OMG! I felt so bad when I was told that I would not get my $350.00 refunded even though my application was not even completed due to a glitch on their website, but after reading the BBB reviews I feel lucky that I did not move into one of this companys' apartments. This company is a total scam. How can you just keep someones money when you have not approved their app? I made a mistake and sent these crooks my money without signing the app because when I went to sign in the required areas, it just would not take so I gave up because the glitch on their website would not let me sign. Can't charge a holding fee for an apartment that's not there. But now I see that it was a sign of fate because of the horrors that I have read in these reviews. Thank God that the app was not completed, because I was so looking forward to moving into Town Center Senior Apts in Port Orange Fl. Brand new apts. sounded so good, I hurriedly sent my holding fee of $350.00 and now I am told that I can't get it refunded. They did not receive my completed app so what are they holding. This company surely scams the elderly but after reading these reviews I consider my self lucky that they did not get my app for me to move into one of their apts. I will still attempt to get my $350.00 since I am 86 years old and on a fixed income returned to me even if I have to consult a lawyer and report these people to every social media out there.Concord Rents

Ms. ********-
We take pride in our communities and customer service and do our best to be as transparent as possible, and we communicate during the application process that the holding fee is non-refundable should the applicant cancel. This verbiage is also listed on every application that is signed by all applicants. Upon reviewing your application, it was discovered that it was not fully signed and completed, therefore we can offer you a refund. This request has been processed and a check was mailed to you. If you do not receive this payment or have any additional questions, please reach out to the leasing office directly at 386-368-7249. It's always disappointing to hear when a customer feels we missed the mark and wish you luck in your housing search.Review fromLarry S

I applied to one of their apartments that Concord Rents manages, Village Park apartments in Winter Park, Fl, in February of 2022, I finally got a call that there was an apartment available a couple months ago. Their website said at the time I applied that it was for seniors 62+ or 55 and under with a disability. I was trying to rent an apartment for my son and I as we are both on disability, but they denied my son because he is 28 years old, which is discrimination. He is on disability, so he met their original criteria at the time I applied. But during the approval process they decided that the apartments were for anyone 40+ and have since updated their website to reflect this NEW policy. I would have never applied to this apartment if I saw this last year. I have wasted money, time and effort with nothing to show for it except a lesson learned that Concord Rents is the worse management company to deal with. They make up rules as they are going the process of approving your application. I don't recommend renting any apartment if they are the management company. I have seen other reviews for this company and I see others feel the same way. Very unprofessional.Concord Rents

We are sorry to hear of Ms. ********* frustrations with the application process. We take pride in our communities and customer service and do our best to ensure applicants are well informed when completing an application. Our website does include verbiage regarding eligibility requirements for a senior housing community. The exact excerpt from our application is noted below. This is not a new policy as stated by Ms. *******. This is a long-standing requirement for senior housing. We apologize for any inconvenience that this has caused and have refunded Ms. ********* payment.
SENIOR HOUSING: This community is a senior community. To qualify, at least one person in the household must be Age 62 or older
OR
Age 55 or older AND one person in the household must be permanently disabled as evidenced by the completion of form DR416 - Physician's Certification of Disability.
NOTE: The person with the disability does not have to be the person who age qualifies. Any other household members (except approved live-in caregivers) must be age 40 or older.Review fromNyasia L

1 starI applied for an apartment for my disabled son and myself, I am 72 years old and also disabled in Feb 2023. When I spoke to the Newport Sound leasing consultant I was told they had "several" apartments. I paid the $150 application fee and the $300 holding deposit. Because the unit was income restricted Concord Rents forced me to quit my P/T job before they would approve me. OK, but I was relocating several hundred miles to New Smyrna Beach from SWFL. It was literally impossible for me to continue working where I was. Additional income was needed then to save enough money for the move.
After I secured a letter from my employer that Feb 28th would be my last day I was approved. But the Property manager at Newport Sound would not return my calls all that week to finalize the deal. Finally I was told on Friday, Feb 24th that they did not have an apartment for me but they still wanted more money as a deposit so I could get one in the future. I was on a deadline to move as my home had been sold and I needed a place no later than March 30. They did not have one. Then I asked to see a lease and that was a huge issue. They kept all my money and I had no place to live. What kind of people do this?
If you aren't going to provide what you promised then you need to return the holding deposit.
In reading the other reviews on here this seems to be a common business practice with them.
They need to be stopped and treat people fairly.

The BBB must be notified about this company. I applied for an apartment May 30th and have been getting the run around every since. I was denied and they took $90 app fee AND $350 holding fee for an apartment I didn't get. All I want is my $350 And you never have to hear from me again. If I don't get my money back I'm going viral and hiring an attorney. At this point I'm stressed and had to be admitted to the hospital for high blood pressure. Most people applying at this place ,including myself, low income and don't have $350 to give to the wealthy owners of Concord . I need my money to find a place to stay. I've been given the run around from the complex to the cafe to corporate and back again. Everyone need to know about this . If you're reading this and you've had the same experience please say so because I will 'be seeking legal advice . The fact they are doing this to people less fortunate is disgusting. They're even charging the residents a fee for parking their vehicle each month!! This is wrong . People are desperately looking for affordable housing and should not be made to go through this. Give me my money back !! Morgan and Morgan here I come and if I have to go there I want more than 350. Class action. I will add info for contact for everyone who has lost money with this company.. We can't let them keep doing this without speaking out.

We are sorry to hear if your desire is to not continue with your application. Your application has not been cancelled, it is still an active hold application in our system. We have attempted to reach you by phone to confirm your desire to cancel or move forward with your application and have not received a response. Please reach out to the community office directly to go over available units, or if your desire is to cancel then yes, your holding fee is non-refundable. The policy that you signed off on does state “should this application be cancelled by applicant (by notification of the desire to cancel, by abandonment of the application process or by providing false, incomplete or misleading information) all monies, including all holding fees and/or deposits paid will be forfeited.” Your application was cancelled due to you expressing the desire to cancel and abandoning the application process.Review fromKristina C

1 starIf I could give a negative 100 star, I would. This is the worst rental company in history. I’ve had issues even before I signed my lease. Apartment was absolutely disgusting, they painted over DEAD ROACHES. When I asked for these things to be fixed before I signed my lease, the lady in the leasing office said “well it’s not the Taj Mahal so what do you expect” absolutely blown away. I’ve had 2 gas leaks in the past month and my utility bills are upwards of $500. Even the property manager is a joke. I was told that I would be compensated for the utilities, not only because of the gas leaks but because I couldn’t even move in once I turned my utilities on. The property used utilities in my name and I’ve yet to be repaid. They go weeks without responding and even calling Concord Rents gets you absolutely no where. A big fucking circle jerk. Forget about maintenance. It might be easier and faster to just pass away before anything gets fixed. Absolutely WORST PLACE TO BE. It’s a reoccurring nightmare. Everyone is negligent and there’s no urgency. The leasing office promised me a brand new washer and dryer. I waited WEEKS because they said it was back ordered. Just for them to put some raggedy machines in my apartment. They have the NERVE to raise rent too lol cannot wait to get out of my lease.Review fromBrandy P

I was the first one to move into this unit in Palm coast florida 2 years ago. 2 months after I moved in I got a water bill from the city for $2400 because the toilet seals where leaking silently. They told me I responsible because the water was in my name, they did not help me with a dime. Here it is 2 years later and I get another water bill for 1200 because they only replace the spare bathroom seals and not the master. They refused to help me pay that and my water got cut off. A friend of mine I was giving a ride to got arrested in my parking lot and now they are trying to evict me because they say I broke my lease. I have three kids and a single mom and these apartments are suppose to help income based family’s. I will never rent from this company again.Concord Rents

I paid a 300 holding fee to Trails at Loma and they don’t want to return my money. They have a document that says is non-refundable when you cancel or alter documents. I didn’t officially cancel or alter anything. They were making such a problem to get the unit. They wanted a signed affidavit because I was below the income requirement by 100. The notarized affidavit wasn’t filled out correctly by my exhusband and they started to push me to alter the notarized document by changing myself the info after it was notarized. They also started asking almost everyday if I was cancelling. They wanted to disqualify me so I wouldn’t get the refund. These people are scammy. Please don’t rent with them. Read reviews in google or somewhere else before paying any fees. They are infamous for taking people’s money. The Director Melissa Levenson is just as sneaky as her employees. They call you to alter notarized documents so there is no email trail. They don’t have an email where I officially cancelled. I was just complaining of the tedious process they have requesting a lot of documents and nothing seems enough. That is not a cancellation but then they tried to call me everyday to make me cancel.Concord Rents

I didn’t officially cancelled. See emails after April 18th. You were prompting me to cancel and even tried to make me alter a notarized document. You tried to keep that momentum at all costs by prompting future tenants to make any mistake so you are entitled to money that doesn’t belong to you.
