Dear Ms. **************** you for taking the time to share your concerns. We understand how frustrating it can be when issues arise in your home, and we appreciate the opportunity to provide some additional context.
In response to the sprinkler issue earlier this year, our team acted promptly and began repairs within minutes of receiving your maintenance request. You also spoke with the property manager that same day, during which you inquired about a rent concession. It was explained that the matter would first need to be resolved. After your outreach to our corporate office, our Regional Manager followed up with you directly, and a $500 concession was extended as a goodwill gesture.
We remain committed to treating all residents with fairness and respect. If youd like to continue this conversation, please feel free to reach out to our corporate ***************** team at ****************************************************************

I have been working for years to resolve damage to my credit report due to them charging me thousands of dollars for a debt that I am not liable for. I fulfilled the terms of the lease that I cosigned. If they made an agreement with the other signee to continue that lease and they did not fulfill those continued obligations, then that is between them and the other individual. The confusion from turnover in management should not be my problem.

*******, thank you for your feedback. We understand your concerns and want to clarify the situation regarding your role as guarantor. Our records show that the lease was renewed in September 2020, and rent payments stopped in August. The move-out was completed in December. One payment was made toward the balance before the account was sent to collections. As discussed in January of last year, guarantors remain legally responsible for the lease, including any renewals, unless otherwise specified in writing. A copy of the signed guarantor agreement was provided for your reference at that time. If you have any further questions or require additional assistance, please don't hesitate to contact us.

? 1-Star Review Fox Hill Apartments ****** * ************************ would give zero stars if I could. I originally left a positive review when we first moved in, but Ive since removed it due to serious health and safety concerns. We were placed above a known chain-smoker and drug user, despite clearly communicating we have children and severe health sensitivities. It took months of complaints before they finally moved us, even though they knew how dangerous the situation was.We asked multiple times if there was any mold in the unit, and were told no. In reality, they had painted over mold damage. We later discovered visible signs of water damage and mold under the kitchen sink and around the bathroom. I have mold allergies, and my children and even our dog became seriously sick after moving ******, ******** Apartments is refusing to return our $2,700, even though we clearly explained our medical sensitivities and gave them every opportunity to make it right. They have shown no empathyonly interest in our money. This experience has been emotionally, physically, and financially devastating. I am currently pursuing legal action and filing complaints with the city and health department. Please stay far away from this propertyespecially the unit directly above the office on the top floor. Unless theyve done heavy cosmetic cover-up again, youll smell mold immediately. Dont be fooled by friendliness at the office; once youre in, its a completely different story. If you or your family have allergies, asthma, or chemical sensitivities, this is NOT a safe place to live.

On 4/4, my apartment retrained water from the massive rain accumulation we received. I immediately called emergency maintenance at 1 am and again at 3 am due to the amount of water that had been retained in the carpet. Maintenance came around 0730 and the restoration company came out on that Saturday (4/5) to remove as much water as possible. I put fans around the apartment to help dry out the carpet, again retained water Saturday night. I called the emergency maintenance number early Saturday morning and let them know. The maintenance guy that was on call on Sunday (4/6) said they would have the restoration guy come back out to pull up more water. That never happened on Sunday. Monday morning (4/7) my carpet was still soaked. The entire apartment from the sliding door in my living room to the dining room, my front door, and the hallway and doorway to the bedroom. They came in pulled up carpet and when they did i came up to the worst smell and odor, so I had to leave due to my asthma. I have been out of my apartment for a week (4/7/25-4/15/25) due to furniture being in the way of the hallway carpet pulled up, fans everywhere and under the carpet, and a dehumidifier in the middle of the floor and they EXPECTED me to stay there with my two dogs. How can you look at a tenant and say we did not ask you to vacate knowing how much water was in the apartment and the carpet soaked. I could not stay there for health reasons. Today I get a response from the assistant property manager, stating There is nothing preventing you from going into the home. You were never asked to vacate the unit for any reason and are more than welcome to go in. How can someone live an apartment where the carpet is SOAKED, fans everywhere? I am now having to file an insurance claim now with my renters insurance because I cannot even get my carpet cleaned by the property manager.

Hi ******, We understand how frustrating and inconvenient this situation has been, and while we truly regret that it occurred, we want to reassure you that this is not reflective of the typical experience in our community.
The significant rainfall we experienced recently unfortunately exacerbated some unresolved issues, which impacted your home. Our team responded promptly to each request, worked to remove the water, and addressed the odor you reported. Upon inspection, it was confirmed that the odor was caused by animal urine in the carpet.
Similar issues were reported by neighboring residentssome of whom had not left their homesand all were informed, as you were, that the unit remained habitable. We absolutely respect your right to make the decisions that are best for you and your household. At the same time, we want to acknowledge the efforts our team made to support you throughout this situation, and we remain committed to doing so for as long as you're with us.
If youd like to continue this conversation, please dont hesitate to reach out to us at **************************************************************** We're here to offer support and transparency.

On December 7th, I contacted law enforcement due to a violent incident involving my then-partner at my apartment. On December 9th, I informed my landlord of this incident. As criminal charges were filed, and my partner was a co-leaseholder, I notified the landlord of the restraining order and requested his removal from the lease for the safety of myself and my children. Instead of addressing the situation, the landlord, *******, and his assistant subjected me to harassment, ultimately necessitating legal action. On the same day I informed the landlord of the domestic incident, a ledger was placed on my door, unexpectedly charging me for pet rent and a pet deposit, despite having no pets. When questioned, they either ignored my inquiries or provided inconsistent and evasive explanations. Despite my refusal to pay these unfounded charges, they subsequently added a $1,000 roommate deposit, for which they could provide no justification, as I never had a roommate. They also levied fees for alleged lack of renter's insurance, even though I had purchased coverage through their company and provided email receipts as proof. Throughout this period, they repeatedly posted and emailed inconsistent ledgers, failing to provide clear or accurate explanations for the various charges. When I requested corrected ledgers, I received further documents with differing and unsubstantiated charges. Notably, when I attempted to pay my rent, ******* refused to accept it and initiated eviction proceedings.I challenged the eviction in court, during which the harassment escalated. Following discussions with legal counsel, it became apparent that this pattern of behavior would persist, leading to repeated legal disputes. While I prevailed in court, the constant litigation was a significant drain on my time and resources.

So we have had a incident where a apartment next to use flooded and water damage came through our apartment and another apartment. We called maintenance and they came out to fix the problem. They sent a guy to repair the roof and when he did he damaged our furniture. He also didn't check for mold since it did take them awhile to come out and fix it. Nor did he seal off an are to work. We complained about this to the manager and she told us they are not responsible for their workers damaging our furniture. We called the local and lawyers and they all told us they are definitely responsible. We have video footage and photos but the manager refuses to do anything about their workers damaging our property. We have complained about the cleaning of the grounds, the grass cutting, everything and nothing. We have videos.

Thank you for sharing your experience. Regarding the ceiling repair, our vendor did not fully meet our expectations, and we understand the frustration this caused. I have made several complaints regarding the neighbor upstairs smoking. He has thrown cigarettes buds down to my balcony on countless occasions. I wake up with my apartment smelling like cigarettes. I have small children and this is a safety hazard. Ive made several complaints regarding this issue and this individual is still doing. People here dont follow the rules in the contract and no one does anything about it. God forbid you miss a rent payment because then you get all kinds of fees. Horrible over all roaches everywhere, no one ever cleans the laundry rooms.

Stayed here with my family of four for two long very unruly years. Although I would take all day and night to really list all problems and complaints with this place, so I'll just say what everyone else is saying is ABSOLUTELY 100%true. My major and final issue was the place being infested with rats and mice for years before the property decided to take action about it. I complained for 6 months of rat sightings to management the last year of my lease and nothing was done until I threatened a escrow, which by then I only had a little over a month of the lease to fulfill. I received my full security deposit back and also a refund for Octobers rent and water. I don't think any management company would agree to that if we were rude, bad tenants or disrespectful. Never any issues from us, no damages in the 2 years ,However this is what the company implied once they saw my ****** review of our experience and responded, even though I have 19 pictures posted to support my claims. They gas-light potential future residents, post fake stories and responses to save face, and refuses to take any type of accountability regarding anything in the community. I even had a regional manager come down and humbly apologize for the experience, kept in touch with me the whole time to assure I got my money back, and the company stated I moved out, disrespected them and they haven't heard from me since. Total manipulators, rule-bending and inhabitable living conditions throughout the community. Needs some serious enforcement throughout

There have been several work orders called in by Ms. **** and completed by our maintenance team, usually within a 48-hour window. This past year, we faced rodent issues that were more prominent than usual, likely due to nearby construction that disturbed the surrounding area. This type of infestation was unprecedented for us, but we have been working diligently to resolve the issue in collaboration with our pest control contractor, ********. We baited the affected areas, sealed potential entry points, and have seen significant improvement as a result of our efforts. Unfortunately, these measures were not completed before Ms. **** moved out.

We have no words regarding the comment about gaslighting potential residents, as it is simply untrue. ***************** proudly maintains a 4.0 ****** star rating based on genuine reviews from satisfied residents and prospects, not fabricated feedback. Our team is dedicated to ensuring a positive living experience for all residents, and we will continue to strive for excellence in our community.

I have lived here 1 year and have never had such poor treatment by the management staff. the one in charge never seems to be available and instead we are met with their assistant who has been nothing but dismissive and hostile with every attempt to contact them.I have been shooed out of the office, hung up on, given conflicting instructions, spoken over, outright lied to, told to "figure it out" myself. when all i want is to add someone to my lease, only when we finally got a hold of the head manager did things go smoothly within just 3 days, so idk why i was fought for 4 weeks. absolutely refused to answer any one of our questions. we were finally handed a form to fill out only to wake up the next morning with a threatened eviction posted on our door. no "contact us" links found on their sites have worked, i made an attempt using each resource i could find on my own, sending the same email sent to 4 different addresses, only to be told we never contacted them at all. either your site doesn't work at all, or you're lying to us best example i can give:i had a guest visiting from out of country, every other apartment i've ever lived at had simply asked for documents of a passport and return ticket dates. knowing this ahead of time, i offered the documents on the day i contacted them, i was sneered at and told to make them apply to be on my lease (which we already know doesn't work). asking a non-citizen living and working in ****** to prove source of income within ***************** AND run a background check AND DO ALL OF THIS IN PERSON is absolutely impossible.only once i got in contact with the head manager she simply asked for the documents i already provided her assistant, which implies she simply disposed of them.i simply don't understand why she works here if she's only been an obstacle to tenants.

When unauthorized guests were found residing in Katherines unit for an extended duration, our standard procedure was to ask them to either register or vacate. This practice ensures adherence to lease agreements and enhances security for all residents.

Regarding the previously mentioned visitor from out of country, it appears there was a misunderstanding. We neither seen this individual nor received the necessary documentation or prior notice about their stay. Instead, we observed two additional individuals frequently entering and exiting the unit for approximately a month, which led us to request registration or a residency application.

Our team, including our assistant manager Dakota, made numerous efforts to assist ********* with the application process, both online and through paper forms, to ensure the necessary documentation was completed. We provided several chances to finalize these steps, but unfortunately, her guests did not complete them within the designated timeframe.
