    Evolve cancelled my reservation 4 days before a wedding I had to attend in ********. I booked in March 2025. They then sent me other options near my event. I booked and then they said it was actually an hour away. I canceled and they said theres no refund whatsoever even if it wasnt my fault. Im out *******. No one will help me. Not discover card, not evolve or ***********

    We would like to first and foremost address how inconvenient this experience must have been for your travel plans. While owner cancellations are rare, they do happen and it our top priority to ensure we notify you, process the cancellation accordingly, and support you through relocation.

    We were able to locate that the alternative properties sent to you were listed to be in the same town as your original reservation. In addition, we were able to confirm that the new reservation booked at one of the alternative properties recommended is 20 minutes from the original property you booked.

    While we try our best to work with the alternative properties we have available, direct proximity is not always guaranteed. However, we must emphasize that we were unable to validate the claim that it was an hour away.

    ************************** is a greedy, heartless company that hides behind a garbage cancellation policy. I canceled a $2,000 ****** booking a month in advance, and they refused to refund a single dollar even though they rebooked the same dates with another guest. So they got paid twice and still kept my money. Total scam. Zero ethics. Avoid at all costs. ****** should cut ties with these crooks.

    Evolve rented me a place listed as whole house, but when I contacted the owner as my trip approached, was told he would be occupying an entire floor the whole month I was to be there. The owner contacted Evolve regarding their error and they cancelled the reservation. Evolve agents actively searched the same sites I was searching for a replacement, but so close to summer, there was nothing suitable for the same price. The house was listed falsely and had I not contacted the owner prior to arrival, I would have arrived a single woman in an unsafe situation with nowhere to go. This situation was potential danger for danger to renter and owner. I will never work with Evolve again.

    Even with photo evidence and screenshots of the renter acknowledging how dirty the home was (before we arrived by accident), the renters response to my complaint that he "tried to clean but it got dark", and that there was a "broom and dustbuster" I could use, EVOLVE did not support me as a guest. I was provided a remedy that was insulting and absurd. They do not support their guest experience, even with proof and documentation.

    Had to cut our Graduation trip short due to respiratory issues caused by the black mold in the basement. They tried to mask the odors with multiple plug-in air fresheners throughout the house. This, and multiple other maintenance issues, made the house feel unsafe.

    Fraudulent company that claims to offer property management, but simply advertises your property and collects a ridiculous amount of your investment income. Will rent your unit for a fraction of the market value, to less than ideal individuals. They slander ****** and their policies, but make it incredibly difficult to get reimbursed for the damage caused by the clientele they choose.

    Christmas Ruined We ended up having to work through Evolve during our Christmas vacation only for it to be ruined. The listing noted we'd have wifi, pool access, and laundry access but we found out only after we got there that they "changed ownership" of the property and in doing so, we paid for all those benefits only to receive none. After reaching out, they claimed to want to refund us and now 6 months later, crickets. They're a complete scam - don't use them at all!
