We originally purchased with Exploria at the Tree Tops resort in the Poconos. We were there on a stay and were never told that this required us to attend a sales presentation. We were told that in order to check out we had to attend but that it was only 1 hour. Instead, it was over 4 hours and was a high-pressure sales pitch full of lies. We asked if this was a timeshare presentation and they told us point blank that it was not. It was. They offered this membership on the guise that it was an investment opportunity, and we could sell it for a profit in the future. Not true, this timeshare has no resale value whatsoever. We were shown a top tier villa which turned out to be nothing like the access we purchased. They never even disclosed the real cost or the loan terms which ended up being at an unbelievably high interest and very expensive. They also did not disclose the maintenance fee obligations and that they go up every year and never end! They also lied about free points banking, which we discovered later came with a hefty fee. At a later date we were invited to an owner weekend and decided to go to get this resolved. The room they assigned us was a disaster. It was not cleaned, outdated, and the TV did not even work. There was no opportunity to resolve the nasty room assignment nor the fraud, instead it was another high-pressure sales presentation. We walked out. We were also told that we could stay at all-inclusive resort with no additional cost, just the points used for the reservations. What a surprise when we checked into an RCI Dominican Republic resort and were charged nearly $2,000 for the all-inclusive benefits of the stay! We certainly regret to learn of your expressed dissatisfaction and are appreciative for the opportunity to address this matter. Our records indicate that you purchased your timeshare at Tree Tops in 2014. Club Exploria, LLC is the successor declarant of Tree Tops and was not present at your point-of-sale in 2014. With that said, we are unable to respond to questions or concerns regarding the sales process that occurred in 2014. You claim you were told that the timeshare tour would only last one hour, but it lasted four. Club Exploria, LLC could not ascertain the exact length of your sales presentation. Notwithstanding, Club Exploria, LLC provides clear and unambiguous disclosure in all its applicable advertising that a timeshare sales presentation lasts an average of 90-minutes. At the conclusion of the timeshare presentation, if a purchaser decides to purchase, the purchase process can take longer. That purchase process includes the discussion of price and purchase options, providing additional information on RCI and other exchange programs; processing applications; obtaining credit reports; preparing contract documents; scheduling and completing the closing with a Verification Officer, etc. Unfortunately, we have no way of knowing in advance how long purchase process will take to complete, so we make no representations in that regard. Also, attendance at a sales presentation is completely voluntary. You state that you were told your purchase was an investment. Per the acknowledged and signed purchase documents, it states: "I understand that no person should purchase this vacation plan for investment and/or income from resale or rental." As far as the loan terms, they are included in the Retail Installment Contract which you signed under the section Federal Truth-In-Lending Disclosure Statement. It clearly illustrates the annual percentage rate, finance charge, amount financed, total number of payments and total sales price. In addition, it also provides details on the Cash Sale Price. Ms. *****, you were provided with a seven-business day right to cancel this contract. We have no record of you contacting us to cancel within that seven-business day period. Respectfully, we must deny your request for cancellation, and you are still responsible for your financial obligations. In August of this year, I visited the Pocono Mountain Villas by Exploria Resorts, and I was coaxed into a gigantic scam! I refuse to continue paying hard earned money for a predatory contract that was based on LIES and MISREPRESENTATIONS! Kaaminie told me I was buying into an exclusive and private resort, but when I got home, I found you can rent these resorts online without being an owner. I asked about cancellation options and Kaaminie kept turning my questions back on me saying "why would anyone cancel, nobody ever cancels". She NEVER disclosed I had a short window to cancel. I have made several phone calls, placed texts, and sent emails all in an attempt to cancel. I have never been provided the opportunity to speak with the "right" person and now I am past the deadline, and no one seems to care. If they would have been even remotely honest about this product, I would not have to write this review.Club Exploria, LLC

When we originally purchased our timeshare with Exploria, we were promised that it was expanding and that we would not have any issues with finding rentals at any major US cities and even some international locations we may want to visit. This has not at all been the case as we have had to plan our vacations around the limited availability of the timeshare. We have not gotten the use out of this timeshare that we were promised and now we are throwing our money away on outrageous maintenance fees. We reached out to Exploria for assistance with canceling our ownership and we were basically told we were stuck in this for good even though we have completely paid off the timeshare. This has to be by far the worst financial decision we have ever made.Club Exploria, LLC

Phone call received from representative Ingrid offering us an Exploria package in the spring of 2020. Three night at one of their resorts, an additional week at a resort and a gift card for 100.00 in return we attend a promotional tour of their one resort. Due to the pandemic and borders being shut we were unable to use our week until this year but was guaranteed the package had not changed we were still guaranteed the same rewards. Upon completion of their 2 hour promotion we were told we were not eligible for any of their gifts even though we complied with the agreement. As we already own a week at now owned Exploria resort they wanted us to pay an additional 8000 dollars to be in their program. We did not take their offer probably the reason our gifts were not given. In addition the room we were given at Summerbay resort had cockroaches. They did move us after one night when we found these pests but showed no indication of fumigating the room or building we were in. Basically was lied to from start to finish. In addition the second salesman we saw found it necessary to insult the people of Newfoundland by calling them backwards which he thought was a big joke but is anything but and insulted all Canadians by stating we all say "yeah". We were approached as though we were very stupid individuals when in fact both my husband and I now retired were professional people in our jobsClub Exploria, LLC

PLEASE READ AND HEED THIS WARNING: Do not buy anything from Exploria Resorts. They will sell you a worthless, useless timeshare and not lose a wink of sleep over conning hardworking people. Over the last 20 years, our experiences have gone downhill more and more with every interaction. My husband and I were told during our most recent upgrade that this new purchase would result in no more booking fees, except they hid all the other odds and ends that came with even more fees. Plus, when the maintenance cost rises every year, it offsets anything else we'd be paying anyway. Every time we signed contracts, salespeople flew right by all the financial details. My guess is if people realized how much they were paying compared to the original price they were offered, they'd run away screaming, at least we would have if given the opportunity!Club Exploria, LLC

All I can say regarding Exploria is BUYER BEWARE! They will talk you into an "hour-long" meeting in exchange for tickets to a local attraction. The meeting will last much longer, and they will have several fast-talking salespeople come by. They will promise you will be able to vacation wherever you want, whenever. Then when they have worn you down and gotten your signature, you will be paying for years. No one explains the extra fees for things you end up signing up for. No one from Exploria will tell you that to use your points you will end up vacationing where no one else wants to vacation because that is all that is available. Then, after years of this when you try to get out of it Exploria only sends form letter responses and allegedly has no options to help long-standing customers.

They may tell that this is an amazing way to vacation and that it is the deal of a lifetime, but in our personal experience we have not seen that at all. Between the lack of being able to book anything, and some of the things we were promised not adding up... this timeshare just is not worth it. It may be in your best interest to just carry on with your vacation as usual and not even bother with Exploria's tactics. Not to mention we have tried to take our problems to them, and they see nothing wrong with us being so misinformed and not able to use the thing we spent so much on. Hopefully, someone else can learn from our story while we still look for an end to all of this.Club Exploria, LLC

I went to a presentation where I was convinced that this would be a way cheaper way to vacation, but that just is not how it is. When I did try to use this timeshare after COVID-19, I was told that I didn't have enough points to book anything, but that was not at all how they made it sound in that meeting I sat through. I don't know why they would sell half of a product to someone, but here I am. I even tried to reach out to them and fix it but they say there is nothing that I can do. So, now I'm stuck with a timeshare I cant use or I pay even more money and make vacationing even more pricey.Club Exploria, LLC

We are owners of week ** unit ** at Gatlinburg Town Square owned by Exploria Resorts. Every year we pay our maintenance fees with our tax return. Due to this being after the due date, we pay a late fee. We understand and except that. This year we paid late and paid the late fees. We call every year that we go to use our week and advise them of our approx. arrival time and the number in our party. This year my husband called a month ahead and they asked us to call two weeks ahead. So, he called back today only to be advised there was a problem, Due to us paying late, they gave away our week in our unit. they advised us this policy was in our 80 some pages of bi-laws. But, we received no notice upon them giving away our week. They advised us they did not need to give us notice. Why would you not provide notice to your customers? When we asked to get another unit since we were already planning on coming for a vacation. They advised us they had "nothing available for owners". They have units available for rent at the accelerated rate. But, nothing for owners who paid thousands of dollars to own and still have to pay rising maintenance fees every year. I think this is so wrong and and not a good way to treat customers. To provide no notice to the very people who built your business and then to treat them as if you owe them nothing is unconscionable. I feel like they did not even try to help us. The verbiage they used in speaking to us was off putting and made us feel as if we no longer matter to them.Club Exploria, LLC

I bought in 2016, it was such a scam. My son was and infant crying and the sales guy Sam told me that he explained everything to my husband when all we was concerned about to get out of there with our infant crying baby. He told me don't worry call me and I will help you guys when I called he say sorry I no longer work with that company and I sorry for the pain it caused you guys . I call the resort who continues to change their name and was to back in 2018 some papers will arrive in the mail , and I will need to pay an exit fee and I am will to do so. Pls save your self from this mess. In 2018 I call and was promised a settlement package of almost $ 3000.
It's 2022 I have not received anything and everytime I call someone will contact me and should receive some thing the mail. Not true and after that oh sorry thats not true I never heard of it.. it happened during the past month I spoke to several agents and one admitted of the 2018 program and the others say oh thats never happened.. why ??? I am out of a job and I reach out again. I have no money the little I had was willing to settle and I was told by your team to stop paying so no other options since I don't have an income...Club Exploria, LLC

However, you have the option to consider selling your time Vacation Interest, understanding that your mortgage is not transferrable and must be satisfied prior to any sale. Upon considering the resale and/or transfer of your timeshare Vacation Interest, we encourage and caution you to carefully review the timeshare transfer company you elect by researching the entity and reading reviews and advisories regarding the entity.
