1 starMy Wife broke Her arm, I called to see what options I had. They told me that I could break the 962 payment into 5 payments. They told me that I had to wait until after the 1st of the month. I waited, then was kicked around to 4 or 5 different customer service representatives. Then the last one told me that they were wrong, that I had to go into default 20 days past due before the plan could be taken. It would appear, that they willingly and gleefully, want to give the customer a black eye. I told them that their time would come, because they are shister cut throats.Review fromElise P

We were serviced by flagstar for 4 years of loan through Lakeview and was moved to **************** and back to Lakeview , 3X with a PO Box only we have FHA and have been sent letters and attempts to remove FHA, predators with a phony web site which shows paid but then said they were given wrong account number but showed paid on site , charged $15 for bounced check? Within the 90 day no late fee for any reason, what a nightmare we must get out even if it means a higher rate how sad no one has done anything about these crimes.Lakeview Loan Servicing, LLC

This company sent a letter to my husband, who has been deceased since 2017 notifying him of an alleged incident in 2021 that involved some of his information. This is a total scam. Any property with his name on it was sold in 2019. I find this to be a very crude marketing attempt to sell their credit monitoring services.Lakeview Loan Servicing, LLC

If you really want to have a nightmare with your mortgage, go with this company. I will not even allow them to finance my funeral. They are eager to increase your mortgage without any notification. My mortgage balance was $143000 and through some weird calculation, these folks wanted me to pay $1400 per month on a 30 years loan. Now, I refinanced with another bank my payment went down to **** on a 15 years. I will pray everyday for this company to go down because they are crooks.Lakeview Loan Servicing, LLC

Although my loan was with Atlantic Bay in VB who uses Lakeview LoanCare Servicing LLC to service it, I would not mortgage another loan with either of them. Even if I had read these reviews, I could not control my loan being transferred to them. So be warned about the tactic this company has used on me a disabled veteran. I had two loans with them and my payments come out on time or before each month, then I sought to sell my house when COVID hit and it was padded lock by the company refusing to unpad it so I could sell for at least six months claiming I abandoned it. Obviously I could not live in two houses at the same time. Even when I sold the first house, I received 3 payoffs in 30 days but the actual payoff did not reflect any of them sent. I was given a certificate of satisfaction of the payoff, then I was sued for mortgage deficiency payoff. I had already gotten the new loan with them for the second house. All of a certain, I was notified months later that I was being charged late fees because my payment was being added conveniently on the 16th day (1 day after the grace ******* really) since the inception of the loan. For more than 20 months, I have tried to get them to correct it. They claimed to have done so but the next statement still say I am late even when I provided a bank fax with all payments and tracking numbers to prove otherwise. This caused a ***************** my score and it would seems they did this so I cant refi with another company to keep these tactic going that benefit them. I filed with the **** but they only collect the grievance and send it to the company for a response. No resolution, yet, they say it will be placed in a data base that include law enforcement for criminal activity. Please, please if all possible, seek the mortgage company out and dont just take the word of the agent about who to mortgage your loan with. I waited to post my reply to give Lakeview Loan Svc., LLC, *******************, **************** Dir. Issue Resolution a chance to response but let me say that it came at no surprise of what the response would entailNOTHING new! It was all about vindicating themselves to the point she stated it was the title company fault for the deficient mortgage payoff. She regurgitated the same information that I grieved about, so no resolution. It was nothing more than a deflection. As it usually go, they inform you before the case is headed to court or on a Friday. Its a shame! If that wasnt bad enough, I was told previously that Lakeview and LoanCare are two different companies although they use interchangeable letterhead. One is a subsidiary of Atlantic Bay. That being said, the second loan she said was not in their system. What she gave me did not reflect in my account history nor was it consistent with the employees statements of what occurred. It did confirm to me that the lawsuit amount does not constitute a deficient payoff. However, what I have learned is there really isnt a redress. These people take your grievance, use it to validate their position then return the issue back to you to resolve, usually saying its a civil matter. I feel for anyone who have grieved these matters with no resolution. In the end, they will have too reap what they sow although no consolation now. Until then, I would not recommend using the three mortgage/servicing companies as I still have no answers to why my payments are being deemed late on the 16th when they come out on the first or before from my military disability. This way, if I sell, they will collect undue money as late fees without repercussion or I wont be able to sell. ************, I am sorry for your experience but there is nothing further on our end to resolve. I explained the facts and timeline of what occurred with your prior loan and the title company who did originally send to the servicing company incorrect funds to payoff the loan (also known as a "short" payoff). Subsequently, the title company did update their figures with the servicer so that the correct amount was sent in afterwards to secure the loan's payoff. There is nothing deficient on the servicer's side (or Lakeview's side) as that account was paid in full.As I also explained, your 2nd loan with Atlantic Bay has nothing to do with Lakeview. That loan is not in our portfolio therefore we cannot discuss that account. You will need to escalate your payment issues with the servicer who handles that loan for you. This company is so horrible its disgusting how they treat customers. We had an escrow shortage that was paid off in full back in June and our mortgage payments still haven't been updated. We keep getting the run around stating that its being sent to the escalations team to update and will update in 3 days ( same story every time we call) Nothing still isn't updated. Every time we call its something different. Do not put your trust in this company. Now when we call they claim that our insurance is going up and we owe more escrow by doing another analysis, we did not ask for another analysis, it was not needed. Just fix my balance, its so simple and they are making this harder than what it is. First, our insurance was paid in full in May prior to paying off the escrow shortage, so why is it increasing now in addition to having more escrow added. They just try to get more money, the accounting is incorrect and employees incompetent. Do they not have notations or memos of what's going on? My husband and I are sick of fighting with this company. We spoke with ******* agent number ***** and *********** agent id *****, along with a host of other advocates who still have not resolved our issue with updating our mortgage payment. Lakeview did an unauthorized withdrawal on July 15 for the amount of my mortgage. I called and they customer service rep said they would return my money electronically, which i should have received today. That didn't happen, so I called again and the customer service rep said i was given the wrong information and they would have to send a paper check to me for the amount they took out and it would take 2 - 3 days, so I would have to wait until next week. I'm a 1st time home buyer and this is not the experience I expected, not to mention i have to find a way cover the bills that will come due while I wait for a refund. I hate having to give them 1 start to write a review on this despicable company that purports to be a loan servicer, yet clearly states they pass the loan servicing on to other servicers. During 2019 and 2020, they consistently misapplied payments between the two loans we had which they were supposed to be servicing, and then they charged a surprise $20,000 fee for nefarious "charges" that we had to pay at closing and have deducted from funds we were to receive. During Covid, we had a three month forbearance which was ultimately paid off at the sale of one of our houses (July 2020), but they still reported it to the credit bureaus as no payments being made. Lakeview Loancare didn't pay insurance on our home in 2021 and I ended up paying State Farm to keep the policy in force. Then Lakeview "said" they sent a check (in the wrong amount), then "said" they'd send another check "overnight" to pay the policy, yet State Farm never EVER received it and I was still continually charged the escrow. Lakeview Loancare took every opportunity to systematically destroy our credit by also misapplying loan payments to the wrong loans and placing some payments into SUSPENSE accounts while posting others wherever they wanted to post them. The extra $500 payments I have made monthly to reduce my principal has barely made a dent in the loan amount, yet I can't seem to get through to Lakeview Loancare to get anything in writing about where every cent went! RUN AWAY FROM THIS COMPANY!!!! Thank you for a response. It's too bad you don't respond sooner, like when someone is trying to get into their account and can't. There are ways that your IT department can detect these events. I can't get into my Lakeview Loancare app NOW, not even to LOOK at my account! I'd like to see the amortization schedule, the escrow account, etc. I've been paying $500 more each month for the past 2 years and can't see where it was posted or see any real progress in the balance dropping. For all I know, all that extra money could be sitting in a SUSPENSE account. The app says my Social Security number is wrong. It is NOT. It says my User name is wrong. It is NOT. I've never had such a messed up mortgage servicer in my life. This isn't the first time I've had trouble getting into your site, either. I have always wondered why LL would lock a customer out of their account? I don't even owe you money, and I STILL can't get into my account to review it. You'll probably tell me I can call Customer Service. Honestly, I'd rather not spend 2 hours - or more on hold and still not get any answers. I work 8 to 5 each day and don't want to be on hold for 2 hours on a Saturday. I really would like to see you find the mistakes. I'm not saying we never paid a single late payment, because we did. But the very first payment that you all said was late was actually paid to the originating mortgage lender just before they sold it to Lakeview. Then, we suffered a couple of other setbacks, but Lakeview didn't care. I lost my job after having Whooping Cough and Diphtheria and burned through my leave with the State of Texas. The house we bought there in Houston turned out to be a Harvey House (meaning it had sustained heavy water damage during Hurricane Harvey and the Seller had lied to us). We spent in excess of $30,000 in repairs to just unload it for what we originally paid for it. It only got worse with Lakeview. You all were equally horrible and heartless during Covid. When we were struggling to repair the house, Lakeview "offered" us a forbearance - in the form of extending our loan with your Company for another TEN years. No thanks!, we said. Then, when we were finally getting out from under the loan with Lakeview, you leveled us with another surprise - a HUGE penalty that came out of the closing proceeds. And, as if all this wasn't enough, your company seemed to go out of its way to screw up our credit by not fixing the mistakes you'd made back then and along the way by misallocating payments. I spent weeks trying to get someone from Lakeview Loancare to answer questions about what happened to my insurance payment that should have been paid. I finally paid the premium myself, rather than have my insurance canceled and have Lakeview Loancare institute a "single interest policy" - not altogether coincidentally by a Company Lakeview is connected with. I've managed to finally get my credit score back into the 700s, no thanks to Lakeview Loancare. I wasn't surprised at all when I started reading about the experiences others have had with Lakeview Loancare, which is why I added my experiences, too. Your Company's leadership needs to take a long, hard look at your internal processes and listen to those of us who are telling you how horrendously we've been treated. And get rid of some of your awful staff who have screwed so many people over. All the people that reviewed Lakeview Loancare can't be wrong!
