1 starOn 7/6/22, we attended a scheduled tour at Westgate Resorts, which turned into a 5-hour ordeal without a break. Our representative walked us through a proposal, highlighting accommodation and claiming we could rent or sell the timeshare if unused. When I declined the initial offer, the representative brought in his manager, who sweetened the deal with promises of bonus weeks, discounted Interval Gold, II membership, and a ** ****** and Travel package. However, neither employee disclosed that these benefits were contingent on paying exorbitant ********************** (HOA) and maintenance fees (MFs), nor did they explain the inflationary nature of these fees or their potential costs.Throughout the presentation, multiple salespeople interrupted to confirm what a great deal this was or to hand me off to a supervisor/manager, employing false urgency by insisting the offer was today only and would vanish if I did not decide within hours. **** pressured me further, saying I should consider how much I spend on vacations, how this would benefit my children, and the discounted destinations we could visit. When I raised concerns about affordability, he offered in-house financing at a *****% interest rate without detailing the total interest or cost over timeviolating Truth in Lending principles.Additionally, Westgate demands $4,522.08 in maintenance, taxes, use fees, and late feescosts that inflate yearly and were never properly disclosed. Despite this, I have never used the timeshare or its benefits. Every attempt to book has been blocked. On 1/17/24, I emailed Owner Relations requesting cancellation, citing these deceptive practices. Nine months later, on 10/22/24, they responded, admitting I stayed at ********************************** but purchased rights at Westgate Vacation Villasconfirming the bait-and-switch. Based on the documented pattern of misrepresentation by Westgate Resorts, they feature high-pressure sales tactics targeting seniors, undisclosed mandatory fees, and the complete failure to deliver promised benefits. Their offers started at $80,000 or more, which we immediately declined. Each time we refused, the sales representative would leave and return with another "plan" supposedly tailored specifically for us, which we also declined. Finally, after numerous rejections on our part, they brought in a higher-level sales manager with an offer of $14,900. I specifically asked if this would cover all expenses required to access everything they had discussed, including the bi-annual maintenance fees and the two-year bonus items they had promised. They explicitly confirmed this, stating that "**********************" would handle all arrangements and reservations.The sales team emphasized that this timeshare offer at this specific price was only available during our visit and represented an investment in property and vacation opportunities. After approximately 5-6 hours of high-pressure sales tactics, we reluctantly agreed to the offer. We were then directed to meet with a "Closing Officer", who rapidly reviewed numerous legal documents with us. The sales team had previously assured us that during closing, we would simply be reviewing legal documents that contained nothing beyond what had been discussed during the presentation. After signing all required documents and receiving promotional materials and copies of very few actual contract documents, we finally left the facility nearly six hours after our arrival, a far cry from the "less than two hours" we had been promised.I sincerely hope that Westgate Resorts will recognize the serious nature of these issues and work toward an equitable resolution.Central Florida Investments, Inc.

First and foremost,we sincerely apologize if you felt uncomfortable or pressured in any way while attending our sales presentation.Since there may have been offers presented on a first-come, first-served basis,depending on the available inventory, the representative may have expressed some urgency regarding the offer. However, you were never obligated to remain past the agreed-upon time or to purchase a timeshare. Ultimately, you had the right to inform the sales staff or closing officer of any discomfort to ensure proper action was taken, or refrain from purchasing if your concerns were not addressed to your satisfaction. Moreover, Westgate vehemently denies that it targets any senior or anyone at all for that matter.
Additionally,while you state you felt rushed during the closing, if at any point during the closing process you felt uncomfortable or dissatisfied, you could have brought it to the Closing Officers attention, and they could have addressed your concerns at that time. Otherwise, you were well within your rights to have refrained from purchasing.
Regarding your claim that you did not receive all of your contract documents, we ask you to refer to your executed Receipt for Timeshare Documents and Receipt for CD-ROM, in which you acknowledged receipt of copies of all documents required to be provided on the day of sale.
With respect to your claims that you were advised that all fees, including the associated maintenance dues and taxes (M&T), would be included and that the fees were not disclosed, please be advised that a review of the recorded closing in no way supports these allegations. In fact, it clearly and concisely reiterates the M&T costs, when they start, and when they are due after that.
Concerning your allegation that you were advised that the purchase of the timeshare interest would be an investment opportunity, as it is not possible to validate verbal statements, the Developer requires all owners to complete the Acknowledgment of Representations document, which you received a copy of on the day of sale. With this document, the Developer strives to eliminate the possibility of any misunderstandings with regard to what may have been presented to you, which may have influenced your decision to purchase. Your initials on the document show that you purchased this property for personal use, that there were no representations made regarding rental or resale potential, and that the Developer does not have a rental or resale program to assist you. Additionally,the Public Offering Statement discloses that the purchase of a timeshare interest should be based upon its value as a vacation experience or for spending leisure time, and not considered for purposes of acquiring an appreciating investment or with an expectation that the timeshare interest may be sold.
As for your claims regarding the failure to deliver benefits, two-year bonus items, and ********************** handling all arrangements for you,unfortunately, these are too vague for us to research and respond to.

We exercised our legal right to rescind a Westgate Resorts contract within the 10-day rescission period as outlined in Exhibit 1, Public Disclosures #4, only to be ignored in full. So, we brought it to the attention of their CEO, as our initial cancellation attempt sent to Westgate on March 3, 2025, has gone unanswered. Our decision to cancel stems from a significant change in our financial circumstances that occurred just three days after the purchase, on February 23, 2025. As retirees living on Social SecurityI am 70 years old, and my husband is 66we recently assumed financial responsibility for our daughter and grandson. This unexpected obligation makes it impossible to sustain the additional debt and ongoing maintenance fees tied to this timeshare. Keeping it is not an option for us. Upon receiving the contract on March 2, 2025, we discovered Exhibit 1 Public Disclosures #4 You may cancel contract without any penalty or obligation withing ten (10) calendar days after the date you sign this contract or THE DATE ON WHICH YOU RECEIVE THE LAST DATE OF ALL DOCUMENTS REQUIRED TO BE GIVEN TO YOU PURSUANT TO SECTION ****** (6), FLORIDA STATUTES, WHICHEVER IS LATER. Acting promptly, we sent a cancellation letter to Westgate on March 3, 2025, well within this 10-day window from receipt of the documents. The delayed delivery, the rushed signing process, undisclosed fees, and our dire financial situation reinforce our legal and moral grounds for cancellation. Westgate Resorts epitomizes the predatory timeshare industry, transforming vacation dreams into financial nightmares through manipulative sales tactics. Their approach preys on unsuspecting consumers by offering seemingly attractive deals that quickly unravel into complex, costly contracts. We were pressured into purchasing a timeshare with a staggering interest rate, discovering too late the contract's hidden pitfalls. The company's aggressive marketing conceals escalating maintenance fees, limited vacation availability, and a virtually nonexistent resale market. Potential buyers are lured by promises of affordable, lifelong travel opportunities, only to find themselves trapped in a financially draining commitment with minimal benefits. The biggest problem with the regulation of the timeshare industry is the short legal cancellation window. * Absolutely fair that Westgate Resorts was ruled against in the Tennesee case. This resort failed in integrity, in non-compliance with federal and state timeshare laws, and have willfully deceitful business practices! I was a victim with their Florida resort, requested to cancel based on the untruths told to me, was told No, and I found an hacktivist called Treeofalpha and legal counsel who fought and got my contract canceled. I am now seeking what did NOT happen - my money back that theyve refused to return, including their Westgate MasterCard given me to cover the downpayment. I used the Tennessee Case as the base for my demand, and went the full extent for recovery and punitive damages. I had ALL documents and communication updates of actions and findings between my law firm and Westgate. They can lose or burn whatever they choose to get rid of the evidence. Realtreeofalpha sent me the entire file. I was led to believe I was buying a Vacation Home for my family, as advertised by the sales ****** at ************ in Florida while on family vacation. I had a mortgage payment each month just like a home purchase! It was misrepresented as a Vacation Home but later I found out it was a Timeshare. I dont DO Timeshares because I know that drill. When they reported Canceled on my Credit Report they lied, saying it was due to default. Tree discovered they never filed the sale with the Florida Court of Records and Deeds in the required time, and a laundry list of other violations including RESPA Law. The only reason they canceled was because I involved a whitehat hacker who brought the Feds into the picture, demanded documents Westgate could not produce. At risk of the wrath of the Feds, they canceled. I recommend realtreeofalphagmail if you want out with help.Central Florida Investments, Inc.

My family's experience with Westgate Resorts has been nothing short of a nightmare. What was promised as an $8,000 investment for unlimited annual vacations quickly doubled to $16,000 when we discovered we had only purchased even-year usage rights. The sales presentation was filled with misrepresentationshidden fees, constantly increasing maintenance costs, limited availability, and unexpected charges became our reality. During one stay, our vehicle was even broken into due to inadequate security. Every visit included high-pressure sales meetings pushing us to spend even more money on "upgrades." I'm writing this as a warning to all potential customers: STAY AWAY from *******************************************. We sent a formal letter detailing our issues and requesting contract termination, but it was completely ignored. This speaks volumes about how they treat customers after they've secured your money. If you ever need assistance or have legitimate complaints, you can count on Westgate to ignore your concerns. What began as a seemingly attractive $100 weekend getaway package quickly devolved into a nightmarish experience with Westgate's predatory sales tactics. The initial "hour-long" presentation turned into a grueling seven-hour ordeal of high-pressure sales and manipulation. The sales team, led by representatives ****** and **** employed a barrage of deceptive practices. They made grandiose promises about worldwide travel opportunities and falsely equated the timeshare to a real estate investment, using terminology designed to confuse and mislead. Most alarmingly, when I expressed my inability to make the down payment, they took the unconscionable step of opening a credit card in my name without authorization. Critical information was deliberately withheld, including maintenance fees, inheritance obligations, and my legal right to cancel. The public offering statement was never provided, and my attempts to cancel within the legal cancellation period were dismissed. The only documentation I received was a two-page proposal, leaving me in the dark about the full terms of my commitment. Their tactics went beyond aggressive sales to potentially illegal practices, leaving me with an unaffordable contract and damaged credit score. Despite promises of vacation benefits, I've been unable to book any trips. This experience reveals Westgate's business model for what it is: a sophisticated scheme designed to trap unsuspecting consumers in expensive, long-term obligations through deception and coercion. We had a terrible experience with Westgate that began in 2019 when my wife and I were lured into a pressure sales pitch to purchase during an anniversary trip. We were persuaded with free cruises and a chance to generate income through timeshare rental, but after multiple rejections, the pressure escalated to an aggressive real estate pitch for a "cheap" foreclosure. The sales process was rushed and legally deficientimportant documents were never disclosed. Everything was skimmed over and rushed through.When we finally visited the Westgate Villas Resort, the unit was much smaller than promised, and the promised rental income was nonexistent. We were misled into upgrading, which only worsened the situation. During the pandemic, we couldn't cancel or use the property but were still forced to pay increasing fees. The availability of units was also restricted, making it impossible to generate the promised rental income.The deceptive tactics, false promises, and failure to disclose important contract details have caused financial strain and emotional distress.
