      I am writing this review because I experienced a couple of events that impacted my safety and well-being. I hope this will help prevent future residents from experiencing the same trauma 1. UDR retained my security deposit (citing damages for the lock issue described below) without following the correct procedure. They never provided me with a bill or invoice from the vendor that made the repair, which is required. I asked for this multiple times. I ultimately filed a small claims lawsuit for my security deposit, and UDR only refunded me a partial amount of what was owed per the judgement.2. The front door locks are electronic, and the lock on my door unexpectedly performed a factory reset. I came home late at night to discover that I could not unlock my door. As it was after hours, I called the emergency maintenance number 3 times. No one answered. I called the local police, who recommended I call a locksmith. The locksmith arrived and was able to help me gain access, but unfortunately the lock/door was damaged along the way. It was my only option considering I needed my belongings before the front office would open 2 days later. When I explained all of this to the property manager, she told me that it was my fault for not using the CitySouth textline. I've used the textline before and am aware that after hours texts just redirect you to the emergency maintenance number anyway.3. My apartment was uninhabitable for nearly 2 months, as the heater did not work between November and January. I created a maintenance ticket, sent emails to the property management, sent texts via the textline, and tried calling the front office. All were ignored. After weeks of suffering through the cold, I finally stood outside the front office until I could speak to someone in person. The property manager said she saw my emails, but there was nothing they could do as they were waiting for an HVAC part to arrive. She only offered me a small credit towards the next month's rent.

      This the absolute worst apartment complex anywhere around they came on may 12th to do water damage repairs completely gutted my whole kitchen left everything in the middle of my living room no access to food or water no dishwasher !! Broken cupboards and nails sticking out everywhere !! Totally unsafe living conditions they haven't responded to me in 19 days I've been Living like this !! No communication no care got there tenants and utter lack of respect I chose to withhold rent but I sure did get my eviction notice in a timely fashion ! Don't even get me started on the cockroach investstation that's a whole separate complaint stay far far away from this place !!

      I am a current tenant that pays their rent and is a good tenant and I am being told that I cannot have a pumpkin on my patio and that I need to remove my doormat outside my door. Meaning I have no place to rub my dirty shoes on before entering my apartment from outside. They charge me monthly to park not even a reserved spot. They are so controlling and charge for everything and treat their tenants like we are nothing. They are affecting my mental health to be honest.

      Im extremely disappointed with UDR Properties for their blatant negligence and breach of contract in handling my rental unit. As a CEO of an e-commerce healthcare company, I have little time for constant issues with my living conditions, but UDR has repeatedly failed to perform basic repairs, specifically for a bath tub drain in my unit.Despite numerous requests, UDR has ignored my concerns, violating their contractual obligations. This kind of negligence falls under the color of law because it represents a clear failure to maintain livable conditions, which tenants are legally entitled to. By refusing to carry out a simple repair that impacts hygiene and basic living standards, UDR has not only breached the lease agreement but also failed to uphold their duty of care.Such disregard for tenant rights reflects a complete lack of professionalism. If youre considering UDR Properties, I strongly recommend looking elsewhere to avoid dealing with their mismanagement and failure to respect legal standards.

      This was truly one of the most frustrating, unsatisfactory, and traumatic experiences I've had in my adult life. From the start, things went downhill fast. The onsite intern was belligerently intoxicated in the office when I arrived for a tour, and he discussed my approval right in front of his ***** who was snacking away like it was a casual hangout. This intern couldnt assist me with a unit transfer or anything beyond handing my ID back, giving me a map, and telling me to go look around myself because he closed at 5:30. Dealing with UDRs corporate office was an even bigger nightmare. After sending three emails through their platform, countless emails to their Welcome Home email, and numerous text messages, I was left on hold for days without any resolution. I wanted a specific apartment for an immediate move-in at the best rate listed on their website three days in row (Saturday, Sunday, and Monday), but I didnt get a call until Wednesday. When someone finally reached out, they werent any help either (another leasing consultant in ********). They had to contact their pricing department and then had the nerve to ask me for screenshots of their own website to prove the pricing. They refused to share their pricing with me, repeatedly requesting I complete my ID and selfie upload before giving me any information. I spent a week literally begging for someone to call me, respond to my emails, anything. I needed to move and wanted to take advantage of the best rate offered when I first reached out. The fact that I emailed the corporate office three times and the only person who responded was a leasing consultant in ********, who couldnt help me at all, is absurd. I feel there is absolutely a fair housing violation here. I cannot believe this is UDRs standard, and I cannot believe this is the new human standard: poor customer service, an indifferent attitude, and a dismissive you can cancel your application and well refund the $500 you spent to apply.

      Villas at Fiori- Completely unprofessional and I am just so glad I didnt sign with them. Zero professionalism. Horrible communication.. Zero follow up. High pressure sales from the agents through text. They lie and tell you that the unit you want is not going to be available if you cant move in on their timeline and that they have a daily fee to hold an apartment more than a few weeks in addition to you agreeing to whatever the new rent rate would be at move in but they cant tell you what it would be because its up to UDR. They are impossible to reach unless you physically go to the office and even then the agent knows nothing about the property or about basic questions like average water bill cost or details about the specials they advertise. Everything about my experience screamed red flags.

      I wish I could give this ZERO stars. I was discriminated against and not given accommodation for a disability when requested while they did an "elevator modernization project" and my floor was without elevator access. Additionally, they did not fill out forms for RAFT funding although properly notified and we were evicted. I will have to move, without access to an elevator, with a disability within the next week. This is the ********************** location, not ************************************.

      One star is too high. Ive never met a single person who works here other than ***********. The leasing office is attached to my building, but as far as I know there is either no one ever in there, or they hide if you knock on the door because the blinds are always closed and the door is always locked.There is a phone number but dont bother calling because no one will answer. The convenient apps only useful feature is the rent payment portal, which is nice for them because money is the only thing they care about anyway.The elevator has an annual inspection permit dated from February of **2022**. There are several unfinished repairs to the walls in the hallways of my building, and the pool is green for 8 months out of the year.I had a notice posted on my door to tell me I had to prep my unit for a pest treatment scheduled for Valentines Day. It was dumb luck Id even found out about it because I had plans out of town. I tried to get ahold of somebody on their staff to tell them not to let the pest guys in because I had no way to prep the apartment and get my cats out in time, but got NO response until 6pm 2/15. I got a snarky reminder that I should *text them* not call, and they didnt have my apartment listed for treatment so there was no issue. I sent them a picture of the notice that had been posted to my apartment door (and got an automated our office is closed now text) before they repeated that my apartment wasnt on their list.Im literally counting the days until my lease is over.

      WORST PROPERTY MANAGEMENT COMPANY EVER!! Lack of communication skills between office and ************* headquarters no one ever knows anything the DC headquarters office is very rude no one wants to do there job. Dont move to ************************ ridiculous rates no such thing as guest parking they monopolized the parking and charge $10 per night to park for anyone even to neighboring complexes. They have to many reserved parking spaces everywhere in the community forcing the residents to pay for reserved spots another $70 a month the force residents to park and to walk 2 blocks down from were they live if they dont get a reserved spot. They always have major pipe burst cut water off almost every week to do sometype of "work". Office personnel here are the worst they never know anything they never get done in a timely manner and have ZERO communication skills. They have a rat and mice infestation problem that they never can take care of trash is always piled up everywhere by the dumbsters looks like a landfill. All building codes are exactly tge same zero security kids run in and out of building stealing packages and playing ding dong ditch multiple residents complain but codes are still the same in every building. BEWARE OF ARBOR PARK AND UDR

      Predatory business practice. Rates will change even after signing papers and submitting deposit, and has no compassion or understanding tenants situation. Canceled my application due to other reviews and red flags presented during application process.
