever got fixed we had a dishwasher that had water sitting in the bottom that was never fixed we had we ran out of garbage bags because they only provided two garbage bags for a week one week stay that was never fixed. Just a total disaster. Pity the owner that uses them. They might be inexpensive but yourentaks will get bad reviews.

    Great location to various fishing areas on the ***********. Very private, secluded cabin in the *****. Comfortable bed and very nicely decorated and comfortable.

    Run away from any property managed by this company. Arrived at our condo to find the inside temp 77 degrees. The thermostat couldnt be changed to lower the temp so we contacted property maintenance. After repeated calls they sent out a repair etc who was not qualified. Fast forward to after 10pm, we are told that another part is needed and would be fixed the next morning. Return after long day of sports tournament to see it is not fixed and condo is now 86 degrees. Then told repair tech would be out in the evening by 7:30. All this is 90plus Florida weather. The patio door wont open so we are sitting in hot box exhausted from the day. No apologies and will not put us into another comparable unit. Then find out the guests before us had issues with a/c not working and still this rental company did nothing. Like we are supposed to just live and sleep in 90 degrees and deal with it. Totally unacceptable.

    Ive worked with Evolve for a number of years and recently encountered a very disturbing practice. In **, they remit taxes on the owner's behalf but *** STR tax practices can be a little challenging. I file quarterly and now NM is requiring proof of payment of taxes. I have requested that Evolve provide that but they are declining based on Evolve was not specifically named in the request. If Evolve remits on my behalf why in the #&-$ should they be named specifically??? In the absence of transparency on this (they won't provide to me either), I'm concerned that they aren't even paying my taxes. I have no proof that they are ..

    I attempted to stay at an Evolve managed property. They took $400 for the booking, then refused to let me stay at the property as there was a 55+ year old minimum age requirement. When asked for a refund they, and ******, flatly refused. They effectively stole $400 from me.

    While the propertys 55+ age requirement was shown in the listing before booking, we understand how it may have been overlooked on your end. That said, we acknowledge that our team could have done more to explore refund options when you first reached out.

    After an additional review recently conducted by our team, **** issued a $317 travel credit which has been sent to your email as an effort to make things right. Please know, this is the exact amount we received from your reservation and is valid through 6/20/2027.

    Absoutely awful to work with. We rented a home from ****** through Evolve. It was filthy, basement/lower level (with 3/4 bedrooms) was unusable due to moisture smell ... probably mold. Sheets in primary were so stained and dirty. Kitchen was filthy. Bugs in corners. Grass not mowed. Over half the home was unusable. We slept on the floor the first night and left early. They said oops sorry here's your money back for the cleaning fee. Can't do anything else. Greedy. They dont care about customers at all. AVOID AT ALL COSTS

Additionally, we received confirmation that your checkout took place later in the day on the scheduled date, which differs from the early departure that was reported. We understand you were requesting for more than what was refunded; however, the timing and nature of the additional concerns brought up after your departure made it challenging for us to fully address them.

    You forgot to add, I had to involve ****** and get that 50% back. I never on no terms said we left earlier in the day. I was on the phone with your point of contact within 5 minutes of leaving at 4pm. Dont make yourselves look good. You created a horrible experience & unsanitary conditions. And clean linens? You mean still in the package and you responding at 11pm? Cute. There was no additional concerns after my initial message to you. I can post the screenshots and conditions of the home if you'd like. Dont make false accusations on the BBB site. AGAIN. STAY AWAY FROM THIS COMPANY

    Evolve cancelled my reservation 4 days before a wedding I had to attend in ********. I booked in March 2025. They then sent me other options near my event. I booked and then they said it was actually an hour away. I canceled and they said theres no refund whatsoever even if it wasnt my fault. Im out *******. No one will help me. Not discover card, not evolve or ***********

    We would like to first and foremost address how inconvenient this experience must have been for your travel plans. While owner cancellations are rare, they do happen and it our top priority to ensure we notify you, process the cancellation accordingly, and support you through relocation.

    We were able to locate that the alternative properties sent to you were listed to be in the same town as your original reservation. In addition, we were able to confirm that the new reservation booked at one of the alternative properties recommended is 20 minutes from the original property you booked.

    While we try our best to work with the alternative properties we have available, direct proximity is not always guaranteed. However, we must emphasize that we were unable to validate the claim that it was an hour away.
