Company sucks big time. We purchased in 2020. Never went anywhere but to the poconos, in which we still have to pay for nightly stays. Any other time we wanted to travel it was booked or no good due to the pandemic . The pandemic didn't stop you from taking our $. Your sales people are scumbags And now since I stopped paying , my credit score plunged. Now I have to contact an attorney to deal with this. Everyone STAY AWAYClub Exploria, LLC

While we sincerely regret to learn of your expressed dissatisfaction with use of your Vacation Interest, reservations are booked according to availability and the terms/conditions outlined in your signed and acknowledged purchase documents. Regarding your comments on the pandemic, please note our resorts were open during the pandemic as we followed all safety protocols allowing our owners the opportunity to travel during that time. Further, despite the pandemic, review of our records confirmed that you elected to upgrade your purchase in 2020. As a reminder, attendance at a sales presentation is completely voluntary as well as upgrading to another contract. In response to your comments that you "stopped paying" for your Vacation Interest, please note that your signed Purchase Agreement reflects your commitment to adhere to your financial obligation to Exploria Resorts by making timely payments. As non-payment will result in adverse credit reporting to the Credit Reporting Agencies, we encourage you to contact our Financial Services Department to learn about payment options that may be available to you by calling 800-371-8335. Sure , attendance at a sales presentation is voluntary, but your sales people are very aggressive and can't take no for an answer . And when you say no a bunch of times , then they start selling you a dream. Your company is a rip off and I will see you in court.Club Exploria, LLC

DO NOT GET A TIMESHARE UNLESS YOU WANT TO BE STUCK. Sadly, we were on a family vacation when we were sucked into this. We stayed at a resort that was offered through the Armed Forces Vacation Club. I'm still active with the Army Reserves. They told us we had to sit through a short presentation about the resort. The presentation itself was much longer than we anticipated. It was quite inconvenient and annoying that they wouldn't let us leave when we would say we weren't interested. We believed that if we purchased a timeshare through them, we would have one week a year and RCI points to use at any other participating location. They told us not to worry about the maintenance fees because we could rent the property out during the year and cover the fee. That only works if you can rent it and not use it yourself. We were told that if it was not a good fit for us, we could sell it back to Exploria at any time. We signed because we trusted Exploria to take it back if it did not work for us. Exploria did not properly review the contract with us as they breezed through the signing part and we thought nothing of it. We didn't really have any additional questions as we were under the impression we could just easily sell it back. We have never used the timeshare. I have tried to talk with someone at Exploria, and the only thing I keep getting is that we have to try and resell this on our own through a third party. What? Really? After being told that Exploria would take care of it and buy it back anytime. This is a low blow and very upsetting. They promised to take it back if it did not fit our lifestyle, and here we are stuck with debt and a timeshare. The timeshare is paid for. We need help getting this timeshare closed. My husband and I have been separated for five years, and this is the only thing holding up finalizing the divorce. Exploria is choosing to ruin our lives despite that promises they made to us. Ms. ******, thank you for reaching out the Better Business Bureau with your feedback. Our records indicate that you have been a loyal customer since 2013. Please note that Club Exploria, LLC could not ascertain the exact length of your sales presentation in 2013 as we were not the owner at the time point-of-sale. Notwithstanding, Club Exploria, LLC provides clear and unambiguous disclosure in all its applicable advertising that a timeshare sales presentation lasts an average of 90-minutes. At the conclusion of the timeshare presentation, if a purchaser decides to purchase, the purchase process can take longer. That purchase process includes the discussion of price and purchase options, providing additional information on RCI and other exchange programs; processing applications; obtaining credit reports; preparing contract documents; scheduling and completing the closing with a Verification Officer, etc. Unfortunately, we have no way of knowing in advance how long the purchase process will take to complete, so we make no representations in that regard. Also, your attendance at the sales presentation was completely voluntary. Because we cannot recreate the sales experience you encountered in 2013, we must rely on the documents signed by you at the point of purchase, to gain the best understanding of the representations made. In summary, we find that you were provided with the appropriate disclosures surrounding your purchase as evidenced per your signed agreement of the specific terms and conditions of your purchase. Specifically, your Purchase Documents speak to the fact that vacation interests are not sold for the purpose of future resale opportunities but for personal use only. Further, pursuant to the terms of the signed contract, you were provided with a ten-day recission period. This is the cancellation period provided to each owner for the purpose of reviewing their contract and determine if they wish to cancel their purchase without penalty due to any concerns. Unfortunately, based on our records, we did not receive written cancellation of the contract within the ten-day recission period. Therefore, we must respectfully deny your request for the relinquishment of your vacation interest. In reference to your separation, please accept our apologies and please contact our Title Services department at [email protected] for information on how to transfer your contract. After a high-pressure marathon-long meeting we purchased, believing all the stories we were told. Since then we have discovered they did nothing but lie, there are never units available-just hotels. The last one we stayed at was 50000 points plus $300 for a three-night stay. We would have been better served just showing up at a local hotel! They in no way have provided any of the services or amenities claimed in the sales pitch. Recently we contacted them stating we wanted to end the contract. The response from them was that they did not buy back, but that we could go through the BBB to find a reputable company to the third party sell our timeshare. We responded back that we didn't ask to sell, we would be perfectly happy giving the unit back to them so they could lie to someone else and scam them out of their money. Our records reflect your purchase of a vacation interest with Exploria Resorts in 2005 which was an upgrade. Although we certainly appreciate your expressed concerns, we were not present during the purchase and therefore, we are unable to reference the conversation that took place approximately seventeen years ago at the point of sale. While we sincerely regret your expressed dissatisfaction, according to our research, no evidence was found to support your allegations of intentional and/or false sales misrepresentations. Regarding your desire "to end the contract", we must respectfully decline your request for the cancellation of your Vacation Interest as you are past your ten-day rescission period to do so. Further, we can absolutely confirm that Exploria Resorts does not have buy back or resale program. However, you may consider selling your timeshare Vacation Interest, understanding that your mortgage is not transferrable and must be satisfied prior to any sale. Upon considering the resale and/or transfer of your timeshare Vacation Interest, we encourage and caution you to carefully review the timeshare transfer company you elect by researching the entity and reading reviews and advisories regarding the entity. In the interim, we encourage you to contact Member Services for additional guidance in effectively maximizing usage of your Vacation Interest. Hi and thank you for your response. A couple of questions.
1. What do you mean you were not present? Your company had reps there. Maybe I am confused.
2. I would like some specifics to elaborate on "according to our research". You yourself state that it was 17 years ago so what did you research? Are their recordings that you watched or did you take the same old, scammy, fake, timeshare documents that I have and make an assumption that nothing was done wrong because your representatives don't make mistakes or lie? What kind of research was done to INVALIDATE my claim? What proof do you have that invalidates what I said happened?
3. You can decline my request all you want but someone is going to be held accountable. We have a paid-off mortgage with your company. WE OWE YOU NOTHING. How, then can you not release us? Take it and sell it to someone else. I don't care what you do but I am asking to give the timeshare back. Regardless of whether you have a bad company with unethical people in it...we owe you nothing. LET US GO. I'd rather stop paying and take a foreclosure than let your company continue to steal money from us EVERY YEAR FOR 17 YEARS for a product that you do nothing for.

As a caveat: What kind of company provides an answer without a follow up phone call or email to it's client? Answer: The kind of company who has every intention of ignoring clients but wants to save face in public with the Better Business Bureau.
Lastly, don't tell me to call you. I pay you. You work for me. You service my needs. You're supposed to call me.

Although we certainly appreciate your expressed concerns, Exploria Resorts did not acquire Summer Bay at the time of your purchase in 2005. As the sales reps referenced in your communication were not Exploria Resorts' representatives, we are unable to reference the conversations that took place at the point of sale. However, to gain the best understanding of how the product was sold, we have relied on review of your purchase documents to provide you with a response to this matter. During our research, we did discover you were provided with a ten day right to cancel, however, there is no documentation stating that you pursued cancelling within the ten-day period. Ultimately, no evidence was found in your Purchase Documents to support your alleged claims of misrepresentation and you were provided with appropriate disclosures surrounding the terms/conditions of your purchase, as evidenced per your signed acknowledgement. As you are past your opportunity to rescind your purchase, our position on this matter has not changed and we must respectfully decline your request for the cancellation of your Vacation Interest. We encourage you to contact Financial Services with any questions you may have regarding your financial obligations - they can be reached by calling 1.800.371.8335. In closing, our records do not show any incoming calls from you this past year, only email correspondence. We are sending this in response to our BBB complaint. What strikes us most is that your response basically says you aren't responsible for anything the salesmen said to us, just what we were pressured into signing. At the end of the response you accuse us of not calling, but only corresponding by email! There is no way we are going to not have everything in writing, as you have indicated in your reply that you don't care what is said only what is written.
Your company is beyond dishonest.
We do not wish to sell our timeshare, we have not requested a "buy back". We want to just give the thing back to you and wash our hands of your entire company. Surely you can have your salespeople lie and con someone else into signing a contract so you can make even more money dishonestly.

I have paid over $66,000 to Exploria and they expect me to pay another $34,208 only for them to lie to us more? This is a joke of a company if they think they can get away with ripping off people. Their company is built on lies. Do not fall for their games. I have been loyal to this company for so long, but this has changed. I had paid off my timeshare (Villas at Pocono) and when Exploria bought them out, they told me I had to upgrade otherwise my timeshare would be worthless! What's worthless is being an owner with Exploria! I wrote them to explain that I want out of my contract, yet they do NOT RESPOND. I have been nothing but loyal to this company and I get nothing in return. I was forced and pressured into making a decision that has cost me to lose tens of thousands of dollars. I regret giving them my business. They will bribe you to pull you into this never-ending cycle of debt.Club Exploria, LLC

After a diligent and thorough examination of your upgraded account in 2019, we confirmed that you were provided with a ten-day cancellation period when you purchased your Vacation Interest. Unfortunately, no record was found for receipt of a letter from you within the allotted ten-day cancellation period requesting to cancel your contract, nor any additional record of written correspondence with mention of a cancellation. As you are now well past your cancellation period, we must respectfully decline your request to cancel your contract. The only reason they are getting 1 star instead of 0 is because that is the only way to give a review. I have owned this timeshare for almost 20 years. I paid to have my points extended due to Covid. They gladly took my money. I pay for the maintenance and dues every year. Again, they gladly took my money. I pay for use of RCI every year. When it came time to get my bi-annual point distribution, they marked the account "cancelled" and took the unit out of inventory. Was I compensation? No. Was I informed what the heck was going on? No. I have been told by RCI that Exploria needs to award the points. Exploria says they are checking with RCI. In the meantime, I have not been given what I paid for and my timeshare was stolen from me by the people that sold it to me. Instead of doing the right thing, I was told they don't know what happened even though it is clear on their statements. Now, I can't book vacations for something I paid for but it's my fault?Club Exploria, LLC

They indicated that I contacted them on 7/29/22. However, I contacted them on 7/19/22 and followed up with them on 7/29/22 after they did not respond back when they said they would within 4 to 7 days. I still do not have resolution for not providing me by bi-annual points. In the meantime, I cannot book a trip for a 3 bedroom, of which there is only 1 left, until they give me the points that were due 6/1/22. I have my contract where I purchased the timeshare 6/25/2004 and paid in full. I also have where I paid all maintenance fees and property taxes annually. They say to contact them via email. I called them and get the same canned response of researching like I did something wrong. If they want to resolve this, my points need to be put in my account now and book the 3 bedroom timeshare that I should have more than enough points for.
