      We were misled about the overall value of timeshare ownership with Exploria Resorts, as we were promised we would save money compared to traditional vacationing. Instead, we have paid considerable amounts with the upfront purchase costs, escalating maintenance fees, and reservation fees for resorts offering poor availability. We were never provided with clear options for resale or exit after the contract was paid, nor were we informed that the maintenance obligations would persist indefinitely. We now understand there is no true investment valueonly ongoing liabilities. Over the years, we tried to justify our ownership by using the timeshare but almost every time, we faced issues in receiving handicap accessible unitsa critical requirement due to my wifes MS. *** profile clearly indicates this medical need, yet we were told we needed to call a week in advance to specifically request a ground-level unit which wasnt always guaranteed as available, even upon our arrival. The units themselves also declined in quality over the years, especially the Pocono Resort where the non-renovated buildings where there were bugs in cabinets and kitchen drawers falling off. This was especially embarrassing as we were hosting families from out of town.The financial burden has become overwhelming. Since January 2020, our maintenance fees at Summer Bay have increased from $1,620 to $3,678 annually, an alarming 127% hike. NOT what we signed up for.

Your comments regarding the resort experience and financial aspects of your ownership have been shared with the appropriate departments for further review. In regard to resale or exit options, the terms of your Purchase Agreement which you acknowledged and signed, state the following: Purchaser(s)acknowledge that they have been advised that neither the Club Developer nor any of its affiliates is engaged in the resale of any timeshare on behalf of any owners and that all owners must secure their own independent real estate broker for resales or handle any such transaction themselves.

      Regarding accessibility accommodations, we understand the importance of meeting the needs of guests with accessibility requests. While such accommodations are based on availability and cannot be guaranteed, we strongly encourage all owners to request any specific needs at the time of booking the reservation. When your reservation was made, the only noted request was for two houses to be located next to each other; there was no indication that an accessible unit was required.

      Horrible! No one answers emails or phone calls. I was on hold for AN HOUR when I got disconnected. Called back and am currently on hold for another 40 minutes so far. I have the embark membership right now and will most certainly NOT be going forward with a full Exploria membership.

      My 20-year nightmare with Exploria Resorts began in 2003 with a high-pressure 4-hour presentation that should've been "less than one hour." I was misled at age 22 into purchasing a timeshare with promises of "large discounts" worldwide. In 2014, they trapped me in another presentation under false pretenses, pressuring me to upgrade to a two-bedroom unit with ****** points. The salespeople claimed I was making a "good investment" that would "increase in value" - complete lies. What they didn't disclose: maintenance fees would skyrocket from $300 to over $800, the timeshare has zero resale value (they won't even buy it back!), and the *********** Rewards" became mandatory before eventually disappearing altogether in 2025. The promised savings never materialized - I've found better deals on regular travel sites. After spending nearly $40,000 over two decades for minimal benefit, I've learned the hard truth: this isn't property ownership or an investment - it's an endless financial burden with no escape.

In reference to your sales presentation experience, please note that Exploria Resorts was not the developer at time of your purchase,therefore, we cannot recreate conversations that took place during your point-of-sale experience in 2003 and 2014. Please know that we are committed to transparency and potential purchasers may ask questions and decline the opportunity to purchase without any obligation. We are also transparent in disclosing the terms of ownership in writing, including associated costs such as maintenance fees and the nature of the vacation ownership product including reference to maintenance fees which are subject to change year by year as determined by the association. In addition, review of your Purchase Agreement confirms your signed acknowledgement that your purchase was for your own personal vacation use and enjoyment and not because of any financial or monetary advantage. Ms. ******* Exploria Resorts does not have buyback or resale program however, you do have the option of transferring your vacation interest to family member or friend or the option of working with a reputable third party to sell your vacation interest.       Since my husbands passing, (it was he who wanted to purchase this because he believed the lies that the sales people told.) I have faced critical changes to my life, including a reduction in my income by two-thirds. When I reached out to Exploria Resorts to assist, I received no response (unless you consider an obviously "canned" reply as response). These life changes have required me to adopt further money-saving measures to ensure that I can cover my expenses without becoming a burden to my children including moving to a less expensive rental. Travel has also become increasingly difficult for me, both financially and physically, and the cost of maintaining the timeshare is simply no longer feasible. As a 76-year-old retiree, the maintenance fee and the unpredictable amount each year has become a significant burden.I understand that Exploria Resorts does not offer a buyback program, (I offered to give back) and I have followed the advice of their customer service representative by contacting the company that was suggested to resell my timeshare. However, their terms were unworkable, as they required a $1,500 upfront fee with no guarantee of a sale, and their track record of successful sales was only around 40-50%. I also reached out to friends and family, but none of them are willing to take on the timeshare, even for free, due to the ongoing maintenance fees. Our experience at the ************* property have never been satisfactory. I never received ANY response when I pointed out in person and in writing the problems such as lack of cleaning lack of the advertised amenities such as indoor pool, fitness center (always under construction for years!) The only improvements were to the villa, finally. The entire industry and especially Exploria Resorts have an underlining greed factor that cannot be ignored. To anyone considering Exploria, RUN, RUN as fast as you can.

At this time, while we understand you may not be able to travel on your own or may not be able to continue paying the financial obligations associated with your timeshare interest,you may want to consider transferring the rights to your timeshare interest to family, friends, or relatives.       If I could give Exploria 0 stars, I would. This property was perfectly fine and enjoyable until Exploria took it over. They then pressured us by saying that we had to get into their program if we wanted to continue to enjoy these stays. They told us we needed to get Platinum status to get hassle-free reservations. This was not true and hasn't helped us at all! Nothing that Exploria has done has improved this property - yet we are being forced to pay them thousands more. When I asked, they said the only way out is to pay it off in full. What a great deal for them! Exploria is a nightmare and we are still fighting them to get out of this timeshare. Seems like many people feel the same way.

      I guess I wasn't clear enough but I have no interest in booking stays with Exploria just to be harassed to upgrade and pay even more. I certainly hope this isn't your policy but no one else has given me any different treatment. Even after the stays, when I contact Exploria, it is just the same. If I want out, I have to "just pay if off". This has been a problem since Exploria came in and I want nothing to do with it. Will the ******************** offer me any assistance or just ask for money? Seems like from the name of the department I am to contact that it will be the latter! This is exactly the problem I have with Exploria and it just continues to grow.

      Ive been an owner for over 20 years and completely paid my mortgage over 15 years ago and have been paying my maintenance fees without a problem. Then Exploria purchased the resort and tried to get us to upgrade and since we didnt agree to paying them more money to buy into what we already owned specially since their sales person spent the whole time telling us that what we had owned for many years and paid many thousands of dollars for now under Exploria would be basically worthless without an upgrade. They made us feel like Exploria bought our timeshare and were now telling us we needed to buy into their timeshare to continue to effectively use the timeshare we had already owned. Then in 2022 Exploria sent an assessment fee to us prior owners for renovations that I didnt know would be my responsibility, yet if I go there I get a downgraded unit but Im suppose to pay for a renovation. This is illegal I never sign for the extra renovation fee only maintenance fee. They are robbing us owners and this is not fair. I would never recommend them and will be taking this further. Then they sent crazy $1,300 finance fees when the Assessment fee was not paid because I couldnt suddenly pay an unexpected $5000 fee and they have continued to add those finance charges I worked hard to pay off my loan and comply with my obligations for many many years. When I asked to just be let out of this, since I cant afford this fee they put on us without warning, The answer was the same you see here over and over we dont offer any buy back or resale of our timeshares. Exploria if you stood behind your product and actually felt it was a good purchase you wouldnt care about buying back or in my case just taking it back for free as Im willing to relinquish it at this point and yet you still wont take it back. That tells you how little they believe in their own product they wont even take it back for FREE but they want people to buy it. Dont walk away from these people RUN!

      After purchasing this vacation, we were able to enjoy it several times, generally having to exchange for a smaller unit, and reserving well in advance to obtain a desirable week. However, with the advent of COVID, we were hesitant of both traveling and communal living in a resort environment. Consequently, we have not vacationed here for over 3 years yet have been obligated to pay our fees annually.Initially the annual fees were reasonably stable at around $850, but coincident with our reluctance to travel during COVID, these fees began to increase at an astonishing rate and, considering the biannual availability yet annual fee, the periodic cost of ownership on a weekly use basis is extraordinary. To add insult to injury, the property is advertised on the internet for a fraction of our ever-increasing annual fee. Thinking back to what we now realize was a manipulative and predatory sales presentation, little, if any mention was made off the biannual availability yet annual fee, and the resort was presented as an exclusive club available to members only. Clearly, as members, we are generously subsidizing non-member vacations.Our membership cost and fees should be treated as tax deductible as they are clearly a charitable contribution.

      Don’t even give an ear to these people, they are nothing but manipulative individuals looking to make money off anyone that gives them the opportunity. I was approached by a team of sales reps at Exploria who appointed me to Robyn ********. Robin deliberately took advantage of me at a vulnerable time in my life. I explained that I was recently divorced and bought a home to start new again with my 3 year old daughter, only for them to use this information to pressure and manipulate me into purchasing a vacation package with them. After repeatedly telling her no she passed me to her manager Angelo ******** who also wouldn’t take no for an answer. When I tell you these people pressure you, they drill you until you tell them yes. When I was sent to sign the contract, the manager had told me not to ask questions during signing. I don’t recall if it was recorded or not but this seems illegal of them to tell me not to ask questions. I have written a complaint to the CEO so I am hoping they can sympathize with me and understand that the employees took advantage of my vulnerability. This is not okay and I will make it my mission to get this resolved. You have been warned, do not give these thieves an opportunity to swindle you out your money.

      Ive been a owner for over 15 years and completely paid my mortgage over 2 years ago and have been paying my maintenance fees now they want to throw on an assessment fee for renovations that I was unaware that it would be my responsibility, and when I go there I get a downgraded unit but Im suppose to pay for a renovation. This is illegal I never sign for the extra renovation fee only maintenance fee. They are robbing us owners and this is not fair. I would never recommend them and will be taking this further. I worked hard to pay off my loan and comply with my obligations for me not to be able to enjoy anymore because of additional fees I never agree on paying.

      0/5 Stars Club Exploria swindles people, young and old, out of hard-earned money through their pressuring schemes and selling tactics so that families purchase their timeshares and then leave them with no way out even though financial obligations because too much!My yearly base fees have double in the past 2 years, going from $387 mandatory dues and fees to over $1000 annual dues and fees, with NO EXPLANATION!I try calling and i receive a roundabout automated voice sending me in circles with redundant helpful options. I try to leave messages online and through emails and there is never a response. It's like these people have no heart, no soul, and feed off the helpless prey that are their timeshare owners. I can't even make a reservation online without having to call and talk with a representative (which is practically impossible to do!). There is no exit strategy to get out of this wormhole and no lawyer will take on this case unless you pay them thousands of dollars at the forefront.Club Exploria is a scam and a shameful business that should not have an A+ BBB rating.
