Statebridge Company LLC (SB) took over our lease to own agreement for ************************** (VPM) in March 2021. Since then, they've been claiming that we are 2 months behind in payments. We've spoken to *******, ********, ****************************, ****** + others to try to resolve this problem. Each time we're given conflicting info + the months we owe have changed. In April 2021 ******* stated that VPM didn't send our last two payments. We submitted proof we paid + assumed it was resolved. It wasn't. We've sent multiple emails, no response. We've submitted bank statements/transaction reports multiple times proving that we've missed no payments. We were finally told by ******* at SB that this is not enough. To fix this, we need proof from VPM that we paid. VPM is out of business; the contact info for them given to us by SB resulted in nothing. We've received pay or quit notices from SB, then called and were told to ignore them because we're not 90 days behind. They are now attempting to evict ** via the court. When we called on March 26th 2023 (day of notice), ****** told ** that we were only 2 months behind. She advised I take a picture of the notice and send it. I insisted on help; she said the woman who handles our account wasn't there. I insisted again, was sent to Chanel. ****** was nice but couldn't do much. We decided to pay the money even though we absolutely do not owe it because SB won't accept bank transactions as proof we already made these payments years ago. ****** couldn't take our payment, so we sent it ************* because she said it had to be that day. The amount we were told to stop eviction is less than the eviction notice states; no reason given for that. We don't owe any back payments. We never did. This is an ILLEGAL EVICTION that we were forced to pay to stop. We want this situation resolved + the extra money we paid refunded. We will be bringing proof to court, as well as several BBB complaints to show this is a pattern of conduct by SB.

We called to make our normal monthly payments as usual, and got re-directed to someone telling us that we would be receiving a letter in the mail stating we had 60 days to pay off our house or we would be evicted. We have paid our monthly payments, and have no liens or trouble with the house, and do not understand why this is happening. We have a little over 28,000$ left to pay (which I dont understand how, considering we always paid an extra $50 on top of our normal monthly payments for almost 9 years now). We have lived here for almost 9 years, the place shouldve been paid off already. We have been working with a mortgage company to pay off the remainder to just be done with it but they want the house to have certain repairs first. Now when we call to make our monthly payments, they have refused to take it until we have called and spoke to a higher up around the 5th time weve had to call. Only after weve spoken to a higher up would they finally take a payment. I dont see how this is legal for Statebridge to do this to us! We have 4 young children, and its been a month since theyve told us we would be receiving said letter and we still have not received it. My father gave us the advice to seek the advice and help of our family attorney. We have sunk thousands into this home, and live in fear everyday over the possibility of a ridiculous eviction, please help!

The message is very distorted and full of static and then disconnects. So you could not leave a message at all. I finally mailed my payment . I would like to have a phone call in return by my loan person. And hopefully this company can fix there communication problem

I received a letter in the mail on 4/24/2023 stating I had 60 days to pay off my house or I would be evicted. I have only been late one time on my payments and it was only by a week. My 81 year old mother lives with me is this legal for them to do.

I am purchasing a rent to own home, it was originally through ************************** then switched to Statebridge in March 2021. They are consistently stating that I am 3 months behind on house payments. Today I received a 2nd eviction notice, which I am fighting. I have proof of the payments they state are missing. I've contacted them before about them needing to straighten out their records. They increased my monthly payment from $704 to $709 - no big deal, just $5 - but they are supposed to notify me in writing of the increase and they did not, so they started charging $75 in late payments over that $5. They tell me they don't get the payments and then - boom - they cashed the check they didn't get. Every check I mail in has the month I am paying for written in the memo of the check and they apply it somewhere else and tell me I'm late or they didn't receive it. I get no where talking to them on the phone, no matter what, they are right and I'm wrong. I have some email communications from them and their reply is call **. They need to straighten out their records. I have the proof of payment they say they did not receive. I'm tired of these games. This is a predatory company and I just want them to straighten out my account and bring my account to current with no late fees.

I just saw this in my email. It looks like Statebridge is applying my monthly house payments to some late payments they say I have. I disagree that I have those late payments.

"The $669.00 in late fee payments that were made August 7, 2022, have been placed in suspense as they do not constitute a full payment. The file is currently due for the April 1, 2023 payment. An additional $40.00 is needed to make the full April 1, 2023 payment and $709.00 is still needed for the *** 2023 payment. If you feel that you have made all payments since the file transferred to Statebridge, please provide copies of the bank statements from March 2021 until now or provide front and back copies of the cancelled checks to the address below so that they may be reviewed."

So now will I get a notice that *** is not paid? Okay, I will send them copies of the checks they cashed, although they should also have this info. I'll start printing out the copies of checks. They SHOULD be APPLYING my monthly payment to the month I am paying for - instead of deciding where else that money should be going and then charging me late fees for it.

This complaint HAS NOT been resolved.

    Sincerely,
    *************************

    Complaint: ********

I am rejecting this response because: First, lets address the part about "the prior servicer payment history, show that February 2021 payment was not received by the prior servicer until March 2nd 2021." This is around the time that the "prior servicer" AKA ******************************************* was transitioning to Statebridge - which I was never given any notice of. After I mail the house payment, I have no control over how long it sits in the ** Box, or how long it takes for their people to open it or **** it as received. Obviously, mistakes were made during the transition on the servicers part and I'm not paying for their errors.

As you can clearly see in the past 2 years of checks I have provided, EVERY SINGLE MONTH WAS PAID. Statebridge continues to say I have late fees and they even admit that they are applying my monthly house payments to these "late fees." The same letter says that March, April and May have not been made -- do you want me to send you the checks you cashed for those months? I know **** is paid, I can print that up too.

Statebridge needs to apply my monthly payments to the monthly payment - the month and year is written in the memo of the check. I've read the complaints, they've done the same thing to other people. The only resolution I will accept, is that these people stop making up late fees and use my monthly payments for the months they are intended for.

    Sincerely,

    *************************

I am being taken advantage on by Statebridge company and its affiliate company pfic.com ( *******) for several years now. My mortgage had been with other companies before for years and never had any problem. I have a fixed mortgage and every month I am supposed to pay same amount for rest of the terms. However, ever since the mortgage is transferred into the Statebrdige, a tons of strange things have happened. Basically they made up all kind of excuses to: 1. force me to have a tax bill escrow with them and use that as an excuse to keep on changing the monthly payment. 2. constantly changing monthly amount has resulted me to fail to pay full amount ( but never missed a payment) because I have autopay set up and they did not apply my payment citing 'partial amount can't be applied'. This resulted dozens of late fees of $64 each. 3. they enforced an insurance on me, and when I reached out to provide insurance proof they asked, their employees have inconsistent communications, or lack of follow up ( for months or year), or kicking the ball to each other, resulting the insurance being charged on me for 7 years. When they finally sent me checks after that many years, I was out of country for my father's death during covid. When I came back, the checks have expired in my mailbox and I asked them to resend, they NEVER DID. These are 8K+. They explained that they did return my money into my account, however they did not provide proper and reasonable explanation. their accounting is fuzzy. 4. ** 2022 just when they finally admit that they failed to ask the right insurance and stopped that insurance, they again enforced and bought another insurance in July 2022 on me. When reaching out, their employees refuse to talk to me and citing I have to sign a communication authorization form. they just disappeared, again.5. when googling it, more than some 70 cases are against this company for all sorts of wrong doings or sloppy way of running business.

I am purchasing a home rent to own with option to purchase. My loan was through one company and then switched to Statebridge. Ever since then they have stated that I am 2 months behind on my payments. I have proof that I have made every payment that they will not except. I am also acrewing late fees every month for payments that I know that I have made. Now they are threatening me with eviction. Also this switch was made unbeknownst to me. The switch happened in March 2021 and I didn't find out until Dec 2021 when I went to make a payment online like I always do but I was unable to make one. I called the other company and they directed me to Statebridge. In all that time I never recieved an information from them that the switch was made. The only way they have ever tried to contact me is through phone calls. Which I will not answer if I don't know the number and the only message they would ever leave was 'please contact us about a personal business matter' and I will not call back with that type of message because I afraid that it is spam. Every time I call them I am told the months I am missing are different. All I want is for them to mark my account that the payments have been made and all late fees that have accrued because of their poor business practice to be wiped clean.
