1 starUDR, property management company, with property in ******* (Windsor Gardens) is charging tenants $20 for parking a month in violation of existing lease agreements. Without giving the state required 30-day notice, UDR is threatening to have residents' cars towed if they don't sign a lease amendment immediately. Charging for unassigned parking in suburban ** is already mind blowingly greedy when no other property in Norfolk county does so, but the heavy handed tactics that they are using, is breaking the law and they are profiting off of people's ignorance who don't push back on the required notice period, let alone the fact that they are also breaking the terms of previously executed agreements that specifically state that there is no charge for unassigned parking. Given the current housing crisis in the state, this company is using predatory business practices to nickel and dime a community of primarily black and brown people by bullying them to cough up an extra $240 a year.Review fromNidhi N

1 starStaying in an apt for 6 years and what we get as final charges is surprising. They have charged us for things that are working but doesnt look like new. I do not understand how after staying for Approx 6 Years we can return the apt looking new. If they are charging tenant to replace everything that looks old doesnt look fair. They do not bother to resolve issue within time when you stay there. But when you vacate they give a list of charges. There are so many communities who consider the stay period and understand that equipments cannot be new when used, which udr doesnt understand. They are the worst management company ever. There people are under educated about electrical, plumbing and HVAC issues. Now they manage a senior living place in *********, **, that has plumbing issues that are not being taken care of, HVAC is having issues and leaks and they are not fixing them, their circuits trip and do not reset properly. Yet, they do nothing. They have a bed bug issue and are charging the residents for the treatment. Not the residents fault that they move certain people in that could have brought them in. The bed bugs could have come from any where. This company does not care about those living in their property. Why do they even have a license when they are not taking care of things that are a health hazard. One person moved out after only three months. Others want to move but can not. I hate having to write negative reviews, but my gosh does this place deserve it. Their customer service is the worst I've ever seen at a company. I've had packages stuck in the lockers for days because I am unable to get ahold of anybody in the office or online to the point where the packages were sent back and I was charged. More recently My AC was leaking into my roof causing the paint to bubble all along the bathroom ceiling, it was so bad it was actually leaking into the main hallway. I could not get ahold of anybody to deal with the issue other than putting in a maintenance request. They came out the first time (didnt fix it), the came out the second time (didnt fix it), the third time they finally fixed it but black mold had already started forming around the leaks which they just wiped off and said it was good to go. I now have mold growing in my walls and still cant get ahold of anybody. I am finally moving to a new apartment and the new apartment cant get ahold of anybody to validate my rental history. How is this legal? Please for the love of god if you're reading this and you're looking for an apartment please save yourself and look elsewhere. I know their offer seem enticing but its because they can't get people to stay here.United Dominion Realty Trust

That same day, we requested additional contact information of the sender in order to locate the verification. On 7/11 we advised you that we did not have any requests from that sender. Additionally, the service request placed on 6/25 for your A/C concern was completed 6/26. On 7/5 a request was submitted for a leak in the ceiling that was addressed and closed on 7/6. A new request was submitted 7/11 for moisture concerns and has been open for less than 24 hours. We appreciate your patience as our team works to complete your request. Our team has been prompt with communication and has completed all service requests in the same fashion. We apologize for any dissatisfaction and wish you all the best in the future!

1 starUDR staff have given nothing but excuses on my 2 month ongoing AC issue. The only thing working correctly is my power bills billing department for my $600 light bill last month. The staff and management have been to the unit to tell me to not overwork the unit, that they cleaned the coils and that its the summertime so its hotter than normal. They replaced the unit and the new unit is running a lot stronger than the previous one but there is still little air coming out of the vents. Which means now the duct work maybe compromised. And to receive a portable unit you must 2-3 hours because the staff doesnt work on call tickets after normal business hours.Review fromMarissa S

1 starAfter transferring to another UDR property that we have been having an amazing experience at, ******* has lied to us about our transferring fee, withholding our entire safety deposit without giving a breakdown of how to deposit was utilized, asking for additional money for "paint" and not explaining random fees we have asked about over the phone, email and text at least 5 times. We have been emailing billing at udr.com, however they continue to send the same finalized statement without any other explanations. This experience with ******* is becoming increasingly frustrating. We moved out of our unit because of a potential mold/bathroom leakage issue and were extremely disappointed that the unit was back on the website the day after our lease ended... which means the issue was not fixed and left for the next resident to deal with. The moving out process has been nothing short of a migraine. They are withholding our money and are not following ********** laws of giving an itemized statement of how the deposit was utilized that should have been provided 21 days after we moved out. If the deductions are for more than $125.00, they must attach a copy of any invoices or receipts with the itemized statement. If they or their employee did the work themselves, they must include a description of the work, how long it took, and the hourly rate they charged. It is disgusting how neglectful this company is with residents and how little they care about the health and safety of their residents.Review fromMason M

No one to talk to directly. People in leasing office have no answers or solutions to anything. Terrible maintenance - none of my requests have been completed, even though they say they have been. Landscaping and pool maintenance is horrible. When you call any of their numbers listed you are sent to a virtual text or phone.United Dominion Realty Trust

I moved out of one of their properties April 2022 with no issues and was provided a full refund of my security deposit.Fast forward to February 2023, I was contacted by ******* (a collections agency) indicating that I failed to pay UDR close to $600. I contacted ******* immediately to find out what this all meant and they were only able to tell me that I had a balance that needed to be paid. They weren't able to supply me an itemized bill or anything. They told me to reach out to UDR to get more information.I've been trying to contact someone for months and just today someone from the ****************** said I needed to contact *******. But it's not *******'s responsibility to provide a previous tenant a bill for any outstanding balances. UDR has never reached out to me via email, text, or snail mail about this $600 bill. Because of their negligence I am starting to endure damages to my credit. Every number I've tried to call leaves me with a voice mail where no one calls back and the customer support numbers listed on their websites are disconnected. UDR has failed to show any sense of professionalism and is holding outside organizations responsible. I have tried to settle this matter peacefully and respectfully but it's clear that more action needs to be taken to come to any resolution.United Dominion Realty Trust

UDR took over the facility several years ago. Since then many emails have been sent to us in attempts to curb bad behaviors by residents. This was a good thing as I thought they would make sure this is a secure, safe residence. Lived here for almost 9 years, always paid my rent on time, kept my apartment very clean, helped my neighbors when needed, etc. I was notified recently they would not renew my lease in a letter by their lawyers I assume. A quite nasty letter not telling me why. After an email to UDR they said my apartment is on the list for renovations. They can legally do this but to tell me I have to be out by end of *** is just horrible. Oh they would assist in transferring me to another apartment. I chose the apartment I am living in. So quiet, 4th floor, great quiet neighbors, etc. Disappointedsaying it lightly. I suspect they are doing this to other residents as well. They should not renovate while someone in living in an apartmentdo so when they leave. Suspect they want more money as it is all about the Corporation. And they call us Valued Residents. I am leaving and will never recommend this place to anyone and many people are upset this has happened.United Dominion Realty Trust
